Finding A Floral Supplier When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.” When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements. When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE. But what is not revealed is that the middle man does not actually have a flower shop in Charlotte! The Difference Between Toasters and Flowers With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way! Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC. This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers). The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. "They wanted a certain degree of sun and shade protection, which a pergola does provide, but they wanted it to seem a bit like a park for the kids to play in." "The seating/storage bin was not a part of the original design," says Lisha. "As the project progressed, the client expressed interest in some sort of chest for the new outdoor furniture cushions to be stored in." The design for the storage bin was developed to accommodate this request: "It eventually evolved into a seating area as well. And to keep the look consistent with the new kitchen, it was agreed that the stone be carried through the design. The wood top was necessary so we could design a hinged access for storage."

This basement feels nothing like a typical underground area; it is a realm of wonder and imagination brought to life. Yorkstone is a variety of Sandstone unique to Yorkshire, and is known for its hard wearing and durable qualities. It was first manufactured during medieval times, but is still used for a range of building and construction purposes including, of course, tiled floors in houses. Yorkstone comes in a variety of natural colours, depending on the mineral makeup of the stone, and means that the tiled floors often have a unique look to them. This customer, living in the small Yorkshire town of Driffield is the lucky owner of a fantastic new Yorkstone tiled living room floor. Unfortunately, the floor had been installed by an independent builder, as opposed to a professional tiling company, and had been left with no sealer to ensure it would stay looking great for a long time to come. Over time, the lack of a sealer has allowed the dirt to become ingrained in the stone, making it increasingly difficult for the customer to keep the tiles clean. I was called in to bring completion to what was an unfinished job! As you can see from the photographs, the entire floor was quite dusty and dull looking following the recent installation. To get the tiles clean, I mixed a strong 60-40 mix of Tile Doctor Pro Clean and clean water. Pro Clean is a reliable alkaline cleaner suitable for use on most natural stone floors, including Sandstone, Quarry, and Slate. The cleaning solution was applied to the floor and left to dwell for 20 minutes, allowing it time to penetrate the stone. Then, using my 17” rotary machine fitted with a black scrubbing pad, I proceeded to deep clean the tiles, leaving them looking immediately cleaner and more vibrant. Any resulting cleaning residue was promptly soaked up using a wet vacuum. The process was repeated in the more stubborn areas, and I gave the floor a final rinse with water and left it to dry. Typically, we would leave a 12 to 24 hour drying period, depending on whether there is a damp proof membrane installed. However, this floor had underfloor heating and so dried really quickly, allowing me to seal it on the same day. The customer wished to have a matt, natural finish for the Yorkstone tiled living room, so I applied two coats of Tile Doctor Colour Grow, our impregnating sealer which offers a natural, no-sheen look for textured floors, while providing durable protection against ingrained dirt and stains. As the name of the product suggests, Colour Grow contains colour intensifying properties which really helped to accentuate the rich variety of colours in the customer’s Yorkstone tiles.
