The Clients contacted Cecil Baker + Partners to reconfigure and remodel the top floor of a prominent Philadelphia high-rise into an urban pied-a-terre. The forty-five story apartment building, overlooking Washington Square Park and its surrounding neighborhoods, provided a modern shell for this truly contemporary renovation. Originally configured as three penthouse units, the 8,700 sf interior, as well as 2,500 square feet of terrace space, was to become a single residence with sweeping views of the city in all directions. The Client’s mission was to create a city home for collecting and displaying contemporary glass crafts. Their stated desire was to cast an urban home that was, in itself, a gallery. While they enjoy a very vital family life, this home was targeted to their urban activities - entertainment being a central element. The living areas are designed to be open and to flow into each other, with pockets of secondary functions. At large social events, guests feel free to access all areas of the penthouse, including the master bedroom suite. A main gallery was created in order to house unique, travelling art shows. Stemming from their desire to entertain, the penthouse was built around the need for elaborate food preparation. Cooking would be visible from several entertainment areas with a “show” kitchen, provided for their renowned chef. Secondary preparation and cleaning facilities were tucked away. The architects crafted a distinctive residence that is framed around the gallery experience, while also incorporating softer residential moments. Cecil Baker + Partners embraced every element of the new penthouse design beyond those normally associated with an architect’s sphere, from all material selections, furniture selections, furniture design, and art placement. Our introduction to the Tahoe site was in late winter, on a clear sunny day with filtered light and long shadows through snow-laden fir and pine bows. It made a strong impression, stored for future consideration but the impetus for the design came soon after the spring snow melt. A powerful sense of horizontal layering of vegetation and various stages of decomposing downed timber on the two-acre site, juxtaposed with pine and fir trees and the dense canopy of the surrounding forest. The site is located near the historic 1960 Olympic Nordic track, situated on the edge of wetlands and seasonal streams. The homeowners were previous clients and dreamt of having a retreat in the Sierras away from their home base in Berkeley, CA. Among skiers, bike riders, hikers, and boaters, they found the ideal central location for their home base near Lake Tahoe. The home is organized as a series of linked spaces, each providing a unique sensory experience and connection to different parts of the site, both vertically and horizontally. The design includes extensive use of glass to create a true indoor/outdoor connection and maximize natural light. At the center of the site are two large fir trees, which the building respectfully wraps around in an L shape to create a focal point in the landscaped courtyard. A refined, context-driven palette of natural materials including cedar, oak, fir, and steel is used to harmoniously blend in among the surroundings. The construction includes advanced details such as thermally broken steel beams supporting layered roof planes engineered to hold snow rather than shed it. Designed to resist significant load, we exposed the steel structure as a recurring element in the interior spaces. The resulting columns and support beams contribute to the familiar design aspects of each room and provide a better understanding of how the building was constructed. The second floor features cantilevered volumes that reach out into the nearby evergreen limbs, likening the experience to being in a tree house. The house incorporates features such as radiant heating, solar panels, and operable windows for passive cooling. Fire safety measures include the use of naturally fire-resistant materials, a Class A roof construction, sprinklers, and drought-tolerant landscaping beyond the defensible space.

The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick. Situated along Eagle River, looking across to the mouth of the Ipswich Harbor, this was clearly a little cape house that was married to the sea. The owners were inquiring about adding a simple shed dormer to provide additional exposure to the stunning water view, but they were also interested in what Mathew would design if this beach cottage were his. Inspired by the waves that came ashore mere feet from the little house, Mathew took up a fat marker and sketched a sweeping, S-shape dormer on the waterside of the building. He then described how the dormer would be designed in the shape of an ocean wave. “This way,” he explained, “you will not only be able to see the ocean from your new master bedroom, you’ll also be able to experience that view from a space that actually reflects the spirit of the waves.” Mathew and his team designed the master suite and study using a subtle combination of contemporary and traditional, beach-house elements. The result was a completely unique and one-of-a-kind space inside and out. Transparencies are built into the design via features like gently curved glass that reflects the water and the arched interior window separating the bedroom and bath. On the exterior, the curved dormer on the street side echoes these rounded shapes and lines to create continuity throughout. The sense of movement is accentuated by the continuous, V-groove boarded ceiling that runs from one ocean-shaped dormer through to the opposite side of the house. The bedroom features a cozy sitting area with built in storage and a porthole window to look out onto the rowboats in the harbor. A bathroom and closet were combined into a single room in a modern design that doesn't sacrifice any style or space and provides highly efficient functionality. A striking barn door made of glass with industrial hardware divides the two zones of the master suite. The custom, built-in maple cabinetry of the closets provides a textural counterpoint to the unique glass shower that incorporates sea stones and an ocean wave motif accent tile. With this spectacular design vision, the owners are now able to enjoy their stunning view from a bright and spacious interior that brings the natural elements of the beach into the home. When it comes to finding inspiration for your house or apartment design, there are a variety of routes you can take. For some, it is important to dive into the latest trends in fashion and art, using only the most popular decor pieces and embracing the color palettes seen on runways or in home and garden magazines. But for others, it’s simply about discovering what feels most like “home.” Ashley Steele, the creator of A Styled Affair, was part of the latter group. “Since my husband and I were moving into a space that was previously owned, I needed a way to make it feel like it was truly ours, and unique to us,” she told our team. A Styled Affair sprang from Ashley’s passion for fashion, and need for a creative outlet. But it soon became more than that. She developed a following, and it quickly became a place where she could share her personal style, travel adventures, and lifestyle tips. “While the blogging industry has become overwhelmed with people sharing their favorite home decor or make-up tips, I think what sets A Styled Affair apart is my commitment to stay true to my unique taste. I have always marched to the beat of my own drum – and that carries through in the clothes I wear, the decor I select for our home, and the travels I plan.” Paintzen connected with Ashley as she was settling into her new home in Boston’s Seaport District. Although she and her husband have lived in Boston for almost 8 years, they were used to smaller, more traditional spaces. Their new home is much bigger, and more modern, than any place they lived before. “I wanted to select colors of comfort, simplicity, and sophistication so we could elevate the space and make it feel more like a home.” Ashley also accurately pointed out that new construction can sometimes feel a little cold and sterile, almost industrial. “I wanted our home to feel like a peaceful oasis after coming in from the bustling city.” Ashley chose soft white paint for her walls to bring a sense of comfort and zen. With lots of wall decor, art work and carefully selected furniture, the walls serve as a clean and comfortable palette, and allowed her more freedom when making her other design decisions throughout the space. Ashley kept the overall palette fairly neutral, and incorporated “modern bohemian” inspired decor throughout the home; the final product was clean and simple, and catered to her style. We asked Ashley what she was most excited for now. “I’m most excited to continue to find new decor pieces to compliment the paint colors and decor we’ve already found for the space. We have been really patient with decorating and selected each piece really careful to make sure it is cohesive and flows from room to room. I’m looking forward to enjoying the space with my husband and dog, and entertaining friends and family in the spring and summer!” A few final questions for Ashley on her experience with Paintzen: “I would highly recommend Paintzen to anyone, especially those that live in the city. Built in 1896, the original site of the Baldwin Piano warehouse was transformed into several turn-of-the-century residential spaces in the heart of Downtown Denver. The building is the last remaining structure in Downtown Denver with a cast-iron facade. HouseHome was invited to take on a poorly designed loft and transform it into a luxury Airbnb rental. Since this building has such a dense history, it was our mission to bring the focus back onto the unique features, such as the original brick, large windows, and unique architecture. Our client wanted the space to be transformed into a luxury, unique Airbnb for world travelers and tourists hoping to experience the history and art of the Denver scene. We went with a modern, clean-lined design with warm brick, moody black tones, and pops of green and white, all tied together with metal accents. The high-contrast black ceiling is the wow factor in this design, pushing the envelope to create a completely unique space. Other added elements in this loft are the modern, high-gloss kitchen cabinetry, the concrete tile backsplash, and the unique multi-use space in the Living Room. Truly a dream rental that perfectly encapsulates the trendy, historical personality of the Denver area.

Inspiration for an eclectic wooden straight staircase remodel in Other

KitchenLab Interiors’ first, entirely new construction project in collaboration with GTH architects who designed the residence. KLI was responsible for all interior finishes, fixtures, furnishings, and design including the stairs, casework, interior doors, moldings and millwork. KLI also worked with the client on selecting the roof, exterior stucco and paint colors, stone, windows, and doors. The homeowners had purchased the existing home on a lakefront lot of the Valley Lo community in Glenview, thinking that it would be a gut renovation, but when they discovered a host of issues including mold, they decided to tear it down and start from scratch. The minute you look out the living room windows, you feel as though you're on a lakeside vacation in Wisconsin or Michigan. We wanted to help the homeowners achieve this feeling throughout the house - merging the causal vibe of a vacation home with the elegance desired for a primary residence. This project is unique and personal in many ways - Rebekah and the homeowner, Lorie, had grown up together in a small suburb of Columbus, Ohio. Lorie had been Rebekah's babysitter and was like an older sister growing up. They were both heavily influenced by the style of the late 70's and early 80's boho/hippy meets disco and 80's glam, and both credit their moms for an early interest in anything related to art, design, and style. One of the biggest challenges of doing a new construction project is that it takes so much longer to plan and execute and by the time tile and lighting is installed, you might be bored by the selections of feel like you've seen them everywhere already. “I really tried to pull myself, our team and the client away from the echo-chamber of Pinterest and Instagram. We fell in love with counter stools 3 years ago that I couldn't bring myself to pull the trigger on, thank god, because then they started showing up literally everywhere", Rebekah recalls. Lots of one of a kind vintage rugs and furnishings make the home feel less brand-spanking new. The best projects come from a team slightly outside their comfort zone. One of the funniest things Lorie says to Rebekah, "I gave you everything you wanted", which is pretty hilarious coming from a client to a designer.
