Our client is a huge cook and wanted the kitchen to continue in the theme of being designed for guests. Renowned Renovation built the owner’s dream kitchen in a relatively small, yet highly efficient, space. As you can see in the photos, the kitchen is open to the living room, making sure the cook is still in the mix of the company. A large quartzite countertop was designed to also double as a banquet-style serving area for parties. The client choose Renowned Cabinetry and Grant and his team designed the kitchen cabinets, bathroom vanities, wet-bar, and a hutch on the lower-level. This kitchen was custom-designed with all high-end appliances. From the 36” Thermador refrigerator with a touch-to-close door to a Miele built-in coffee maker—functionality and comfort pave the way for the best in luxury kitchen renovation. We also choose a Miele Steam Oven, for a top-of-the-line innovation for a home cooking experience. “The unique external steam generation in the form of Miele MultiSteam technology ensures perfect results,” for all cooking needs. The Kitchen lighting was impressively designed. There are recessed down and recessed directional lighting with independent switches. We installed Lutron Caseta lighting, a high-end Smart controlled system. By having more control over the lighting you will always be sure to be able to set the mood. This system also allows you to control your lights from an app so you’re able to turn on lights in the house when you’re nowhere near it. The kitchen design is beautifully enhanced by the premium Quartzite countertops and backsplash. This is a silver macabus quartzite stone that has a natural shine and durability. One end of the countertop is a waterfall edge. This provides a clean vertical drop down the side of the counter. The effect is a modern look that eliminates the separation from the counter to cabinets. The backsplash is the same quartzite countertops. It’s a separate piece but it appears as one continuous stone that lines up to meet the hand-crafted line of Renowned Cabinetry. Many designers will suggest elaborate and decorative backsplashes as a feature to a kitchen renovation. In this home, and for a modern and minimalistic look, the goal is to use the same materials. The look is elegant, beautiful and simplistic. It’s not sticking out or catching anyone’s eye.

Kitchen Photo. "Business in the Front, Party in the Back" This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition. Our San Francisco studio designed this beautiful four-story home for a young newlywed couple to create a warm, welcoming haven for entertaining family and friends. In the living spaces, we chose a beautiful neutral palette with light beige and added comfortable furnishings in soft materials. The kitchen is designed to look elegant and functional, and the breakfast nook with beautiful rust-toned chairs adds a pop of fun, breaking the neutrality of the space. In the game room, we added a gorgeous fireplace which creates a stunning focal point, and the elegant furniture provides a classy appeal. On the second floor, we went with elegant, sophisticated decor for the couple's bedroom and a charming, playful vibe in the baby's room. Presenting one of our recent StruXure installation: This one is a beauty. They all are! The louvers are remote controlled, and can be managed by a phone app, so you can control the amount of sun or shade on your outdoor space. It can be closed completely to keep rain off your party, and can even be set to sense rain and/or wind and close automatically. Lights (white or colored), fans, heaters, automated screens and other accessories can be integrated into the StruXure. It's the perfect addition to your outdoor living space.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

Colorful and rich style When a repeat client shows up on your doorstep with his third home to furnish and wants to start from scratch and go really bold, you just embrace him, scoot him right up to the resource room, and don’t ask questions! I mean, who does not love a client that embraces velvet, leather, silk and wallcoverings? This lush, vibrant lounge space was all created from the want to really deep dive into something different, eclectic and more traveled. The original small, narrow, dimly lit room totally delivered on helping accomplish that mood. Mixing a little of that Ming dynasty-inspired strawberry red with a deep chocolate mohair on the sectional and cladding the room in a soft, amethyst woven wallcovering. We loved the interplay and “non-matchiness” that this space embraced. Lighting and art were both about telling a story in this room – accenting conversational opportunities and an almost gallery-esque feel. Designating a more dynamic and unusual, sculptural feel – from the harder lines of the statement floor lamp in the living room across to the sprawling, slightly modern bloom of the dining area fixture. Jewel of a space The area rug had to ground the already bold furniture and lend itself to the darker wood floors, and a dusky green wool proved the ticket. We loved the almost pixelated pattern the hand-knotted wool lent to the overall design. A little hint of oxblood, chocolate and blue picked up in accents elsewhere, but the tone of almost jade really caught us about this piece. Not enough can be said about the accent of a dining space either (which in terms of space planning was the only way to balance this long, narrow “hallway” of a room off the kitchen). Citron velvet on the low-profile chairs left the space feeling open, but fun for games and cocktail parties. Plus, the cerused wood dining table was a great complement – offering depth without a conflict to the existing flooring or nearby sectional. Being able to view this space as a whole was very important to us! From the selection of sconces carried throughout (that wonky placement was existing and with so little opportunity to add cans we had to play up the new fixtures in a way that make them feel purposeful and desirable.), to the balance of color and temperature in each furniture grouping. Sometimes working floor to ceiling in an existing space can pose a lot of unique challenges when it comes to furnishing projects. However, we loved that the client embraced our drive to really punch up the visual feel of this living/dining combo. Also, we know the enjoyment he gets from the finished product is a testament to hunting for the right pieces, designing with unusual and luxe fabric combinations, and managing the inclusion of budget-friendly surprises that always balance a job well done. This residential roof deck was lots of fun to design and build. Amenities for any rooftop patio can have a wide range of options and Rooftopia enjoys personalizing all of our features for each of our clients based on the project goals, the existing architecture and the best layout to optimize the space. This spacious third story deck incorporates many customized outdoor features. Rooftopia designed and fabricated a large steel pergola with custom plasma-cut metal screens to cover the dining area, protecting it from the harsh sun. The custom outdoor kitchen with concrete counters, includes finished cabinets for lots of storage, stainless cabinet doors and appliances, with a separate beverage center to house an outdoor refrigerator and ice maker, for all your party needs! Rooftopia designed and installed a Renson louvered pergola over the seating and lounge area of the deck to add a solid waterproof cover with an outdoor fan. The louvered pergola has more flexibility to open and allow light over the roof or remain closed for full shade and rain protection. We integrated automated retractable fabric screens into both pergola systems to enclose the space and provide shade against the western sun. The beautiful shadows and ambient light in this gorgeous rooftop outdoor space make this perfectly warm and glowy in the afternoon. Rooftopia installed ornamental metal screens for privacy, shade and as screening to hide utilities. Modern and durable fiberglass planter boxes are filled with a mix of native perennials and annual flowers, edible plants (strawberries, tomatoes & herbs) to bring the beauty of nature into this urban getaway. The planters are installed with an automated watering system for low maintenance care. We added outdoor patio lights, and low voltage LED fixtures to illuminate the beautiful evening details.

But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”
