Entertaining and bringing people together is what this family is all about. Birthdays involve amazing cakes like you see on those TV shows, and groups of 30 people or more. Their ideal kitchen needed to accommodate that level of baking and hosting, but also support the daily rhythms of life. Our collaborative design was guided by Vastu Shastra, an ancient architectural tradition that predates feng shui. Based on Vedic traditions that harmonize human behavior with natural forces in the world, Vastu Shanstra basically suggests how to inhabit a place in the best way possible. The objectives were: -Relocate the entire kitchen so the home’s heat source (oven) is in the southeast -Incorporate symmetry into the overall design -Create a large space for entertaining – open and airy with lots of light -Simultaneously separate but join cooking and gathering spaces, allowing the cook to have a cook-specific zone that is still a part of any gathering -Individual storage for small appliances – making them easier to use -Simplicity – the space should be easy to use and maintain Design challenges we solved for: -Incorporate three load bearing points of the house -Provide structural support that was not obvious -Reconfigure kitchen utilities to another part of the home -Maximize storage space Design solutions and mindful innovations became an exciting motivation that drove the project: -Double-horseshoe design features two symmetrical islands that seat 18 people comfortably -Downdraft ventilation behind rangetop allows unobstructed views -Overhead beams for structural support -Equip nearby dining room with locking bar and wine cabinet -Roll-out appliance shelves on back of cooking island are powered for easy use -Symmetrical fridge and freezer columns separated by oven -Cabinets along back of the cooking area for everyday items -Tall pantry cabinet has four drawers for paperwork -Spacious walk-in storage pantry has a counter with power outlets -Coffee station has a trash can directly below for easy clean up -Two sinks and dishwashers for easy cleanup “A lot of relationships are built over food,” the homeowner told us. “This [kitchen] keeps our family close because we all love food. My kids sit in the kitchen all evening long every day – and I’m right there cooking. This unassuming home in upscale Biltmore Forest in South Central Asheville was in need of a kitchen update. The new, built-in wine cooler and built-in oven with side-swing door, provided convenience and utility. The huge center island provides ample workspace and storage beneath.

LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects. The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

Photography by Natalie Marotta Bungalows are lovable homes, but how can they be better? Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.
