Built in 1925, this 15-story neo-Renaissance cooperative building is located on Fifth Avenue at East 93rd Street in Carnegie Hill. The corner penthouse unit has terraces on four sides, with views directly over Central Park and the city skyline beyond.
The project involved a gut renovation inside and out, down to the building structure, to transform the existing one bedroom/two bathroom layout into a two bedroom/three bathroom configuration which was facilitated by relocating the kitchen into the center of the apartment.
The new floor plan employs layers to organize space from living and lounge areas on the West side, through cooking and dining space in the heart of the layout, to sleeping quarters on the East side. A glazed entry foyer and steel clad “pod”, act as a threshold between the first two layers.
All exterior glazing, windows and doors were replaced with modern units to maximize light and thermal performance. This included erecting three new glass conservatories to create additional conditioned interior space for the Living Room, Dining Room and Master Bedroom respectively.
Materials for the living areas include bronzed steel, dark walnut cabinetry and travertine marble contrasted with whitewashed Oak floor boards, honed concrete tile, white painted walls and floating ceilings. The kitchen and bathrooms are formed from white satin lacquer cabinetry, marble, back-painted glass and Venetian plaster. Exterior terraces are unified with the conservatories by large format concrete paving and a continuous steel handrail at the parapet wall.

The Plumrose at Inglenook’s Pocket Neighborhoods is a three- or four-bedroom Cottage-style Home that possesses a feeling of spaciousness driven by beautiful vaulted ceilings, numerous big windows, and smart, flexible design. This is the kitchen which is open to the living and dining spaces.

Blended California contemporary models are a blend of traditional dormers and transoms with contemporary simplified lines, trim, and windows. Gridded windows are definitely out with this style and it has a lot in common with California Ranch style homes with their sliding glass doors and horizontal approach to living. Lots of windows can be found which bring in a lot of natural light are are open to the views.
Superior offers this popular model with the best in So Cal blended contemporary living…it has an open concept great room, and two 8’ sliding glass doors open onto outdoor deck living. The expansive master bedroom offers a retreat area, large walk in wardrobe, master bath with whirlpool soaker tub and generous corner shower with two shower nozzles and benches. This is luxury living for an unbeatable base price…$85 a square foot, and can be set up in as little as two weeks after factory completion….a three to four week building process.
Another advantage is that it was designed with a garage or carport entrance in mind off the utility room at the end of the home and a formal entrance and guest closet at the other end. Views were captured from the master bedroom and the great room in this layout.
The Siding on this home is horizontal lap in a natural cedar tone finish and lots of roof clerestories and dormer options were included the make the home even more exceptional. Architecture is the best investment for a new home. One can always add on cosmetic touches at a later time. Clerestories are about $900 each and Dormers $800. Think how costly they would be trying to add them after the roof and ceiling were already finished. New factory construction is the best way to go when you want “the most bang for your buck.”

Most trees have leaves that will change colours every time the seasons change. This means that you may see changes three to four times a year depending on where you live. However, they will typically retain some measure of green colouring on their leaves until fall rolls around.
During the fall season, trees explode with bright reds, oranges, and vibrant yellows. This is a natural part of their growth and hibernation process. However, if you see these colours in the offseason, it may be a sign that there is a problem. Below, Five Star Tree Services discusses why your leaves may be yellow during the summer and what you can do about it.
Should Leaves Turn Yellow in the Summer?
If your trees have yellow leaves in the summer, it is a sign that it is suffering from disease, or having a problem with its growth cycle. Having your trees inspected periodically by a trained professional will help you catch problems early. If your trees already have yellow leaves in the offseason, they can identify the cause and suggest a solution. When diagnosed early, suggested treatments can help save the tree. Keep reading for some common causes of yellowing leaves.
Improper Watering
One of the most common reasons trees start to develop yellow leaves in the summer is due to dehydration. Checking the soil moisture levels will help determine if your trees are getting enough water. Hydration is important all year long, but especially crucial during the hot summer months. If there are dry areas around your tree trunk, it is a good idea to partake in deep root watering to help keep your trees healthy and well-watered. Make sure that you don’t overwater your trees because flooding their roots can also be unhealthy.
Lacking Nutrition
Just like people, trees need to get the right blend of nutrients in order to remain healthy. If your tree has yellow leaves in the summer and is also getting enough water, chances are it is not getting the nutrients it needs from the soil. If soil testing shows low levels of nutrients, it is a good idea to schedule a deep root fertilization treatment to adjust the levels. In many instances, correcting the soil will help you save the tree.
Insect or Pest Infestation
Yellow summer leaves are also a sign that a tree has been infested with pests. Some pest is only active in the summer. Some of the most common are:
Emerald Ash Borer
Asian Long-Horned Beetle
Yellownecked Caterpillar
Ash Flower Gall
Bronze Birch Borer
Apple-and-Thorn Skeletonizer
Eastern Tent Caterpillar
Birch Leafminer
Fall Webworm
Gypsy Moth
And many others
The first thing you should do is call an arborist to have the tree inspected. They will be able to identify the root of the problem and formulate a solution to treat the pest infestation. This will help you get rid of the bugs once and for all and save your tree in the process.

A 10,355 sq ft home built ground-up on a 16,418 sq ft lot in Brentwood Park, north of Sunset. Seven bedrooms, nine bathrooms, three stories, and an elevator.
New construction is rare in Brentwood Park — the lots are generous, the housing stock is old and it almost never turns over. Most of what gets built there is a renovation behind an existing façade.
The lower level is the part that took the engineering. A full subterranean floor carrying a cinema, fitness studio, sauna, steam shower, temperature-controlled wine room, game lounge and bar, plus guest and staff accommodation. Basements are uncommon in Los Angeles for a reason.
Above it, a chef's kitchen with marble counters, walk-in pantry, breakfast area and coffee bar, opening through retractable walls of glass to a resort-style pool, spa, outdoor kitchen and lawn. Formal dining, private office and a guest suite on the main level. Four ensuite bedrooms upstairs plus a primary suite with a private terrace, fireplace, dual dressing rooms and a book-matched marble bath. A detached guest studio with its own kitchenette and bathroom.
Four fireplaces. Solar. Stone tile and wood throughout. Three-car garage behind a circular driveway.
