Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Our clients, a vibrant young family with two energetic kids and a playful dog, were feeling the constraints of their outdated, cramped house. The Main Floor was divided by walls, fragmenting the Kitchen, Dining Room, and living areas, making family time and entertaining a bit of a struggle. The Kitchen was small and dim, lacking counter space and storage. The kids' study/play table was squeezed into a tight corner, emphasizing the lack of space. The dark hardwood floors were scratched and worn, and the foyer felt cramped and uninviting. The powder room was also The idea of a major renovation brought both excitement and a bit of anxiety. The couple was unsure about design decisions and worried about the challenges of dealing with structural columns and beams. Collaborating with Sosna designer Camila, the family embarked on a journey to transform their outdated house into a bright, functional home. To open up the space, walls were removed, creating a seamless flow between the foyer, living room, dining room, and kitchen. The kitchen was relocated and expanded to include generous counter space and a large island, providing the ideal spot for the kids to help prepare meals—a task they’ve come to enjoy since the renovation—or work on their homework. Additionally, the addition of a cozy window bench offers extra seating for hanging out with the family. It’s also the perfect place to curl up with a good book. The once dark and gloomy powder room was completely refreshed with new fixtures, a white oak vanity, and beautiful floor tiles, which significantly brightened it up. Additionally, the dark hardwood floors were replaced with a lighter, more modern option, brightening the entire main floor. The renovation wasn't without its hiccups. A mix-up with the hardwood flooring led to a last-minute scramble for a replacement. But in the end, the family fell in love with the new flooring, proving that sometimes unexpected changes can lead to even better outcomes. The renovation completely transformed the home. What was once a cramped and segmented main floor is now a bright, open space perfectly suited to the family's lifestyle. I recently went to survey a floor in Harrogate which I immediately recognised as beige Moleanos Limestone which comes from Portugal. If you have been reading my previous posts you will remember I am not a fan of this type of stone as it is very difficult to clean, polish or seal. This particular floor was laid around 5 years prior and was now looking quite dull and was in need of reviving. The client didn’t want to spend much so l suggested l could spray burnish the floor to get her shine back again and remove the splash marks. We do this a lot for owners of polished stone floors as part of an annual maintenance package, it is a low cost option that uses a very fine 3,000 grit burnishing pad to renovate the stone and bring up the shine. However, I pointed out to her that this process wouldn’t clean her grout which was making her floor look scruffy. I priced up the different options and after weighing up the quotes I’m pleased to say she decided to go for a full clean and seal. The full process involves the use of different grades of diamond encrusted burnishing pads from low to very fine grits to renovate the Limestone and also a chemical clean of the grout followed by a fresh seal. I returned on the scheduled date and after preparing the floor I started cleaning the Limestone by running over the tiles with a 400-grit coarse burnishing pad lubricated with water. The soil was rinsed off with more water and extracted with a wet vacuum. This process was repeated with the 800 and 1500-grit pads which starts to build-up the polish on the stone. I then turned my attention to the grout with a strong dilution of Tile Doctor Pro-Clean which was left to soak into the grout for ten minutes before scrubbing it by hand with a stiff brush. After a final rinse and extraction with the wet vacuum the tile and grout were looking much cleaner and was left to dry off overnight. On Day 2 I stated with the application of the 3,000-grit pad which is the last step in the polishing processed and builds up a lovely satin finish on the stone floor. This is done using only a little water and is basically the spray burnish technique I referred to earlier. This process has the added advantage of leaving the floor dry. With the stone tiles looking lovely and the grout clean the last step was to seal it all in and protect it from dirt and future staining with the application of a sealer. For this I used two coats of Tile Doctor Ultra Seal. My client was very pleased she had spent the extra money to achieve the floor she had always wanted, apparently it had never looked this good even when new. It would put a lot of things into perspective when you come back and continue reading this. It is true we were literally handed the keys and told a list of things that they wanted to have happen and we were to go into the apartment, look at the space and come up with a design that would satisfy all of that need. UNTIL we showed up! The unit had really seen some better days but we knew we had to look past that and come up with a concept that would work for them. The immediate challenges were centered around 3 big ideas: 1. Adding a second bedroom to the already small footprint 2. Figuring out a way to make the kitchen bigger, better and brighter 3. Creating a master room walk in closet It’s always difficult to add new rooms into existing footprint without expanding out or up and not incurring any opportunity cost. In this case, that was exactly what we had to do. Item one and two above had to be tackled as one. We went ahead and switched out the location of the dining room and eliminating an area where there was a “nook” type eat-in area. By doing so, we were able to cut right into that footprint and change the layout of the kitchen. That one move allowed us to dig into the kitchen design because it was now the main focal point in the apartment. It was no longer an option to keep it in that tiny hole where it was, so we had to ensure that this design was functional and aesthetically pleasing at the same time. By adding the table into the space where an Island typically would go, we were able to both cut cost and still provide a dining experience. The Table serves as an Island as well when cooking. We then proceeded to block in the existing doorway to the dining room. By doing this, we were able to create a full room which allowed us to put a door on the other side and called that room Bedroom #2. This was easier to do because all of the mechanicals were already in that space (light, heater and windows). By shifting things around, we also achieved a huge wall to wall closet from inside. PERFECT! Then we moved into the Single bedroom. We thought it was a big room with a small closet, so by creatively adding an L shaped wall and steal some footprint into the bedroom side, we were able to put a door on that new room and design it for the walk-in closet. Even after this, the bedroom still holds a queen size bed with 2 night stands, a TV on the wall, a sitting chair and plenty of room to walk around. This was done by rethinking the location for the bed and night stands. The bathroom was gutted to make sure there was no leaks and rebuild from the ground up. We kept all of the plumbing where it was, added a new vanity, medicine cabinet, tiles and lighting and it was done. From there, the rest of the unit had new flooring all throughout, paint, and lighting. After completion and walk through, this project was handed over back to the clients.
