Erik Grammer Photography -
I recently came across a post on Facebook with a photo of an elderly couple with a quote saying "We were born in a time when if something was broken we would fix it, not throw it away..." This quote resonated with me. I found myself thinking of it while working on the same house - for the fourth time. I affectionately call this beautiful Southern California beach house the Humpty Dumpty home.
I started a wonderful business relationship with one of my favorite clients back in 2003. Initially, I was called in to "fix" and finish what another designer started. Once completed and with everything just so, the couple unfortunately divorced and amicably divided the art, rugs and furnishings. I was hired for a second time to recreate each room as close as possible to replace all items that were missing.
The house was happily restored back to the original design and all was well for a few years. My client relocated to the East Coast for a temporary job assignment and the house was rented to a person (whose name I can't say) from a famous all-girl band. During this time there was a problem with the upstairs laundry room and water damage occurred. I was hired for the third time to help repair and update (ever so slightly) some areas in the house. My client requested to keep the design and feeling of the house intact because he loved it so much.
A few years passed before a pipe broke in the master bathroom while the new renter was out of town on vacation. Unfortunately, things like this do happen - and if not attended to quickly, major damage can occur. In this case, nearly the entire house was flooded requiring it to be completely gutted and stripped down to the floorboards and studs. In January of this year, I was hired to help the client, the insurance company, and the contractor put the house back together again. But unlike the Humpty Dumpty story, this house has actually been put back together again - several times over.
Although, this house and client have experienced some challenges, I say this is a perfect example of design success. My client has had many opportunities to change and create something new in his environment with every mis-adventure. Instead, he realizes his home is exactly the way he likes it. It has been such an honor to work with this man who is definitive, trusting, and confident enough to create (or re-create) the perfect home that "fits" his personality and lifestyle.
Although this Humpty Dumpty home has been good for my business, I hope the next project with this client is to decorate another property - perhaps a New York City Apartment!

Working with a long time resident, creating a unified look out of the varied styles found in the space while increasing the size of the home was the goal of this project.
Both of the home’s bathrooms were renovated to further the contemporary style of the space, adding elements of color as well as modern bathroom fixtures. Further additions to the master bathroom include a frameless glass door enclosure, green wall tiles, and a stone bar countertop with wall-mounted faucets.
The guest bathroom uses a more minimalistic design style, employing a white color scheme, free standing sink and a modern enclosed glass shower.
The kitchen maintains a traditional style with custom white kitchen cabinets, a Carrera marble countertop, banquet seats and a table with blue accent walls that add a splash of color to the space.

Granite countertops can last a lifetime. It contains no harmful chemicals and do not emit harmful radiation or gasses. Granite is heat resistant and is one of the most heat-resistant countertops on the market. You can place a hot pan out of the oven directly onto the countertop surface. Experts do recommend the use of a trivet when using appliances that emit heat for long periods of time, such as crockpots. Since the material is so dense, there is a small possibility heating one area of the top and not the entire thing, could cause the countertop to crack.
Granite is scratch resistant. You can cut on it, but it will dull your knives! Granite scores a seven on Moh’s hardness scale.
Granite countertops are considered to be a low maintenance countertop surface. The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. Most fabricators will apply a sealer to granite countertops before they are installed which will protect them from absorbing liquids too quickly. Many sealers last more than 10 years before needing to be reapplied. When they do need to be reapplied, it is something that most homeowners can do on their own as the process is similar to cleaning. Darker granites are very dense and sometimes don’t even require a sealer.
When it comes to pricing, there are a lot of variables such as edge profile, total square footage, backsplash, etc. Don’t be fooled by the stereotype that all granite is expensive. Lower-range granites will cost less than high-range laminate. Though granite countertops are not considered “low range” in pricing, there are a lot of affordable options.
If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year. If these circumstances exist in a quarry with gorgeous stone, the price will be driven upward.
You won’t find a lot of solid patterns or bright colors, but both do exist. Also, watch for a large range of color and pattern within the same color of stone. It’s always a good idea to view the exact slab(s) that will be fabricated for your kitchen to make sure they are what you expected to see from the sample. Another factor is that many exotic types of granite have huge flowing waves, and a small sample will not be an accurate representation of the whole slab.
Granite countertops are very resistant to chemicals. Acids and bases will not harm the material.

This 1920s single bay house in Earlsdon had been restored by the builder from top to bottom. The hallway floor had been covered in laminate flooring which had been removed, revealing an Edwardian tiled floor beneath. Unfortunately, the plasterer had not covered the floor when working on the walls, so the tiles were now covered in plaster!
The client was keen to keep as many original features as possible and called me in to see if the original 100-year-old floor could be renovated in keeping with the rest of the house. I visited the property to survey the tiles and explained that it certainly could be and having worked on hundreds of these renovations before I was confident of getting a good result. They were happy to go with my quotation and we arranged a time to carry out the work.
The floor tiles themselves were in good condition, but I had to hand carefully scrape the plaster off the tiles before starting on the deep clean. With the plaster removed from the floor I applied Tile Doctor Acid Gel and worked it into the tiles with a coarse 100-grit pad. The floor was then rinsed, and the waste extracted from the floor using a wet vacuum. The process was then repeated with a 200-Grit and then a 400-grit pad until I was happy.
The floor was then speed dried with fans whilst I worked on a repair around the threshold of one of the doors. The repair was relatively straight forward, and I managed to restore the tiling, so the repair was unnoticeable.
The floor was then left overnight to completely dry out. Floors of this age don’t have a damp proof membrane so moisture can build up if they have been covered as in this case. The next stage in the restoration would be to apply a sealer and the floor needs to be dry before you do this otherwise the result can be patchy.
Returning the following day, I first tested the floor with a damp meter to check the moisture levels in different parts of the floor to ensure it was dry enough to seal. The fans had done a good job and I was pleased to find that the floor was dry.
To seal this floor, I used Tile Doctor Seal and Go Extra, it’s a breathable acrylic based sealer that allows for moisture vapour to rise through the tile and evaporate at the surface. This makes it ideal for situations where no damp proof membrane has been installed and there is a low risk of mineral salt deposits being formed (efflorescence).
Once completed the transformation was huge and he Victorian tiles looked well suited to the hallway. Feedback from my client was they were over the moon with the newly restored floor!
For regular cleaning, I recommended Tile Doctor Neutral Tile Cleaner, this is a gentle pH neutral cleaner that will ensure the newly applied seal is retained and not eroded prematurely. This can be the problem with most household cleaning products which contain strong chemicals like bleach which can break down the sealer over time. Without a sealer dirt gets back into the pores of the tile which will mean the homeowner will need to get the floor cleaned and sealed again – a vicious circle!

Iron Fence Painting Wicker Park Homeowners Can Trust: A Windy City Painters Case Study
Wicker Park is full of architectural character — ornate 1890s greystone two-flats, vintage brick facades, and wrought iron fencing that has framed these streets for well over a century. However, what iron fence painting Wicker Park properties require is not a simple weekend job. Winters here are brutal on metal, and consequently Windy City Painters has spent years perfecting the restoration process that keeps these fences standing strong. In particular, this case study walks through a recent project completed for a classic Wicker Park property.
Project Overview
The property featured a full wrought iron perimeter fence that had suffered years of freeze-thaw cycling and road salt exposure. Paint had failed across most of the pickets, and oxidation had progressed into active rust at several base rails. Consequently, the homeowners needed more than a fresh coat of paint. They needed a genuine metal restoration, and that is precisely what Windy City Painters delivered.
Materials Used
Windy City Painters selected products specifically rated for Chicago's climate extremes:
Rust-Oleum Professional Rust Inhibitor Primer
Sherwin-Williams DTM Acrylic Enamel (two finish coats)
3M rust converter gel for active oxidation zones
Wire brushes, angle grinders, and detail brushes for precision work
The Process: How Windy City Painters Restores Rusted Iron
Every iron fence painting Wicker Park project follows a disciplined, multi-stage process:
Preparation. Wire brushing and angle grinding remove all loose, flaking, and compromised material. Rust converter gel is applied directly to active oxidation zones, chemically stabilizing the metal underneath.
Repairs. Pitted sections and structurally weak joints are addressed before any coating touches the surface. Notably, skipping this step is the most common reason fence paint fails prematurely.
Priming. A full rust-inhibiting primer coat seals every bare metal surface, preventing moisture from reaching the iron beneath.
Application. Two finish coats of direct-to-metal enamel are applied by hand for even coverage across pickets, finials, and rail joints.
Finishing. A final inspection confirms full coverage, sharp lines, and a smooth, uniform sheen from every angle.
Furthermore, this same process protects the ornate details so common on Wicker Park fencing — decorative finials, scrollwork, and gate hardware — without losing the historic character that makes these properties special.
Advice for Wicker Park Homeowners
Before starting a similar project, homeowners in this neighborhood should keep a few things in mind:
Never paint over active rust. Untreated oxidation will continue spreading beneath the new coating, and the paint will fail within a season or two.
Always prime bare metal before applying a finish coat. Skipping primer is the single fastest path to peeling.
Choose coatings rated for temperature extremes, since Chicago's freeze-thaw cycles are harder on metal than most climates.
Inspect ground-contact areas each spring, as base rails typically rust fastest due to snow melt and road salt runoff.
Budget for prep time. In fact, most of the labor in a quality iron fence painting Wicker Park project happens before a single coat of paint is applied.
Similarly, ask whether the contractor uses rust converter on active oxidation, since skipping this step often shortens the life of the finish considerably.
Moreover, historic greystone properties often have decorative ironwork that requires extra care during grinding and priming so the original detailing is preserved rather than sanded away.
What to Expect: Timeline and Investment
Homeowners often ask how long an iron fence painting Wicker Park project takes from start to finish. In general, prep work — wire brushing, grinding, rust conversion, and repairs — takes up the largest share of the schedule, while primer and enamel application move relatively quickly once the surface is properly stabilized. Cure time between coats also affects the overall timeline, since rushing this stage undermines durability. Consequently, Windy City Painters builds a realistic schedule around weather conditions rather than forcing the job into a tight window. In addition, investment varies based on fence length, the amount of active rust present, and whether ornate detailing requires extra hand-finishing. Homeowners considering this project should request a full on-site walkthrough rather than a rough phone estimate, since rust severity is difficult to judge accurately without seeing the fence in person.
Why Wicker Park Homeowners Choose Windy City Painters
Windy City Painters has become the trusted painting contractor for Chicago's North Side and Near West Side, and iron fence painting Wicker Park residents request most often reflects that reputation directly. In contrast to quick-fix contractors who paint straight over rust, Windy City Painters treats every project as a full restoration. As a result, clients get a finish that holds up through multiple Chicago winters rather than one.
In addition, for related projects, Windy City Painters also offers interior painting, cabinet painting, drywall and plaster repair, and full metal refinishing services for fences, gates, and porches throughout the neighborhood. Ultimately, that range of services is what makes us a true one-stop contractor for Wicker Park homeowners.
