With most home insurance, the interest rates are fixed and one has the option of paying back the loan earlier than the dates stated. Getting the loans will need one to at least 21 years. Being employed and having a good credit history is essential as well. The loan is usually repaid every month and extra costs include those charged upon delaying payment, insurance and processing fees.
Depending on the lender one can have their loan approved the same day they apply for it. Home insurance come in handy when you need to pay for medical, business and education services. These funds can also be used to repay other loans or even pay for a vacation.
There are different types of home insurance in Singapore to choose from some of which include the following.
1. Cash advance
This is a loan taken with the use of the next salary as security. This loan is not usually of a high amount and is mostly used for emergencies. Some of the disadvantages of taking it include the many extra charges and the high interest rates. There are numerous payday loan lenders in Singapore thus the opportunity to look for a cash advance with an attractive interest rate. Qualifying for the loan is easy and getting it is also fast.
2. Adjustable loans
Depending on the market, the interest rates of adjustable loans will either go up or down when one has already taken the loan. There is however a limit for the interest rates one can be charged. In most cases, the adjustable loans are given by mortgage loan lenders.
3. Unsecured loans
They are mostly provided by financial institutions such as banks. All one needs to get the loan is their signature. This is for example getting a credit card. Because there are higher chances of not being repaid or not being repaid on time the interest rate is usually high.
4. Secured home insurance
The interest rates of secured home insurance are lower compared to the unsecured loans. One will need collateral to secure this loan. Home equity is an example with some of its advantages being low payments being made monthly and the payment terms being longer.
A reputable lender is crucial. Get the loan only from a money lender that has been licensed. To get the best type of home insurance, one is advised to always look at the rates as well as the terms before agreeing to take up the loan.

Quax loves contemporary design and with the Havana room the sleek line and solid wood get a place in the range, confirming its place on the international design scene. Tested by internationally recognized bodies on EN-716 for the beds and EN-12221 for the changing tables and with long-term use in mind.
The metal base is finished with a black powder coating. The upper structures are a mix of lacquered and solid wood panels. The charm of solid wood is reflected in its pristine patina and is the guarantee of a natural product that over time becomes increasingly unique and valuable. A contribution that should not be underestimated to the natural and the cozy interior, a caress for the senses. Depending on the tree’s habitat, color differences are possible and proof of its essence.
At Quax we use sustainable materials. All the furniture boards meet the strict E1 standard on formaldehyde emissions. We support durable forestry and ask our suppliers to submit the PEFC and FSC certificates. Special care also goes to the furniture fittings. Only reputable suppliers provide us with, among others, quality sliders for the drawers and reliable connecting techniques. The paint finish is another point of attention, we only work with international quality supplierssuch as Akzo Nobel and no local producers. All producers are responsible for the certificates of their products, for example EN 71-3 with attention for the migration of harmful elements.
Design also plays an important role in the business philosophy of Quax. In the Havana room the bars are milled out in the Mdf board, which does not only contribute to the fancy nature of this range but also to the sturdiness of the sideframes, not comparable to traditional bars.
The range includes beds 120x60 cm, 140x70 cm with optional bedrail, a chest of four drawers with optional changing extension and a two or three-door wardrobe.

Tenuous link I know but I worked on this semi riven Black Brazilian Slate Tiles in the kitchen and dining room of a house in the seaside town of Thornton-Cleveleys around the time of the Rio Olympics. I love working on Slate as although it’s appearance can degrade without proper maintenance due to a build-up of dirt I knew they would look fantastic by the time I had finished.
The tile itself had lost its rich black colour and the grout lines had become stained, leaving the floor as a whole looking very unattractive. Out of interest honed Slate has a smooth, refined texture whereas the riven Slate has a rougher, more natural texture, and this can make it more difficult to keep clean. Needless to say, the customer was keen to have the tiles restored to looking their best.
To restore the appearance of the Slate, I cleaned the floor and removed what remained of the old sealer off using Tile Doctor Remove and Go. This was scrubbed into the floor using a scrubbing pad fitted to a rotary machine. The floor was then rinsed with water, and the process repeated where necessary to tackle particularly stubborn areas of dirt.
As mentioned previously, the grout lines were in a particularly bad state, and would need special cleaning attention. I cleaned carefully with a strong 5-to-1 dilution of Tile Doctor Pro Clean with water, which is our high alkaline cleaner. The cleaning solution was scrubbed I’m using a stiff handheld grout brush, with the grout lines looking immediately cleaner. When I was satisfied that the grout lines had been restored to the best possible condition, I gave the floor a thorough rinse using the wet pickup function of a wet wax machine to get the floor as dry as possible and then left the whole floor to dry off overnight.
Upon my return to the property I ran some quick damp tests to check that the floor was completely dry. This is important as any excess moisture would have prevented me from sealing the tiles, since it can cloud the sealer and damage it performance.
Previously I discussed sealer options with the customer and they stated that they would prefer a Satin finish, so I applied a sealer called Tile Doctor Seal and Go, our topical sealer which will both protect the Slate from dirt and stains, and also gave it the desired finish. As you can see from the below photographs, the rich, dark shades in the Slate were really enhanced.
The customer was very pleased with the finished result, but was also concerned about keeping the Slate clean in the long-term. For regular cleaning I advised the customer to use a pH neutral cleaner for aftercare called Tile Doctor Neutral Cleaner. As a pH neutral cleaner, it will not erode the sealer compared to acidic cleaners you so often find in supermarkets.

Elevating the Field: A Masterclass in Professional Sports Lighting
After two decades leading LED product development and global exports, I’ve learned that stadium lighting isn't just about brightness—it’s about precision, player comfort, and long-term economic viability.
Our latest installation showcased here represents the perfect synergy between advanced optical engineering and rugged durability. Here is why this project stands as a benchmark for modern sports infrastructure.
1. Professional-Grade Optical Precision
For this project, we didn't just "flood" the field with light. We engineered a solution:
Asymmetric Beam Control: We utilized custom-engineered lenses to direct light strictly onto the playing surface. This eliminates "sky glow" and light pollution for the surrounding community.
Anti-Glare Technology: By controlling the peak intensity angles, we’ve ensured that athletes can track the ball in the air without being blinded, a critical factor for high-speed sports performance.
Uniformity Excellence: The lighting distribution achieves a high uniformity ratio, eliminating dark spots and shadows that can lead to player injury.
2. Industrial-Strength Thermal Management
The secret to a 10-year lifespan isn't the LED chip; it's the heat dissipation.
Aero-Grade Heat Sinks: These fixtures feature high-purity aluminum housing with a vertical thermal flow design.
Longevity in Harsh Conditions: Designed to withstand extreme outdoor temperatures, the system ensures that lumen depreciation is kept to a minimum, protecting the client’s investment for years to come.
3. Global Compliance & Export Quality
From a trade perspective, we understand that reliability is the only currency that matters in international projects.
Certified Durability: The system carries full IP66 waterproof and IK08 impact ratings, making it resilient against heavy storms and physical impact.
International Standards: Fully compliant with CE, RoHS, and DLC Premium requirements, ensuring seamless integration into power grids worldwide and eligibility for green-energy subsidies.
4. The ROI: Efficiency Meets Sustainability
Switching to this high-efficiency LED system resulted in a 65% reduction in energy consumption compared to the previous metal halide installation. With integrated smart-control compatibility, the facility can now manage lighting levels based on usage, further accelerating the payback period.
The Bottom Line:
Lighting a sports facility is an investment in the community and the athletes. We don't just provide lamps; we provide a professional environment where the game can be played at its best, long after the sun goes down.
Are you looking to upgrade your facility to international standards? Let’s discuss how our 20 years of expertise can illuminate your next project.

What Can You Use Marble For?
Marble, which has the richest mines in the world among natural stones, is preferred in different fields or sectors. A great variety can be observed in terms of usage area compared to other natural stones. Using this product in many different areas, from the construction industry to sculpture, is possible. It is possible to state that it has a large market thanks to its structural features and product variety obtained from different extraction processes.
Although marble usage is much more diverse than all other natural stones, at the beginning of the usage areas of marble, we can list;
Stair treads,
Kitchen counters,
Overall decoration,
Indoor and outdoor flooring,
Exterior coating,
Interior wall decoration,
Statues,
Ornamental items,
Tombstone.

Landscaping costs can feel difficult to compare because every outdoor space has different conditions, priorities, and materials. A fair estimate is not just a price for plants or paving. It reflects planning, labour, equipment, preparation, installation skill, and the long-term performance of the finished space.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.
