LA is known for its urban sprawl. Rows and rows of single story bungalows stretching out into the desert, only interrupted to make way for freeways and shopping centers. People have flocked here for the endless sunshine and opportunity. And here we are, over two centuries later with more people living in LA than ever and we have run out of places to house them all. The housing shortage in LA and California is a hot topic.
The Butler Co-Living Apartments are our take on addressing the need for more housing. Take an existing 1950’s 8-unit apartment, strip it back, divide it up and create a whole new-to-LA concept: Co-Living. 32 micro-efficient suites that allow occupants to live independently while sharing basic amenities. A kitchen for all, but private suites and well appointed bathrooms for each. A new take on apartment living, conveniently located by colleges, public transportation, and entertainment and shopping destinations; this is LA after all.

LEED certification level: Platinum.
Builder: GCCM Construction Services LLC dba UberGreen Spaces & Homes.
Mark Twain said it best, "If the world were to end today I'd move to Kentucky because they are 20 years behind everyone else."
There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'.
We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today.
The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home.
All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde.
The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future.
All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions.
The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots.
We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before.
We hope to continue making great projects like these to help inspire, educate and create awareness around some of the most important topics and challenges we face today.
Thank you to everyone at the USGBC for helping us make this happen and the great work you do every day!

![4 Critical Signs You Need a Localization Company for Your App](https://st.hzcdn.com/fimgs/1081426b067d18f0_5615-w360-h360-b0-p0--.jpg)
![TeriWall](https://st.hzcdn.com/fimgs/74f3ebaa062b7736_4599-w32-h32-b0-p0--.jpg)
In the world of digital commerce, where reach is crucial to growth, expanding your app's audience beyond your early adopters is no longer an option – it's a must. The decision to scale at the right moment and in the right way can make and break your strategy. An essential first step on the road to expansion is localization, a nuanced process carefully designed to adapt your product for specific markets and consumers according to their demands and specificities, language, customs, and cultural nuances. Recognizing the moment to invest in a localization company might spell the difference between global success and standstill. Today, the complexities of global market penetration, where cultural sensitivity and local sensitivities are crucial to success, backing your strategy with a robust localization effort is more important than ever.
These are the primary signs that tell you it's time to partner with a localization company. Stagnating or declining downloads, an increase in inquiries and reviews coming in languages other than your app's primary language, high bounce rates from international visitors, noticing competitors are localizing – these are all unmistakable signs. It should be crystal clear when to take action and try something new. It can also be basically the same day. By searching for and recognizing these key signs and signals, you make informed decisions around the right time to engage with a localization company and launch a version of your app in new markets.
Sign 1: Stagnant or Declining Downloads
One apparent signal that your app might need a localization company could be an unremitting or even downward trend in downloads – which could reflect a market in which there is little or no room for severe expansion or where language and cultural barriers are not adequately considered. Overall, mobile app adoption, which had remained relatively constant for several years, took a hit in 2021 – and in specific sectors, notably gaming, it declined: App Store game downloads pulled back significantly (-6.9%) while Google Play downloads rose slightly (0.6 percent).
Identifying the Issue
The core problem stems from a linguistic mismatch between the languages available on the app and what users in unaddressed markets are most likely to speak. While apps like BeReal have received high initial downloads, their inability to establish a viable business model and a localization strategy means few stick around.
How Localization Can Help
Localization can fill this gap by adapting the app to the linguistic and cultural expectations of new target markets. For example, it could translate the app into the local language and adapt the cultural references, local currency, and dates to local expectations.
Case Studies of Apps Benefiting from Localization
We can measure the extent to which localizing the game was crucial to this success by looking at the rapid rise of Plants vs. Zombies up the Chinese best-seller iTunes charts after the game was localized into Chinese. It quickly shot to the top of the domestic best-seller chart (figure 4), with downloads and user engagement soaring. This is more successful for an already successful game and only a hint of what is possible through localization in turning the fortunes of an app around on the global stage.
Sign 2: Increased Inquiries and Reviews in Other Languages
If your app suddenly catches many questions and reviews in other languages, that’s a clear sign of interest from non-English-speaking markets. For several reasons, this is a crucial signal:
Types of Inquiries
Users can ask about app features and payment methods and seek support. Responding in multiple languages is complicated when a company needs multilingual support agents in-house, which is often the case. Bilingual agents or translation software can fill this gap. When we do this work, not only does it boost user confidence, but it also helps convert users into loyal customers.
Impact on User Experience
Users are much more engaged if they can read the support in their native language. Trust and engagement increase by 120 percent for apps that bring the native language into play; 72 percent of app users do not speak English as a first language.
Responding Effectively
It's also possible to go one step beyond by producing FAQs, tutorials, or other documents to deal with the most common topics upfront in different languages. Then, the inquiries your team receives will be more challenging, and if a customer does reach out, they will be better satisfied because you have proactively addressed the issue. Finally, watch the right key performance indicators (KPIs) for your support strategy. Many of the questions you answer will be the same across your user base, and you might find it's mainly about one particular product area. Acknowledging that and proactively improving your support in that area can be strategically important.
Sign 3: High Bounce Rates from International Visitors
Significant bounce rates from international visitors indicate that language barriers or cultural mismatches may limit your app's usability. This can send some users quickly out the door, draining your engagement and potentially stalling your app's success.
Understanding Bounce Rates
Measures such as bounce rates (defined as the percentage of sessions a user left without interacting further—in the case of apps, not moving beyond the first screen) can reveal that content doesn't resonate with an international audience. They can, therefore, be a useful indicator of potential problems with the language or culturally specific content.
Localization Strategies
Translation alone is never good enough for effective localization. Your app's content must also adapt to local target markets' cultural and linguistic expectations, tweaking images, formats, and even functionalities according to localized uses and preferences.
Measuring the Impact of Localized Content
Localized content can drastically reduce bounce rates as the app becomes more accessible and engaging for a global audience. The key numbers to look at are engagement and conversion rates, which typically see quite a substantial increase after a successful localization. Localization benefits not only user experience but also overall market performance.
Sign 4: Competitors Have Started Localizing
Competitive Advantage
The most important competitive advantage you can bring to your app by localizing it is simply catering to your users' geographical preferences. This is especially true since competitors optimize their apps to target different regions, boosting their market penetration and user base.
Analyzing Competitors' Strategies
Learning what a rival app conveys through its localization implementation, whether by localizing language or culturally customizing content, will provide practical knowledge of target markets and competitive advantages. App Radar provides an overview of a company's localization strategy across multiple countries, which can help highlight competitor strategies.
Staying Ahead
Keep up to stay ahead—regularly assess your localization by benchmarking against the competition and listening to users to ensure that your app stays relevant and attractive to existing and new users in different markets worldwide.
Conclusion
Analyzing the informational signs that point towards the requirement of a localization company reveals that mastering localization and its strategies is crucial in the world of apps that aim to reach an international level.
Focusing on cultural sensitivity, language adaptation, and the preferences of different markets are the keys to reaching international audiences. These localization strategies help a global app catch the eyes of more people, increasing user involvement and satisfaction and giving developers a chance to widely develop how to buy 1mg Viagra their apps and reach far beyond their original markets.
We hope we have convinced the reader that the signs highlighted in the 'Lessons' section can be a black swan indicator when addressed proactively and that they can dramatically change an app's trajectory to the global arena. Striking the right tone with user-centric content and support, accounting for cultural differences, fighting localization competitors, analyzing and improving localization strategy – all of this and more falls under the responsibility of localization companies. And, as we’ve seen, the impact on any given judge of your app won’t be just measured in immediate KPIs. It might as well lay the foundations of your lasting presence and influence on the global digital landscape.

Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub.
This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish.
The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface.
I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine.
The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water.
After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight.
Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane.
This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate.
As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again.
