The Granada Hills ADU project was designed from the beginning to be a replacement home for the aging mother and father of this wonderful client.
The goal was to reach the max. allowed ADU size but at the same time to not affect the backyard with a pricey addition and not to build up and block the hillside view of the property.
The final trick was a combination of all 3 options!
We converted an extra-large 3 car garage, added about 300sq. half on the front and half on the back and the biggest trick was incorporating the existing main house guest bedroom and bath into the mix.
Final result was an amazingly large and open 1100+sq 2Br+2Ba with a dedicated laundry/utility room and huge vaulted ceiling open space for the kitchen, living room and dining area.
Since the parents were reaching an age where assistance will be required the entire home was done with ADA requirements in mind, both bathrooms are fully equipped with many helpful grab bars and both showers are curb less so no need to worry about a step.
It’s hard to notice by the photos by the roof is a hip roof, this means exposed beams, king post and huge rafter beams that were covered with real oak wood and stained to create a contrasting effect to the lighter and brighter wood floor and color scheme.
Systems wise we have a brand new electrical 3.5-ton AC unit, a 400 AMP new main panel with 2 new sub panels and of course my favorite an 80amp electrical tankless water heater and recirculation pump.

This Wirth Lake remodel transforms the laundry room and lower level family room with modern updates including a new ceiling, recessed lighting, and a relocated HVAC system. Dark gray matte porcelain tile and a modern take on beadboard cabinets give the laundry room a mid-century modern feel, adding both functionality and style.

Modern, clean, warm, elegant. We used oak veneer doors with a slight white-wash finish "Roble Blanc" and the white cabinets were painted. The gorgeous Sono Reale quartz tops and full height splash is the showstopper.
The house already had a downdraft system in place so we were able to tap into that for the cooktop here. Above it glass door cabinets between other walls provide interest where otherwise there might have been a bulky ventilation hood.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place.
This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den.
Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision.
From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems.
The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen.
The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures.
In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room.
In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.

Our clients love to entertain, and they needed a kitchen to fit their style. They had a space with an odd shaped island and they could not visualize how to best redesign this to get a larger island without all the angles. They also had no pantry storage area in the kitchen which they really wanted. We used our Kitchen Solvers app to create a video walkthrough to showcase the design we came up with, which they loved.
The kitchen had a window that looked out into another room that had been converted into a bar and entertainment space. We took out the window and enlarged the opening, creating a pass-through and serving area to the adjoining room.
On one side of the kitchen, we created a long bar area with dual wine coolers that serves as the bar and another serving area. Glass upper cabinets with thick glass shelves were used to display their collection of glass vases and bowls. Inside the cabinet, lighting was added to highlight the collection and shine through the glass shelves. A large pantry cabinet was built between the refrigerator and ovens with an adjustable height rollout system in the lower section. The new cabinets are from our Kitchen Solvers Legacy Collection in a classic white. The hood was custom designed to be the focal point of the kitchen and the honey maple wood matches what we did with the island cabinets.
For the counters, we did the island with a waterfall edge in a Sandgate quartz, while the perimeter counters were done in a Lakedale quartz. We also did a full height backsplash in the same Lakedale quartz. The entire kitchen has no visible light switches or electrical outlets. Can lights in the ceiling was added over the new island. Undercabinet lighting is in two zones, the bar area and the rest of the kitchen. Down facing “hockey puck” lighting was built over the passthrough and hidden in the custom trim work. The center drawer in the island has hidden outlets behind the drawer face. Just look at this amazing kitchen transformation!

Anchoring the main workspace is a full-length island clad in white-painted inset cabinetry, topped with seamless quartz surfaces and finished with subtle hardware for a refined, minimal look. A single gooseneck faucet sits at the center, complemented by integrated outlets for practical function. A stacked mosaic tile backsplash in muted tones extends to the upper cabinets, while the built-in range hood and ventilation system are trimmed in brushed steel to match the appliances. Cool-toned wood-look flooring runs throughout, balancing the crisp cabinetry with warm texture.
