This small community of 10 single family dwellings was designed to meet all 20 Imperatives of the Living Building Challenge. Energy efficient construction, lighting and appliances are combined with photovoltaic and solar thermal collectors to provide at least 105% of all power required by the residents. The form and density of dwellings are optimized to meet all potable water needs through an innovative rainwater collection, storage and filtration system. Graywater and onsite composting feed the permaculture-inspired landscape of community gardens and fruit trees, fostering a healthy sense of community and empowerment for the residents. The power, water, waste and urban agricultural elements are part of the site’s architectural expression, making the life-sustaining systems transparent to residents, neighbors and visitors. This reinforces the educational intent of Urban Grapevine as an integral part of a citywide network of sustainable community gardens.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. What is a garage if not a storage space where items tend to be stowed away and forgotten? This Los Angeles homeowner, however, sought a greater purpose for his underused garage and converted the space into an indoor/outdoor guesthouse and home office. To accomplish this, a wood framed folding glass wall was employed to completely open the space to the outdoors. To fully maximize every square foot of the additional dwelling unit, the folding glass system was configured with FoldFlat® technology, allowing the panels to stack out of and parallel to the opening. The new space offers a bright and airy guesthouse for visitors and a multifunctional space for the homeowner.

The master suite was the last remnant of 1980’s (?) design within this renovated Charlottesville home. The intent of Alloy's renovation was to incorporate universal design principles into the couple's bathroom while bringing the clean modern design aesthetic from the rest of the house into their master suite. After drastically altering the footprint of the existing bathroom to accommodate an occupant with compromised mobility, the architecture of this project, void of color, became a study in texture. To define the individual spaces of bathroom and to create a clean but not cold space, we used white tiles of various sizes, format, and material. In addition, the maple flooring that we installed in the bedroom was carried into the dry zones of the bathroom, while radiant heating was installed in the floors to create both physical and perceptual warmth throughout. This project also involved a closet expansion that employs a modular closet system, and the installation of a new vanity in the master bedroom. The sleek Salamander credenza houses a McIntosh LCR80 center channel speaker, the top-of-the-line MX151 preamp/processor, an MC303 pwoer amp, and the MVP 891 universal disc player. The credenza is flanked by tow McIntosh XR100 speakers whose high-gloss finish mirrors that of the cabinet's smoked-glass doors. The surround channels are handled by two CS100 in-ceiling speakers, and three REL subwoofers deliver dramatic deep bass. This is truly a whole-house audio system, with 12 zones of audio throughout the home and outdoor areas. Family members can access their favorite music services and music stored on a local hard drive. Atherton has many large substantial homes - our clients purchased an existing home on a one acre flag-shaped lot and asked us to design a new dream home for them. The result is a new 7,000 square foot four-building complex consisting of the main house, six-car garage with two car lifts, pool house with a full one bedroom residence inside, and a separate home office /work out gym studio building. A fifty-foot swimming pool was also created with fully landscaped yards. Given the rectangular shape of the lot, it was decided to angle the house to incoming visitors slightly so as to more dramatically present itself. The house became a classic u-shaped home but Feng Shui design principals were employed directing the placement of the pool house to better contain the energy flow on the site. The main house entry door is then aligned with a special Japanese red maple at the end of a long visual axis at the rear of the site. These angles and alignments set up everything else about the house design and layout, and views from various rooms allow you to see into virtually every space tracking movements of others in the home. The residence is simply divided into two wings of public use, kitchen and family room, and the other wing of bedrooms, connected by the living and dining great room. Function drove the exterior form of windows and solid walls with a line of clerestory windows which bring light into the middle of the large home. Extensive sun shadow studies with 3D tree modeling led to the unorthodox placement of the pool to the north of the home, but tree shadow tracking showed this to be the sunniest area during the entire year. Sustainable measures included a full 7.1kW solar photovoltaic array technically making the house off the grid, and arranged so that no panels are visible from the property. A large 16,000 gallon rainwater catchment system consisting of tanks buried below grade was installed. The home is California GreenPoint rated and also features sealed roof soffits and a sealed crawlspace without the usual venting. A whole house computer automation system with server room was installed as well. Heating and cooling utilize hot water radiant heated concrete and wood floors supplemented by heat pump generated heating and cooling. A minimal insertion into a densely wooded landscape, the Collector’s Pavilion provides the owners with an 8,000 sf private fitness space and vintage automobile gallery. On a gently sloping site in amongst a grove of trees, the pavilion slides into the topography - mimicking and contrasting the surrounding landscape with a folded roof plane that hovers over a board formed concrete base. The clients’ requirement for a nearby room to display a growing car collection as well as provide a remote area for personal fitness carries with it a series of challenges related to privacy and security. The pavilion nestles into the wooded site - finding a home in a small clearing - and merges with the sloping landscape. The building has dual personalities, serving as a private and secure bunker from the exterior, while transforming into a warm and inviting space on the interior. The use of indirect light and the need to obscure direct views from the public right away provides the client with adequate day light for day-to-day use while ensuring that strict privacy is maintained. This shifting personality is also dramatically affected by the seasons - contrasting and merging with the surrounding environment depending on the time of year. The Collector’s Pavilion employs meticulous detailing of its concrete to steel to wood connections, exploring the grounded nature of poured concrete in conjunction with a delicate wood roof system that floats above a grid of steel. Above all, the Pavilion harmonizes with it’s natural surroundings through it’s materiality, formal language, and siting.
