Upon beginning construction, the space was completely opened to the stunning view. A contemporary aesthetic was created while implementing warmth with the choice of materials. With this openness came a new set of issues: mechanical travel and connection to existing runs, all inside a typical concrete condo structure. What we think is a true example of design complexity rendering simplicity.

This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. This private residence involved construction of a modern architectural style estate property in Highland Park, Texas. Dee Brown Inc’s role came into play late in the project, when corrections were needed to some specialty stonework. The home’s center is formed around the main entry. The floorplan is largely open, but parallel core wall areas serve to define the foyer, kitchen, dining, and living areas. As key areas, the architect put special focus on materials selection for the core walls. It was decided that Indiana limestone would be the finish, and that the cladding panels would all have unique continuous horizontal grooves. Material was received and installed by the original subcontractor. Upon seeing the completed work, it was evident to the architect and owner that grooves in the fabricated material were not consistent, and that the installation process had left numerous chips to the panels. It was at this point that the partially completed work was removed, and the second fabricator/installer was contacted. Dee Brown Inc ordered the Indiana limestones slabs. There, special care was taken to hold tight tolerances to the horizontal grooves as well as to the typical cut-to-size aspects. Erection of these mechanically set panels was done very carefully. The result was a clean finished product with none of the tolerance and chipping issues of the original installation. Dee Brown, Inc also created and installed special stone finishes at the adjacent half-bath. Semi-precious white onyx was transformed into a lavatory top/bowl assembly, water-closet wall cladding, and even tissue and towel holders.

Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too. We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved. Thankfully our client is very quick to respond and allows us an abundance of freedom to make necessary improvements when deemed necessary. Additionally, last minute work functions and/or parties are often hosted at their house. We often times have to respond quickly with an extra service visit, service date change, seasonal color change, bed mulching, etc. to help get it ready for their company. Our approach to the dining room wall was a key decision for the entire project. The wall was load bearing and the homeowners considered only removing half of it. In the end, keeping the overall open concept design was important to the homeowners, therefore we installed a load bearing beam in the ceiling. The beam was finished with drywall to be cohesive so it looked like it was a part of the original design. Now that the kitchen and dining room were open, paint colors were used to designate the spaces and create visual boundaries. This made each area feel like it’s its own space without using any structures. The original L-shaped kitchen was cut short because of bay windows that overlooked the backyard patio. These windows were lost in the space and not functional; they were replaced with double French doors leading onto the patio. A brick layer was brought in to patch up the window swap and now it looks like the French doors always existed. New crown molding was installed throughout and painted to match the kitchen cabinets. This window/door replacement allowed for a large pantry cabinet to be installed next to the refrigerator which was not in the old cabinet configuration. The replaced perimeter cabinets host custom storage solutions, like a mixer stand, spice organization, recycling center and functional corner cabinet with pull out shelving. The perimeter kitchen cabinets are painted with a glaze and the island is a cherry stain with glaze to amplify the raised panel door style. We tripled the size of the kitchen island to expand countertop space. It seats five people and hosts charging stations for the family’s busy lifestyle. It was important that the cooktop in the island had a built in downdraft system because the homeowners did not want a ventilation hood in the center of the kitchen because it would obscure the open concept design. The countertops are quartz and feature an under mount granite composite kitchen sink with a low divide center. The kitchen faucet, which features hands free and touch technology, and an instant hot water dispenser were added for convenience because of the homeowners’ busy lifestyle. The backsplash is a favorite, with a teal and red glass mosaic basket weave design. It stands out and holds its own among the expansive kitchen cabinets. All recessed, under cabinet and decorative lights were installed on dimmer switches to allow the homeowners to adjust the lighting in each space of the project. All exterior and interior door hardware, hinges and knobs were replaced in oil rubbed bronze to match the dark stain throughout the space. The entire first floor remodel project uses 12x24 ceramic tile laid in a herringbone pattern. Since tile is typically cold, the flooring was also heated from below. This will also help with the homeowners’ original heating issues. When accessorizing the kitchen, we used functional, everyday items the homeowners use like cutting boards, canisters for dry goods and place settings on the island. Ultimately, this project transformed their small, outdated kitchen into an expansive and functional workspace.

These clients reached out to Hillcrest Construction when their family began out-growing their Phoenixville-area home. Through a comprehensive design phase, opportunities to add square footage were identified along with a reorganization of the typical traffic flow throughout the house. All household traffic into the hastily-designed, existing family room bump-out addition was funneled through a 3’ berth within the kitchen making meal prep and other kitchen activities somewhat similar to a shift at a PA turnpike toll booth. In the existing bump-out addition, the family room was relatively tight and the dining room barely fit the 6-person dining table. Access to the backyard was somewhat obstructed by the necessary furniture and the kitchen alone didn’t satisfy storage needs beyond a quick trip to the grocery store. The home’s existing front door was the only front entrance, and without a foyer or mudroom, the front formal room often doubled as a drop-zone for groceries, bookbags, and other on-the-go items. Hillcrest Construction designed a remedy to both address the function and flow issues along with adding square footage via a 150 sq ft addition to the family room and converting the garage into a mudroom entry and walk-through pantry. - The project’s addition was not especially large but was able to facilitate a new pathway to the home’s rear family room. The existing brick wall at the bottom of the second-floor staircase was opened up and created a new, natural flow from the second-floor bedrooms to the front formal room, and into the rear family hang-out space- all without having to cut through the often busy kitchen. The dining room area was relocated to remove it from the pathway to the door to the backyard. Additionally, free and clear access to the rear yard was established for both two-legged and four-legged friends. The existing chunky slider door was removed and in its place was fabricated and installed a custom centerpiece that included a new gas fireplace insert with custom brick surround, two side towers for display items and choice vinyl, and two base cabinets with metal-grated doors to house a subwoofer, wifi equipment, and other stow-away items. The black walnut countertops and mantle pop from the white cabinetry, and the wall-mounted TV with soundbar complete the central A/V hub. The custom cabs and tops were designed and built at Hillcrest’s custom shop. The farmhouse appeal was completed with distressed engineered hardwood floors and craftsman-style window and door trim throughout. - Another major component of the project was the conversion of the garage into a pantry+mudroom+everyday entry. The clients had used their smallish garage for storage of outdoor yard and recreational equipment. With those storage needs being addressed at the exterior, the space was transformed into a custom pantry and mudroom. The floor level within the space was raised to meet the rest of the house and insulated appropriately. A newly installed pocket door divided the dining room area from the designed-to-spec pantry/beverage center. The pantry was designed to house dry storage, cleaning supplies, and dry bar supplies when the cleaning and shopping are complete. A window seat with doggie supply storage below was worked into the design to accommodate the existing elevation of the original garage window. A coat closet and a small set of steps divide the pantry from the mudroom entry. The mudroom entry is marked with a striking combo of the herringbone thin-brick flooring and a custom hutch. Kids returning home from school have a designated spot to hang their coats and bookbags with two deep drawers for shoes. A custom cherry bench top adds a punctuation of warmth. The entry door and window replaced the old overhead garage doors to create the daily-used informal entry off the driveway. With the house being such a favorable area, and the clients not looking to pull up roots, Hillcrest Construction facilitated a collaborative experience and comprehensive plan to change the house for the better and make it a home to grow within.

This project focused on the typical "large home / small kitchen" issue. The homeowner allowed the adjacent bedroom to be consumed, and the new kitchen to be a linear expanse along the rear of the home (capturing views of the backyard and beyond, as well as creating the perfect indoor/outdoor relationship).

We began by digging the footings for the deck and sunroom; however, we immediately ran into a problem. The back of the lot was built on fill dirt, which meant the structure would need extra support. Fortunately for the customer, with over 20 years of experience in the industry and having dealt with this type of problem before, we were able to contact our structural engineer who devised a plan to take care of the issue. Therefore, what would have been a large problem turned into a simple time delay with some additional cost requirements. To fix the situation, we would up having to dig 12-foot-deep footings with an excavator before adding some additional helical piers for the deck posts and sunroom foundation (FYI – typical footing depth is two feet). Since the customer understood that this was an unexpected situation, we created a change order to cover the extra cost. Still, it’s important to note that the very nature of construction means that hidden situations may occur, so it’s always wise for customers to have contingency plans in place before work on the home begins. In the end, we finished on time and within the homeowners budget, and they were thrilled with the quality of our work.
