The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen. The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces. Challenges: • Eliminating bearing partition walls • Relocating all supply and return ducts from box columns • Run 1” gas line from exterior meter for new 48” stove • Cutting slab concrete to relocate all plumbing and electrical for new island The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating. The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv. The old glued down floor was removed and replaced with a more contemporary LVT flooring, The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry. A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space. This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor. The design team spent a lot of time with the couple for details such as color scheme, backsplash design, counter top slab and floor design to bring what they desired their new space to look like

The main ‘wharf’ cottage seen here extends over the tidal salt pond below with a structural steel frame anchored to the pond’s granite basin and contains communal living spaces: kitchen, dining, and living rooms. Linking interior space to the views beyond is a cantilevered deck which appears to float above the water. The flanking cottages not seen here contain private sleeping quarters and frame views to the surrounding moss covered forest. Old world Spanish Villa with deep, thick plaster walls and groin vaults. Arches are plentiful, along with views of the Thousand Oaks and Westlake valley. This comfortable home is designed for a wonderful, fun family with two children. The place of many gatherings of friends and family, it radiates a warmth and love of good times with great friends. Deep rich blues, aqua and terra cotta colors throughout this home, with travertine versaille patterned floors. Deep loggia and patios all around the home take advantage of all the mountain and valley views, while keeping the family and friends warm in cooler times. The entire sprawling villa is wrapped around an inside patio with a fountain and hand made Malibu Tile pots. All furniture is hand made, from distressed and rustic tables to custom upholstery in jewel tones. A built in bar for entertaining in the great room, a very large family room with deep blue fabric wrap around sofa, hand knotted rugs in the living room, master bedroom and family room. A master suite with light creamy white walls, a plaster fireplace and a metal poster bed looks through a sitting room with turquoise accents. The home has 6 fireplaces, of which three are outside, some carved in limestone, others in spanish plaster. Designed by Maraya Interior Design. This 1970's home had a complete makeover! The goal of the project was to 1) open up the main floor living and gathering spaces and 2) create a more beautiful and functional kitchen. We took out the dividing wall between the front living room and the kitchen and dining room to create one large gathering space, perfect for a young family and for entertaining friends! Onto the exciting part - the kitchen! The existing kitchen was U-Shaped with not much room to have more than 1 person working at a time. We kept the appliances in the same locations, but really expanded the amount of workspace and cabinet storage by taking out the peninsula and adding a large island. The cabinetry, from Holiday Kitchens, is a blue-gray color on the lowers and classic white on the uppers. The countertops are walnut butcherblock on the perimeter and a marble looking quartz on the island. The backsplash, one of our favorites, is a diamond shaped mosaic in a rhombus pattern, which adds just the right amount of texture without overpowering all the gorgeous details of the cabinets and countertops. The hardware is a champagne bronze - one thing we love to do is mix and match our metals! The faucet is from Kohler and is in Matte Black, the sink is from Blanco and is white. The flooring is a luxury vinyl plank with a warm wood tone - which helps bring all the elements of the kitchen together we think! Overall - this is one of our favorite kitchens to date - so many beautiful details on their own, but put together create this gorgeous kitchen!

From CDK Architects: This is a new home that replaced an existing 1949 home in Rosedale. The design concept for the new house is “Mid Century Modern Meets Modern.” This is clearly a new home, but we wanted to give reverence to the neighborhood and its roots. It was important to us to re-purpose the old home. Rather than demolishing it, we worked with our contractor to disassemble the house piece by piece, eventually donating about 80% of the home to Habitat for Humanity. The wood floors were salvaged and reused on the new fireplace wall. The home contains 3 bedrooms, 2.5 baths, plus a home office and a music studio, totaling 2,650 square feet. One of the home’s most striking features is its large vaulted ceiling in the Living/Dining/Kitchen area. Substantial clerestory windows provide treetop views and bring dappled light into the space from high above. There’s natural light in every room in the house. Balancing the desire for natural light and privacy was very important, as was the connection to nature. What we hoped to achieve was a fun, flexible home with beautiful light and a nice balance of public and private spaces. We also wanted a home that would adapt to a growing family but would still fit our needs far into the future. The end result is a home with a calming, organic feel to it. A central island in the kitchen brings the chef and diners together for casual snacks or elaborate dinners. We partnered with Jennifer Allison Design on this project. The kitchen includes cabinets by Columbia in two different colors. The cabinets are maple with a furniture finish. Some of the upper cabinets were finished out with clear glass. The custom granite countertops installed by Bay Works unify the space with an eat-in area and dramatic lighting completes this lovely remodel.
