The bathroom was redesigned to improve flow and add functional storage with a modern aesthetic. Natural walnut cabinetry brings warmth balanced by the subtle movement in the warm gray floor and wall tiles and the white quartz counters and shower surround. We created half walls framing the shower topped with quartz and glass treated for easy maintenance. The angled wall and extra square footage in the water closet were eliminated for a larger vanity. Floating vanities make the space feel larger and fit the modern aesthetic. The tall pullout storage at her vanity is one-sided to prevent items falling out the back and features shelves with acrylic sides for full product visibility. We removed the tub deck and bump-out walls with inset shelves for improved flow and wall space for towels. Now the freestanding tub anchors the middle of the room while allowing easy access to the windows that were blocked by the previous built-in.

To replace an Old World style kitchen, we created a new space with farmhouse elements coupled with our interpretation of modern European detailing. With our focus on improving function first, we removed the old peninsula that closed off the kitchen, creating a location for conversation and eating on the new cantilevered countertop which provides interesting, yet purposeful design. A custom designed European cube shelf system was created, incorporating integrated lighting inside Rift Sawn oak shelves to match our base cabinetry. After building the shelf system, we placed it in front of the handmade art tile backsplash, bringing a very modern element to contrast with our custom inset cabinetry. Our design team selected the Rift sawn oak for the base cabinets to bring warmth into the space and to contrast with the white upper cabinetry. We then layered matt black on select drawer fronts and specific cabinet interiors for a truly custom modern edge. Custom pull outs and interior organizers fulfill our desire for a kitchen that functions first and foremost, while our custom cabinetry and complete design satisfies our homeowners’ desire for wow. Farmhouse style will never be the same.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site. James Yochum

Achieving the old world look and feel in the kitchen, a Melrose Partners Designs signature look is used: high gloss stained doors and cabinets meet polished nickel oversized hardware. Dark walnut interiors and striking English ice box hinges and pulls were procured, along with oversized quartz countertops on both the center island and main counter space run; mirror-polished stainless steel drawer fronts dress up the distressed hickory and insert doors on the main island. An added bonus: a 45-inch under-mounted sink with a hot and cold water dispenser. In order to achieve a grandiose feel for the space, a Cerused finished, 12-inch plank white oak, expanses the floor.

This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

We removed three walls to open this kitchen up to the great room and breakfast area so the family and guests could visit while meals are being prepared. The custom cabinetry, designed by Bay Area Kitchens, was meticulously hand crafted to our exact specifications by Wood-Mode Custom Cabinetry in Kreamer, PA. A medium gray stain was applied to the solid walnut 1" thick doors and drawer fronts. The cabinets were designed and accessorized to maximize storage space and convenient access, including various sizes and depths of drawers, pull-out racks, tray dividers and a heavy-duty mixer base. Topping off the custom cabinetry are Cambria quartz countertops, plus two solid walnut countertops with "live" edges by Grothouse. We also installed an automated LED lighting system including cabinet interior lighting, under-cabinet lighting, and LED recessed cans, all controlled by Lutron's RadioRA wireless lighting control system. All the lighting can be controlled by any of the five wall panels, or by an iPhone or iPad. The cabinets are also equipped with an integrated stereo sound system completely concealed within the cabinets.
