Relationship: Client Project Date: March 2014 Project Price Range: more than $100,000 Having purchased our first house in Valley Glen, North Hollywood, we were aware it was in need of serious remodeling. A 1950s Ranch-style home, it came complete with peeling wallpaper, musty carpeting, and even some dilapidated walls. As first-time homeowners we were prepared to spend more money to improve it, but weary when we began meeting contractors. Buyer’s remorse already set in when we interviewed several contractors who were either aloof or unscrupulous. Then we were fortunate enough to find Mike Ross. He immediately allayed our stress with his professional and forthright demeanor and his integrity was as rock solid from the day we met him through the several months it took to complete our large renovation. While we had some specific things we wanted in our house, Mike and his team took our wish list and far exceeded our expectations to help truly realize the vision of our dream. Originally a three-bedroom, fourteen-hundred square foot home, our remodel brought an addition of a thousand square feet as well as an overhaul of the landscape; this prospect was particularly daunting for uninitiated owners such as us, but Mike’s consummate professionalism shone through and made the task exponentially less stressful for us. As well as a new 850 sf Master Bedroom, including a fireplace, and a steam unit in the bath, we added a cozy home theater room, laundry room, and the once forgotten backyard brought a new deck and patio with a trellis. Furthermore, because we went green and made it a smart home, we’re already more energy efficient. In several rooms, as well as the main hallway, for example, Mike installed solar tubes and the amount of natural light that bathes the house is amazing. Even my mom, when she came to visit, was always looking for a light-switch. As our contractor, Mike Ross took the reins to steer the project and keep it on course and he did so exceptionally. Mike and his team were as attentive to the quality of every nook and corner and he always sought our approval and happiness. Consistently communicative, he always kept us in the loop about progress and was always there to answer any questions and concerns. When an unforeseen contingency did arise, Mike assuaged our concerns by taking action ASAP to rectify the problem. Mike’s team, too, all take pleasure in their efforts. When Sara Mosele Interiors, an innovative architecture/interior design studio in New York, was tasked with transforming a client’s new one-bedroom apartment in the Chelsea section of New York into his dream home, she jumped at the chance to merge her “design with a human touch” philosophy with her Italian sensibility. The client, a young Italian, was a first-time buyer who wanted to transition from his eclectic rental look to a sophisticated, sustainable aesthetic that was both warm and contemporary. Sara mobilized her team to create a functional yet stylish environment that will remain timeless. Sara knew the apartment had good bones in an old building with character. The apartment needed minimal upgrades. The footprint was functional, the wooden floors were in good condition. and the kitchen and bathroom required no major chamges. Sara and team were able to plunge into the design, using color, shape and texture to make a new statement, The walls became a neutral canvas in each room. The living room, for example, was painted a soft gray against which an abstract painting with bright red and blue colors became the inspiration for the selection of a bright blue chair and ottoman in boucle, blue pillows on an off-white modular sofa, and complementary red and blue rugs. The goal was to work with high-end modern Italian brands --- Flexform, Vitra, Molteni &C, among them ---selected in sizes that match the proportions of the rooms. A challenge throughout was the need for more lighting which was addressed creatively with an abstract chandelier in the living room and a similar modern look over a sleek metal table in the dining room where rust-colored chairs edge the metal table. Three modern light fixtures also are placed over the sink in the kitchen The bedroom also juxtaposes a brown headboard and a whimsical taupe side table by Vitra with sections that rotate, creating contrast against a creamy beige bedspread and wall color. A custom-made wardrobe serves as a focal piece and valuable storage space.

The concept of the garden was based on, “Brazilian Hummingbirds II”, a painting the MFAH has in its collection by the artist, Martin Johnson Heade. Heade travelled to the rainforest in Brazil between 1863 and 1864 and painted a series of small paintings depicting hummingbirds in the lush foliage of the Brazilian rainforests. His painting, Brazilian Hummingbirds, II, evokes the sultry atmosphere of the Brazilian rainforest with its misty quality and subtle lighting. His interest in ornithology can be seen in his detailed depictions of the hummingbirds. The garden location is adjacent to one of Buffalo Bayou’s steep, wooded ravines. The ravine, with its native plant communities and topography, is a perfect back- drop for a garden with a rainforest theme. Because the date for the garden opening coincides with the spring migration of hummingbirds into our region, the hummingbird theme seemed appropriate for this garden competition. The garden will include a variety of tropical plants native to the rainforests such as bromeliads, orchids, heliconia, and passion fruit flowers. In addition, native plants to our region such as the Sabal Minor and Southern Wood Fern will be included to integrate plants that are found nearby in the ravine. The Heliconia flowers produce considerable amounts of nectar, a high energy food essential for hummingbirds who are known to consume three times their bodyweight in a single day. In addition to nectar producing plants, there will be hummingbird nest materials dispersed throughout the garden. A misty quality to the garden will be provided by a misting system, and tropical colored lights will be lit at night for special events. Visitors to the garden will have a unique sensory experience reminiscent to that of Heade’s travels to Brazil’s rainforests.

We were approached with a request to design the furnishings for an existing ‘finished’ apartment. The intention was to move in relatively fast, and the property already had an existing marble floor, kitchen and bathrooms which had to be kept. The property also boasted a fantastic 270 degree view, seen from most of the apartment. The clients had a very important role in the completion of the project. They were very involved during the design process and through various decoration choices. The final design was kept as a rigid guideline when faced with picking out all the different elements. Once clear of all previous furniture, the space felt cold and bare; so we immediately felt the need for warmth, and raw, natural elements and textures to complement the cold marble floor while visually tying in the design of the whole apartment together. Since the existing kitchen had a touch of dark walnut stain, we felt this material was one we should add to the palette of materials to contest the stark materials. A raw cement finish was another material we felt would add an interesting contrast and could be used in a variety of ways, from cabinets to walls and ceilings, to tie up the design of various areas of the apartment. To warm up the living/dining area, keeping the existing marble floor but visually creating zones within the large living/dining area without hindering the flow, a dark timber custom-made soffit, continuous with a floor-to-ceiling drinks cabinet zones the dining area, giving it a degree of much-needed warmth. The various windows with a stupendous 270 degree view needed to be visually tied together. This was done by introducing a continuous sheer [drape] which also doubled up as a sound-absorbing material along 2 of the 4 walls of the space. A very large sofa was required to fill up the space correctly, also required for the size of the young family. Services were integrated within the units and soffits, while a customized design in the corner between the kitchen and the living room took into consideration the viewpoints from the main areas to create a pantry without hindering the flow or views. A strategically placed floor-to-ceiling mirror doubles up the space and extends the view to the inner parts of the apartment. The daughter’s bedroom was a small challenge in itself, and a fun task, where we wanted to achieve the perception of a cozy niche with its own enclosed reading nook [for reading fairy tales], behind see-through curtains and a custom-ordered wall print sporting the girl’s favorite colors. The sons’ bedroom had double the requirements in terms of space needed: more wardrobe, more homework desk space, a tv/play station area… “We combined a raised platform area between the boys’ beds to become an area with cushions where the kids can lay down and play, and face a hidden screen behind the homework desk’s sliding back panel for their play station”. The color of the homework desk was chosen in relation to the boys’ ages. A more masculine material palette was chosen for this room, in contrast to the light pastel palette of the girl’s bedroom. Again, this colour can easily be changed over time for a more mature look. My client's mother had a love for all things 60's, 70's & 80's. Her home was overflowing with original pieces in every corner, on every wall and in every nook and cranny. It was a crazy mish mosh of pieces and styles. When my clients decided to sell their parent's beloved home the task of making the craziness look welcoming seemed overwhelming but I knew that it was not only do-able but also had the potential to look absolutely amazing. We did a massive, and when I say massive, I mean MASSIVE, decluttering including an estate sale, many donation runs and haulers. Then it was time to use the special pieces I had reserved, along with modern new ones, some repairs and fresh paint here and there to revive this special gem in Willow Glen, CA for a new home owner to love.

The word "basement" can conjur thoughts of dark, damp, unfriendly spaces. We were tasked with transforming one of those basements into a space kids couldn't wait to spend time. A trundle daybed anchors a cozy reading nook built for two, with enough bookshelves to keep any bookworm entertained. Dad's childhood kitchen invites culinary creativity, and a playful craft table does double duty as a snack station when friends come to play. The space caters to adults, as well, with a comfortable sectional to lounge on while the kids play, and plenty of storage in the "mud room" and wall of built-in cabinetry. Throw open the custom barn doors and the treadmill is perfectly positioned to catch your favorite show on the flat screen TV. Kitchen — Project Description (Bolton, CT) (Full Renovation • Reconfiguration • Architectural Corrections) The original kitchen suffered from spatial imbalance and limited functionality: the right side was visually and physically heavy with cabinetry and appliances, the 135-degree angled walls lacked symmetry due to a missing window on the driveway side, and the small island could only seat two. Circulation was obstructed by a desk positioned in the main traffic flow, and the low French door felt disproportionate in scale compared to the large windows and adjacent two-story Great Room. Major Structural & Functional Improvements Repositioned window on the front elevation to the right, creating a long-desired view to the driveway while freeing space for a centered cooktop and statement hood — visually aligning with the Great Room’s redesigned fireplace focal wall. Installed a new custom sliding door, significantly taller and wider than the original French door. This upgrade enhances natural light, visually opens the kitchen to the deck, and provides unobstructed traffic flow thanks to its sliding operation. New Kitchen Layout & Enhanced Functionality Designed an entirely new layout centered around a 10' double-slab island, providing expansive workspace and a natural gathering zone. Added conversational seating for the whole family, allowing comfortable interaction on all sides of the island. Introduced purpose-designed storage solutions, including pullouts, rollouts, spice towers, tray organizers, and deep drawers to maximize usability. Reallocated the desk area to a dedicated window spot overlooking the backyard, removing it from traffic paths and improving both functionality and comfort. Cabinetry & Architectural Detailing Custom two-tone cabinetry in soft white and a serene blue-green tone reflects the visual language of the adjacent Great Room, creating whole-home cohesion. Installed lit upper glass cabinets along the entire perimeter, balancing vertical proportions and creating an elegant display band throughout the kitchen. A custom range hood was designed and painted to match the base cabinetry, becoming a focal point framed by symmetrical windows. Surfaces, Lighting & Finishes The island features a double-thickness quartz slab with a soft ogee radius for a timeless, furniture-like feel. A full-height, handcrafted aqua subway tile backsplash introduces depth, texture, and a gentle reflective quality. New layered lighting concept, including recessed lights, pendants, task lighting, and integrated cabinet lighting, ensures a warm and functional workspace at any time of day.

Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Our clients, a vibrant young family with two energetic kids and a playful dog, were feeling the constraints of their outdated, cramped house. Collaborating with Sosna designer Camila, the family embarked on a journey to transform their outdated house into a bright, functional home. To open up the space, walls were removed, creating a seamless flow between the foyer, living room, dining room, and kitchen. The kitchen was relocated and expanded to include generous counter space and a large island, providing the ideal spot for the kids to help prepare meals—a task they’ve come to enjoy since the renovation—or work on their homework. Additionally, the addition of a cozy window bench offers extra seating for hanging out with the family. It’s also the perfect place to curl up with a good book. The once dark and gloomy powder room was completely refreshed with new fixtures, a white oak vanity, and beautiful floor tiles, which significantly brightened it up. Additionally, the dark hardwood floors were replaced with a lighter, more modern option, brightening the entire main floor. The renovation wasn't without its hiccups. A mix-up with the hardwood flooring led to a last-minute scramble for a replacement. But in the end, the family fell in love with the new flooring, proving that sometimes unexpected changes can lead to even better outcomes. The renovation completely transformed the home. What was once a cramped and segmented main floor is now a bright, open space perfectly suited to the family's lifestyle. The new kitchen island became the heart of the home, providing a place for the kids to do homework while their parents cooked, fostering a sense of togetherness. The open layout also made hosting gatherings effortless. Throughout the renovation, the kids and their dog brought a playful energy to the construction site, forming a special bond with the crew.
