The Urban Grapevine Project employs regenerative design principles to promote affordable living, not just affordable housing. This small community of 10 single family dwellings was designed to meet all 20 Imperatives of the Living Building Challenge. Energy efficient construction, lighting and appliances are combined with photovoltaic and solar thermal collectors to provide at least 105% of all power required by the residents. The form and density of dwellings are optimized to meet all potable water needs through an innovative rainwater collection, storage and filtration system. Graywater and onsite composting feed the permaculture-inspired landscape of community gardens and fruit trees, fostering a healthy sense of community and empowerment for the residents. The power, water, waste and urban agricultural elements are part of the site’s architectural expression, making the life-sustaining systems transparent to residents, neighbors and visitors. This reinforces the educational intent of Urban Grapevine as an integral part of a citywide network of sustainable community gardens.

The client provided a unique collection of framed images of Napoleon Bonaparte which were collected over several decades. The images are hung on a custom gallery rail system designed. Holes were drilled through the stems of Visual Comfort picture lights to allow the gallery rods to pass through the lights. This allowed centering of the picture lights to each rod. The bookcase lights are from the same series but they were modified to accept a one inch diameter custom rosette. The cabinet hardware, as with all of the metal finishes in the room, is polished nickel and includes Baldwin flush ring pulls, Von Morris mortise butt hinges and Brusso ball catches.
The beveled mirror and frame above the hearth is actually a Seura television mirror with Premier Glass. The television is completely undetectable when it is off and, when it is on, the picture is clear and bright. Undetectable behind the mirror is a Russound IR receiver that transfers IR signals to a cable box, DVD player, and Apple TV receiver located in the lower cabinets. The source components are connected to the television with HDMI cables. Bose wall-mounted speakers, positioned in the lower alcoves of the bookcase, are supplemented with a Sonos subwoofer placed under the sofa.
Surrounding the mantle and mirror is a three inch wide frame, identical to the frame around the gallery wall, that allows the Chesney's Edinburgh Carrara marble mantle and the steel Andover register grate to be set back from the bookcases. The mantle rests securely on a hearth stone of honed black granite which was recessed into the concrete floor. Suspended within the grate is an EcoSmart Bioethonal burner specifically designed for historic register grates. Volcanic stone was placed between the burner and the grate to conceal the front of the burner.
The bookcases, cabinets and wall paneling are fabricated from a combination of solid mahogany and mahogany plywood. Crown and base molding were eliminated from the design to minimize the impact of the library in an otherwise contemporary house. The fascia above the bookcases and mantle, as well as the fascia above the gallery wall, are single pieces of solid mahogany carefully shaved to follow the irregular contours of the drywall ceiling and eliminate the need for caulk or fillers. The same method was employed at the bottom rail of the face frame to allow it to follow the slight undulations of the concrete floor. Eloy Estrada built the wood components and installed them along with all of the other components in the room.
The two adjustable height Galerie des Lamps floor lamps on either side of the mantle are from the Grasshopper series. The Visual Comfort Dorchester Pharmacy floor lamps, on either side of the sofa, plug into a recessed Lew electrical floor box that was recessd into the floor under the sofa. The room originally had a chandelier and recessed lights all of which were all removed. The Lutron light switches, in matte Midnight, allow for independent dimming of the bookcase and picture lights. Within three of the bookcase alcoves are Littlight gooseneck lamps used to highlight various artifacts. The outlets for these lamps, and their transformers, are concealed under a removable wood panel at the back of the alcove. The cords for the display lamps cleanly pass through a Mockett grommet.

The Owners of this luxurious waterfront estate acquired this property after the previous owners defaulted on their loan and stopped construction. We were initially engaged to inspect and assess the structural integrity of the building shell and work with a geo-technical engineer to evaluate the condition of the site’s soil. Tests determined that the site’s previous use as a sawmill and Native American fishing ground rendered the soil unfit for construction activity. In response to the lack of soil bearing capacity, our solution employs expansive footings supported by hundreds of piles throughout the entire project site.
After completing our inspection of the structure, we were engaged to completely redesigned this home to accommodate our clients’ growing family and extensive art collection. Stylistically, this highly detailed structure borrows from the grand bungalows of the Greene brothers in Pasadena, California while employing sophisticated climate, lighting, AV and security systems. To ensure our clients’ art collection was properly displayed and protected, we worked with specialists from the Seattle Art Museum to develop appropriate lighting and climate control systems. Finally, we engaged the best craftsman we know – general contractor, interior designer, landscape architect, cabinet maker, blacksmith, custom woodworker and stone mason – to execute what ultimately became our clients’ very personal and unique statement for their home.

This newly built home, nestled in Wellesley Hills was commissioned by an active and busy young family. A flowing balustrade invites visitors into the formal entry. The interior trim and custom cabinetwork are elegantly detailed throughout. A collaborative design effort allowed the children to help with the design of their own spaces. Payne/Bouchier also employed green building materials and techniques, including a geothermal heating system and an exterior envelope that features a Structural Insulated Panel Systems.

The project site is a three story apartment building with a full basement, which had recently been subject to an apartment fire. Four separate residential units were contained in the structure, including one two bedroom unit and three single bedroom units. A laundry room/basement and a pair of lofts were also housed within the building. The result of the blaze and the subsequent water damage from attempts to extinguish it left the interior of the building primarily gutted. All interior finishes, fixtures, stairways, mechanical and electrical systems were destroyed beyond repair. The exterior of the building was charred in some places, and destroyed completely in others.
The project location, the City of San Rafael, determined that due to the extent of the damage to the structure, the resulting project would be considered a “new building”. Our first task was to review the current building code and apply the current regulations to the existing structure (originally built in the early 1900’s) and bring it up to current code. We performed occupant load calculations, a code summary, square footage calculations and egress code analysis for each floor/use. This information was then compiled in order to determine how the project could legally be designed within the current code, all while minimizing modifications to the existing structure.
Once all data had been analyzed, the new floor plans were organized and laid out in a manner which retained the heritage of the original building while remaining true to current code. The site was revised to allow for code compliant parking areas while retaining the family friendly outdoor spaces inherent in the original design. The foundation was reinforced, and the building structure as a whole was strengthened to cope with modern seismic loads. Spray foam insulation, low E glazing, skylights, ceiling fans, high efficiency HVAC, etc…were all added to make the building more efficient and environmentally friendly. The use of Class “A” materials, fire separations (both vertical and horizontal) and a commercial sprinkler system were employed in order to avoid any future fires. Reconstruction of the project was recently completed in the summer of 2014.

Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it!

The Brass Wine Room is part of our Frankford Panel System, but being used as a more elevated application. Fabricated from solid bronze and holding insulated glass, this custom wine room showcases four large bronze and glass doors, each with a strong, custom machined pull. Inside of the wine room are two Collector’s wine storage units with integrated lights. These units showcase the Amuneal’s two standard wine display systems… one employing our custom machined wood wine shelves and one made from alternating diameters of solid brass rods. Using our Collector’s Wine Shelves and introducing a new shelf allowing the wine bottle to lay horizontal with the label visible and facing out.
