The residence on the third level of this live/work space is completely private. The large living room features a brick wall with a long linear fireplace and gray toned furniture with leather accents. The dining room features banquette seating with a custom table with built in leaves to extend the table for dinner parties. I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs. Rear Facade Photo. "Business in the Front, Party in the Back" This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition. My clients entertain a lot. The floor plan had to be open, inviting and conducive to party guests roaming around but also to sit and put their glasses down. The open floor plan allows vistas to all adjacent public rooms. Another bar-station was created in the kitchen, where people can gather around. The nickel finished bar cart in the living room is a third area to serve people sitting in the living room. Only 8" of raised ceiling create a great feel of openingess for the room. Ceiling fan with light keeps the space cool.

In the basement, we designed a stunning wine cellar with glass walls and concealed lights which create a beautiful aura in the space. Inspiration for a rustic white two-story stone gable roof remodel in Philadelphia

With five children in the house at the time, Raymond and Jennifer immediately recognized the need for their own floor and claimed the third story for themselves. "It's definitely so high up that it makes it easy to get away," Jennifer explains. "I open the windows that face the lake and just listen to the waves break, and catch a minute." The palladian window is generously sized, filling the room with light and the sounds of nature. The headboard was another piece salvaged and put to a new use. The old barn door was purchased from Jennifer's friend that was moving her store front and no longer had use for it. Seeing its potential, Jennifer and her sister committed to a two-hour journey of getting the door up to the top floor. this master suite renovation represents the completion of a whole house remodel initiated several years ago. the space had been intended as a master suite but left incomplete for budgetary reasons. the pending arrival of the family’s second child prompted the move to complete. Schwartz and Architecture’s master plan had organized a strong spatial arrangement, packed with program. building Lab, along with the client, developed all of the materials and detailing. we also, of course, built it. bL picked up on prominent themes from the earlier project, developed and re-worked them with materials specific to the context. from a geometric standpoint, cleanness, simplicity and continuity drove decisions. headers were eliminated from doors allowing continuous ceiling planes interrupted only by slots for sliding doors. flush detailing of tile and sheetrock and sliding glass doors that converge to form an inside corner are but a couple examples of many challenging details dedicated to precise alignments and reveals. from a material standpoint the wood provides tactile softness, frosted glass and lighting maximize depth, while tile and Caesarstone maintain solidity and groundedness. details such as the Caesarstone wrap of the vanity and medicine cabinets offer surprise and engagement through unlikely material application. projects of such density and richness in materials and detail are somewhat rare. we are grateful to our clients for the opportunity and challenge. see rutledge st. residence for photos of entire house. master plan: schwartz & architecture photo by scott hargis
