Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.

These Katy TX homeowners were looking for a space that would combine their love for the outdoors and watching sports. Tradition Outdoor Living designed a unique open plan that includes a covered patio flanked by two cedar pergolas and a stone fire pit. This combination of structures provides a fully protected lounge area for TV viewing and two partially shaded areas for grilling and dining in comfort. The covered patio has an open gable roof with cedar trusses, cedar trimmed columns and beams. The stained tongue and groove ceiling is fitted out with recessed lighting and ceiling fans. The matching pergolas provide partial shade while allowing natural light to filter through. The concrete was extended to create room for seating around the fire pit. The concrete is stamped and stained to coordinate with the stone fire pit and stone footers. Rustic lighting, furniture and decor create a laid back, rugged outdoor retreat.

Located in one of the Ritz residential towers in Boston, the project was a complete renovation. The design and scope of work included the entire residence from marble flooring throughout, to movement of walls, new kitchen, bathrooms, all furnishings, lighting, closets, artwork and accessories. Smart home sound and wifi integration throughout including concealed electronic window treatments. The challenge for the final project design was multifaceted. First and foremost to maintain a light, sheer appearance in the main open areas, while having a considerable amount of seating for living, dining and entertaining purposes. All the while giving an inviting peaceful feel, and never interfering with the view which was of course the piece de resistance throughout. Bringing a unique, individual feeling to each of the private rooms to surprise and stimulate the eye while navigating through the residence was also a priority and great pleasure to work on, while incorporating small details within each room to bind the flow from area to area which would not be necessarily obvious to the eye, but palpable in our minds in a very suttle manner. The combination of luxurious textures throughout brought a third dimension into the environments, and one of the many aspects that made the project so exceptionally unique, and a true pleasure to have created. Stepping out onto the covered patio space, attention is immediately drawn to the tranquil water feature. Faced with Georgetown Blend stone and Bullnose Travertine coping, this water fall feature creates an elegant feel to this outdoor patio. Even in the midst of night, it glows with LED lights and sparkles from the decorative glass backsplash. This lovely water feature requires low maintenance, as it is fitted with a chlorinator and Jandy pump for proper filtration.
