Inspiration for an industrial bedroom remodel in Columbus

This custom home is part of the Carillon Place infill development across from Byrd Park in Richmond, VA. The home has four bedrooms, three full baths, one half bath, custom kitchen with waterfall island, full butler's pantry, gas fireplace, third floor media room, and two car garage. The first floor porch and second story balcony on this corner lot have expansive views of Byrd Park and the Carillon.

This bright and inviting sitting room is an addition on to the home. Large windows and the French door pocket doors give the room an open and airy feel. The home’s red oak floors inlayed with mahogany continue through this space. What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house. Latitude was contracted to help renovate this Quintessential New England Colonial estate. Latitude expanded this full gut renovation/addition to meet the needs of a family of five. From the fully developed basement to the third floor guest rooms; not a room was left untouched. Numerous floor plan changes were made to improve flow and create a more open plan.

This stunning 4,500 sq/ft one-level penthouse was purchased as a retirement home for a young at heart couple who enjoys featuring their art with the backdrop of the beautiful city skyline. The kitchen and bathrooms were personalized with this client’s taste of clean and modern surfaces, while a third bedroom was converted into a full-size walk-in closet for wardrobe items to be clearly displayed. The specialized art lighting highlights the eclectic art made up of both sculpture and wall pieces. A gorgeous home with an amazing view right in the heart of the city.

Ca. 1919 Craftsman Style Home, Revisioned by the South’s Leading Designers Twenty‐two leading interior designers from three different states completely restored this historic home on Franklin’s historic Main Street as part of the O’More Show House, which was opened to the public from May 12‐27, 2016 and presented by leading sponsor, PARKS. This is the third O’More Show House event in recent years, with participating designers having ties to O’More College of Design in downtown Franklin and proceeds benefiting the College’s School of Interior Design. The 2016 home, a 5,200 square‐foot ca. 1919 brick and stucco Craftsman‐style cottage, is a significant contributing property to the National Register‐listed Hincheyville Historic District. The owners have undertaken a total renovation of the home’s interior while leaving the street‐view exterior intact. We were recommended to project managers and O'More College for the entire landscape design and installation: landscaping, irrigation, lighting, paver walks and patios, paver-raised porch with steps, paver banding in driveway!

In a quite development an hour outside Austin, TX hides this Southwestern-style getaway home. The homeowners enjoy spending long weekends relaxing as they look over the lake. This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

Roof Deck Photo. "Business in the Front, Party in the Back" This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition.
