We recently took on an exciting whole-home renovation for this lovely historic Trinity in Center City Philadelphia. Originally built in the mid-1800s, the house footprint is just over 17’ x 13’. As is typical of this type of 3-story house, the kitchen is located in the basement, making this house four floors of occupied space with overall square footage totaling just under 900 square feet. The homeowner felt the former kitchen was cramped, dimly lit, and inefficiently designed, and she was in search of help in bringing her artistic vision for the space to life, blending both old and new elements through an exciting mix of textures and character. High on her priority list was integrating her wonderful collection of objects gathered from her travels around the world. We brought our design skills and construction experience to the team, working with the homeowner and the designer to develop a host of creative solutions, including the installation of an Indonesian screen as a sliding door covering a newly reconfigured utility area, which includes a new on-demand hot water heater, mounted next to a new electrical panel with ample room for service and access. Photos images: Courtesy of the Homeowners At the end of a dirt road in southern Vermont is a stunning timber and stone residence designed to resemble a small medieval Anglo-Norman manor house originally constructed in the 16th century. According to the owners, a husband and wife with a keen interest in both ancient and modern architecture, the 5,000 sq. ft. home was built slowly over eleven years by highly skilled craftsmen in order to complete all of the authentic hand-planed interior details. The craftsmen then spent an additional two years building the adjacent “ancient“ barn. “We always knew we wanted to take down a delapidated 19th-century hay barn and replace it with something of the period of the house,“ the husband said. The owners designed the barn and began to consider zinc for the roof after looking at northern European architecture and discovering that zinc has been used extensively in Europe for 300 years. Approximately 4,200 sq. ft. of RHEINZINK prePATINA bright rolled Double Lock Standing Seam Roof Panels were utilized to roof the white oak structure. The bright rolled material was selected deliberately in order to achieve the “naturally aged look“ that the owners were seeking. “It’s gone almost immediately to a soft grey which is what we hoped would happen. As the years go by, the color of the weathering white oak and the aging zinc will come together in a dusty grey. Seeing this building in the fog five years from now will feel like seeing a 500-year-old ghost barn floating in the hills of Vermont.“ Installation of the RHEINZINK panels was done by Cold Hollow Contracting, Burlington, VT. “These folks had serious zinc-roofing experience and were clearly the most craft-oriented of all the roofers we met with,“ according to the husband. The main focus was getting an “old look“ as quickly as possible, said Tim Heaghney, co-owner of Cold Hollow Contracting. “That’s really what makes the bright rolled so special—it ages quickly. We fabricated the 28 ft. panels on site and did the flashing fabrication in our shop. Many of the normal sheet metal skills apply to the zinc although we relied heavily on the RHEINZINK installation manual as well as personal support from their technical people. We used a radius cut and fold at the eve termination as opposed to the typical detail used in steel and copper where it‘s just cut at the 90 for the drip edge. The roof was steep but we do a lot of steeples and domes so we’re comfortable working at heights.“ The installers also utilized RHEINZINK’s AIR-Z structured underlayment to provide an air-gap behind the zinc. It’s been my experience that it’s not un-common to discover fantastic tiled floors hidden underneath an additional layer of flooring usually carpet or linoleum. This was the case with this property, situated in the town of Canley, Coventry, where the owner had found a Quarry tiled floor underneath Vinyl tiles which had been stuck down using an adhesive. Quarry tiles are typically hard wearing and very durable and a sensible choice for flooring in high traffic areas of both residential and commercial properties, a tiled floor is of course a difficult to remove so it’s not surprising that tiles do get covered over rather than replaced during redecoration. Taste’s change and like most property owners who unearth hidden tiled floors, my client was keen to restore them as an original feature. Despite the amount of adhesive and the poor state of the Quarry tiles, I was confident that the floor could be restored to new, so we agreed a date for me to come back to the property and complete the work. The process of cleaning the Quarry tiled floor – including remove large amounts of adhesive – took a total of two days to complete. I started by carefully removing the Vinyl tiles using a hand scraper which as you can imagine was a lot of manual effort and the adhesive proved quite difficult to remove. In the end I had to use a combination of a very coarse 50 grit pad fitted to a heavy rotary machine lubricated with water, to clear the area completely of the substance. The resulting slurry was rinsed away, and the floor was then given a thorough acid rinse with Tile Doctor Grout Clean-Up. Grout Clean-Up is a cleaner which contains concentrated phosphoric acid, and is designed to dissolve minerals such as salts and cement left on the surface of the tile. This was followed by a final thorough rinse with water, and the excess moisture was soaked up with a wet-vac machine. After the cleaning process was complete, I left the floor to dry off completely for 24 hours. Upon my return to the house the next day, I checked for any dampness that could have damaged the performance of the sealer, thankfully, the floor was dry and ready to seal, and so I proceeded to apply several coats of Tile Doctor Seal & Go Extra. Seal & Go Extra is a fully breathable sealer that provides for effective moisture transmission. It provides durable surface protection against dirt and stains, and is suitable for most kinds of internal, natural stone tiled floors, including Quarry, Victorian and Flagstone.
