The project blended NILES’ technical execution with Ian’s hands-on finishing work, resulting in a studio where every corner has intention and every system supports a seamless, plug-and-play workflow.
The structure began as a barn-style two-car garage with a second floor. After exploring several layouts and engineering options, we landed on a design that leveraged the high ceilings and existing footprint to create a dynamic and spacious acoustic environment. Generous daylight from surrounding windows connects the interior to the outdoors, while layered textures, warm tones, and custom finishes create a grounded yet inspiring atmosphere.
The Control Room is fully isolated from the rest of the building with sound-reducing wall systems, a full soft-ceiling bass trap, tuned corner traps, treatment throughout, and full-lite doors for controlled transmission and visibility. Though modest in size, it delivers accurate monitoring and integrates smoothly with the larger live environment.

This 1,000ft² recording and production studio, built in 2021 for producer couple Latifah Alattas and Lucas Morton, was designed as a fully custom creative environment that supports writing, mixing, and collaboration at the highest level. Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room.
The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent.
Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise.
For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility.

Our team partnered closely with him through every phase of the design and build process to bring that vision to life.
The studio features a full Control Room, a spacious Live Room, two amp isolation booths, and a large dedicated ISO booth engineered specifically for dry drum capture. Each room is fully wired for a complete live-tracking environment, enabling an entire band to plug in and record seamlessly. The Live Room is sonically open and collaborative, while the Control Room is fine-tuned for long stretches of creative focus and accurate monitoring.
Aesthetic direction played a major role in this project. Natural stonework, warm wood details, and a comfortable, lived-in feel create a distinctive character throughout the space. Adam added many of his own finishing touches, giving the studio an unmistakable personal identity that reflects his style and musical approach.
The result is a studio that delivers both atmosphere and performance—an inspiring hub for writing, tracking, mixing, and producing at the highest level.

Built on a steep lakeside terrain, the Tsuga residence by Appareil Architecture is an ambitious project that required meticulous planning and flawless execution. Nestled within the rugged landscapes of Brownsburg-Chatham, Tsuga elevates a complex site to offer a seamless immersion in nature. Balancing the site’s constraints with a high level of finish, every phase of the project was designed to reconcile technical challenges with precision. Modulor expertly managed all collaborators, ensuring a level of detail that defines a project of this scale.
On the exterior, the building envelope combines durability with refinement. Carefully selected natural wood cladding interacts with a perforated screen that filters light and adds depth to the façade. Behind the scenes of this Cherry Hills Village remodel, our team worked meticulously to highlight the natural beauty of Crystallo Quartzite while balancing warmth and contemporary minimalism.
The kitchen became the heart of the project, with a bookmatched Crystallo Quartzite waterfall island that required precision templating and seamless mitered edges to create a floating stone appearance. We paired it with soft oak cabinetry and integrated appliances to keep the space feeling open and clean, letting the quartzite’s subtle veining take center stage.
In the living room, the double-height ceilings and expansive windows brought in Colorado’s natural light, while the sleek black fireplace and designer lighting created a sophisticated focal point. We carefully coordinated stone details with the design team to ensure flow and cohesion throughout.
The bathroom’s backlit onyx steam shower was a technical feat, requiring custom support and LED installation to achieve an even glow that transforms the space into a spa retreat. Every tile cut and seam placement was strategized to align the onyx’s natural patterns, making the steam shower both functional and a piece of art.

Floating Italian Vessel Sink: The centerpiece of the vanity area is a free-hanging Italian sink, offering a sleek, contemporary profile. This floating installation maximizes the floor-to-ceiling tile impact while providing a high-capacity, low-maintenance basin for guests.
Wall-Mounted Waterfall Faucet: To maintain the minimalist aesthetic, we engineered a precision wall-mounted faucet with a waterfall flow. Integrating the plumbing directly into the tile wall requires exact rough-in measurements and specialized structural backing, resulting in a seamless, high-end water delivery system.
Floor-to-Ceiling Decorative Porcelain: The vanity is anchored by a stunning full-height accent wall. We utilized a dark, linear-textured porcelain tile that runs from floor to ceiling, providing a sophisticated backdrop that highlights the chrome fixtures and the glow of the integrated lighting.
Precision LED-Lit Mirror: The space is illuminated by a high-definition LED-lit perimeter mirror. This "Maier" inspired lighting provides shadow-free, 360-degree task lighting while adding a floating, ethereal quality to the vanity wall.
