The project is a major collaboration between the landscape architect and architect, both of whom will participate in the Dialogue. The landscape is just over an acre, and its design is based on centerlines and relationships of the architecture. The arrival is marked by a sweeping walkway that runs along the edge of a grand central lawn and stately groves of pond cypress trees frame the house on both sides. At the rear of the home an open courtyard holds an elaborate swimming pool complete with fountain, infinity weir and shallow water ledge. An adjacent fire pit is surrounded by four live oak trees. The pool and fire pit area were designed based upon the centerline of the master bedroom. At the basement area the lower courtyard centers on the large library windows. Here lacey Japanese maple trees set in large pots provide a delicate canopy. To the east a veranda overlooks a small lawn area backed by pre-existing woodland and a creek bed enhanced by new native plantings. Main Line Kitchen Design has a different business model than other kitchen showrooms, designers, and cabinetry dealers. The difference helps us to do five important things better than our competitors. The kitchens we sell are better designed and our designers are more experienced. This is because we insist on showing customers designs we recommend, BEFORE, we do a design they request. This way, final designs tend to be more collaborative and professional. Our designers are more experienced because they are better paid and design with more cabinet brands than at other dealers. Our pricing for cabinets is less than other cabinet dealers. This is because we do not have a showroom open to the public, and we require a small deposit and a screening before we accept customers. This helps our designers spend their time more effectively. And, it eliminates 80% of the overhead kitchen showrooms spend on staffing, larger displays, and on a curbside location. We carry more brands of cabinetry than other dealers. This is possible because we display one cabinet for each brand we sell. Through glass countertops clients can examine a brands construction quality, and we display the door styles and finishes of our brands. Instead of the larger displays customers see in traditional showrooms, our customers can view 5 million kitchens on Houzz.com, or the hundreds of our kitchen renovations we show on Houzz, our web site, and in framed photos on the walls of our office building. Kitchen construction is often better organized and generally costs less. This is because we recommend general contractors free of charge. They supervise construction from scheduling to completion. This eliminates a middleman, reduces delays, and eliminates the fees that almost all showrooms and home centers charge their customers. We are also happy to work with any contractor a customer finds on their own. If we haven’t worked with that contractor before they may need more of our direction, but both companies can benefit from working together and possibly referring each other in the future. Less problems arise, and if they do, they are handled more quickly. This is because every kitchen we sell is reviewed by at least 3 kitchen designers during the ordering process. Our Operations Manager Ed Sossich checks orders and schedules all warehouse and home deliveries. Our delivery manager Mark Mitten supervises every delivery and checks in each cabinet and part. And our CRM system, Monday, prompts each person responsible for each phase of a customer’s kitchen with automated alerts. A large architecturally traditional living room is filled with carefully placed modern furniture, in various groupings that encourage relaxation and conversation. Red and brown accents pop against the neutral linen furniture, and the repetition of red unites the different sections of the large space.

This active family with two young boys wanted a place to grow food, lounge in the front yard with friends and have blooms upon blooms of midwestern flowers to enjoy. Custom tuteurs, vegetable beds and benches frame the center of the garden, surrounded by low maintenance flowering shrubs, trees and perennials. Evergreen grasses form the understory of the borders. SITE The house is located in Seawatch, a residential development in Seagrove Beach, FL. It is a long and narrow beachfront lot on the Gulf of Mexico, A 30' high sandy cliff meets with the Gulf shore on the lot’s southern edge. A thick layer of sea grasses protects the dunes that create this cliff, helping to prevent erosion and provide a green platform upon which the house sits. PROJECT Two distinct spaces orchestrate the layout of this house. An insular protected courtyard occupies the center of the composition. In contrast, the beach face is comprised of a Living Area, Master Bedroom and Roof Terrace that unfold to the Gulf. The first floor is accessed by a loggia that runs along side the Courtyard. Two guest bedrooms on the south and east, the Garage to the north and a garden wall to the west line the Courtyard. Entry to the main house is by way of a tight enclosed Entry Hall that opens to the curved wall, which addresses the Gulf. Tall slender slots of glass puncture the massive concrete wall of the Living Area. The second floor consists of the Master Bedroom and Study. The massive south wall in the bedroom is articulated as a long horizontal slot, contrasting the vertical windows below. A two-level roof terrace, partly in shade, partly in the sun tops the house. The Vision Our clients wanted a beautiful backyard to look out upon from their upper screen room, and to have a water feature to listen to. A functional space to have their grandchildren be able to enjoy and also the installation of lighting for safety and enjoyment in the evenings were high on the priority list. Their final wish list was an extended driveway and several trees nearby for privacy and future shade. The Challenge The site itself is in a low area and the lot was heavy clay that was often full of standing water. This was the biggest challenge with choosing plant material that would withstand some poor drainage in most areas. Project Features Paver border on driveway Water feature Bluestone and paver patio and walkways Outdoor Lighting Plantings Design + Plan Creating this landscape to be successful started with proper grading of the site to help reduce the amount of standing water. Drainage was installed as well as grading to allow water to be directed to a storm drain at the rear of the property. Plantings that will tolerate standing water, such as Red maple and Dawn Redwood were used in areas that may have flooding. A paver border was installed along the driveway to give them more space and add a finished look to the home. Natural stone steps and a bluestone patio were added with paver accents through the patio to highlight a path to the backyard from the deck. Boulders are placed throughout for the kids to climb on and to bring in more stones to play off of the water feature. Plantings include grasses, flowering shrubs, and perennials creating a casual atmosphere in the back landscape. The front entrance has shrub roses, coral bells, and grasses as well in high contrast colors for visual interest. The lighting throughout the landscape features path lighting for safety as well as uplights on many of the trees and downlighting onto the water feature in the backyard. Final Result New Build with the Future in Mind Many newly built homes in subdivisions leave a lot to be desired in the landscape, and this homeowner had the foresight to know that doing it right the first time is important. In this Center Valley kitchen remodel, previous clients trusted us to update their outdated space while bringing new life and purpose to a large, unused dining area. Previously featuring dark wood cabinetry beneath low ceilings, the kitchen’s 90’s design was ready for refresh. The area diagonal to the kitchen - a “breakfast room” sitting nearly empty, was also redundant with the formal dining room nearby. Because of the open floor plan, the space was noticeable immediately upon entering the home. The clients knew that there was potential, but had never committed to transforming the extra square footage into anything more than additional seating. Our designer’s idea was to extend the kitchen into the dining area by adding cabinetry and a coffee bar, using the same custom cabinets for a cohesive look. Navy blue paint defines the coffee bar, while touches of blue on the kitchen island, and the veining of the white quartz countertops tie the design together. Other favorite features of the design include the chef oven with a custom hood, the farmhouse sink from Blanco, and custom bench seating under the windows.
