I was contacted about a Georgian property in the Kent village of Leeds , to see if I could do anything to improve a Travertine tiled floor. The use of Travertine was extensive and had been installed throughout the ground floor including the kitchen, dining room, utility and bathroom WC. Travertine is probably my favourite stone, but it is acid sensitive and attracts dirt easily, due to its ‘holey’ composition. Initially we discussed the floor over the phone where I got to know about the issues they were experiencing, and I detailed the renovation process I normally use to restore it including the products and timelines. Naturally they wanted to me to provide a quote for the work however its tricky to do that accurately without seeing the floor, so I arranged a date to pop over. Upon arriving I could see the tiles and the wide grout joints had extensive, ingrained dirt indicating the previous sealer had long since worn away. This is a common issue with stone floors, and to re-assure myself and the client it could be resolved I cleaned a small area in the utility room with pleasing results! This test clean helped me to understand which products and methods would work best on the floor and later that day I emailed over a detailed quote for the renovation. Happy with the quote I received a reply the same day asking when I could start. My colleague and I arrived on the agreed date and work started with adding protection to all areas that required it. We use a lot of water during the cleaning process and some materials such as MDF can become damaged with water ingress, so it makes sense to do this. To get the floor clean, a coarse Carbide Brush fitted to a rotary machine was run over the Travertine tiles to scrub in a strong solution of Tile Doctor Pro-Clean. This process generates a lot of slurry as the dirt was washed out of the stone and grout which is extracted with a wet vacuum as we progressed. Next it was on hands and knees with more Tile Doctor Pro-Clean and handheld brushes run over stubborn areas and along the grout lines to take them from 80% up to 100%. Happy with the results, the next step was to renovate the stone using a series of diamond encrusted burnishing pads. Using only water for lubrication this process starts with the application of a coarse 400-grit burnishing pad attached to the floor buffer. This produces a lot of slurry which again was removed with a wet vacuum. This left the Travertine clean, but the pores of the stone had been opened giving the floor a matt finish and more absorbent than it was originally. To further refine the appearance of the stone the next two burnishing pads were applied which are 800 and 1500-grit. These pads polish the stone and close the pores, restoring the natural sheen in the process. After each pad was applied the slurry was rinsed off the floor with water and extracted with the wet vacuum. Once complete the floor was left to dry off fully overnight. I arrived the next day and took several moisture readings from the floor to check that it had dried off sufficiently overnight. The results were good, so work moved onto sealing the Travertine with two coats of Tile Doctor Ultra Seal which is a natural look impregnating sealer. It works by soaking into the stone, occupying the pores and thereby preventing dirt from becoming ingrained there. This ensures dirt remains on the surface where it is easily cleaned away. The final step in the floor’s renovation was to apply the last of the diamond polishing pads which is a very fine 3000-grit. This pad further improves the polished appearance of the stone resulting in a satisfying sheen. The work made a massive difference to the floor, and I received an email the next day from one of the owners who was really pleased with the transformation: ”Floors look brilliant. Very pleased.” For the care and maintenance of polished sealed floors I recommend the use of Tile Doctor’s Stone Soap which is a gentle but effective cleaning product that won’t impact the sealer and contains a patina enhancer. When it comes to sealed floors my mantra is: “If you look after the sealer, the sealer will look after the floor!” Graham Davis North Kent Tile Doctor

This Victorian floor in Twickenham, Middlesex was in good physical condition for its age but needed a good deep clean. Our customer had informed us that they had never cleaned or sealed the floor in the sixteen years that they had lived there so it was well overdue. I went over to survey the floor and completed a test clean on a small section of tiling to see which products/techniques would work best. I like to do this as it demonstrates to the client what can be done, and it allows me to come up with an accurate price for doing the work. As you can see from the pictures, there was quite a difference in the test patch compared to the rest of the floor. Years of foot traffic from the street had taken its’ toll and the floor was very dirty. Luckily, the floor was in very good condition and had not worn too badly. Once they had seen the test patch, they were confident that it would be worth go ahead with my quote. It would ensure that the period feature was retained for many years to come. The colours on the floor were quite faded so it would be nice to get it restored. I started the cleaning process by first taping up the surrounding skirting boards and doors to ensure they were protected from potential splashing. Cleaning involved spraying the Victorian tiles with a strong dilution of Tile Doctor Pro-Clean which is a dedicated Tile and Grout cleaning product. This was left to soak in for about ten minutes and then scrubbed in using a black pad fitted to a heavy-duty rotary scrubber. This gives the floor a good mechanical scrub and works wonders releasing the ground-in dirt and soil from the tiles. The strong dilution of Pro-Clean will also remove any remaining sealers from the tile, however after sixteen years I doubted there would much trace of sealer left. Once done the floor was rinsed with water and all the soils removed with a wet vacuum. Following the initial clean the colours were already much stronger. Next step however was to improve on that by giving the floor an acid rinse using Tile Doctor Grout Clean-Up. This removes mineral deposits and generally brightens up the appearance of the tile. After another round of scrubbing the floor was rinsed with our high-pressure washer and then vacuumed, extracting all of the dirty water and dirt away in one go. The floor was looking a lot better and was left to dry overnight. After allowing the floor to dry overnight, we returned the next day to seal the floor. First, checking the floor was dry using the damp meter. Floors of this age can take a little longer to dry as there is no damp-proof membrane so it’s always worth checking as applying a sealer to damp tiles is not a good idea. Once I was satisfied it was dry eight coats of Tile Doctor Seal and Go sheen finish sealer were applied. This takes a while to do as each coat needs to dry before applying the next. The sealer will protect the Victorian tiles for dirt and stains, it also enhanced the colours in the tile and will make it easier to keep the floor clean going forward. My client was very pleased with the floor and mentioned that they should have called me in sooner! For aftercare cleaning I recommended Tile Doctor Neutral Clean which is an effective cleaner with a neutral pH, its designed for cleaning tiles without degrading the sealer. Did you know that Wantage, the town in Oxfordshire where I completed this job, is the birthplace of Alfred the Great? The town is certainly a historic area – in fact, I was contacted by the warden of a church dating back to the 12th century, who asked Tile Doctor Oxfordshire to help restore the building’s flooring, consisting of Quarry and Marble tiles. This is an interesting mix of hard wearing and high end tiles, and while the floor was in dire need of a deep clean, it could be restored back to looking fantastic once again. The church has recently undergone a complete refurbishment with the help of a grant from lottery money. We were called after the builders had finished their work, to restore the floor to the finish required by the church warden. His specification was to provide the Marble with a Matt finish and the Quarry tiles with a sheen finish. The floor was, at one point in its history, covered in carpet which had been taken up, no doubt exposing many years’ worth of muck. My first task was to clean the floor with a diluted solution of Tile Doctor Pro-Clean, a high alkaline cleaner safe to use on tile and stone. This was left to dwell for a short period to seep into the tile, before being scrubbed in to remove the initial layers of muck. The resulting residue was promptly vacuumed away. To tackle the tougher areas of soil buildup, I opted to use Tile Doctor Nanotech HBU which was spread over the floor and left to dwell for about 30 minutes. This product differs from most cleaners in that it uses nano-sized cleaning particles to deal with difficult to reach dirt ingrained in the stone. I then rinsed the area with water and vacuumed this up. Due to the substantial size of the church floor I had to work in multiple sections, and so the cleaning process took three days to complete. After finishing, I left the church for a few days to allow the floor time to dry. When I returned to the church I checked the floor with a damp meter and was satisfied that it was dry enough to seal. First, I sealed the Marble tiles with Tile Doctor Colour Grow, which is a colour enhancing impregnating sealer suitable for use on high end stone such as Marble and Limestone. I applied two coats, leaving a few hours between coats; this brought the colour back without a high shine, as per the church warden’s request. The next day I returned to seal the Quarry tiles, this time using Tile Doctor Seal & Go Extra which is a topical sealer specially formulated to lea e a nice sheen as requested. I applied several thin coats of the sealer to build up solid protection on the floor. The warden was extremely pleased with the finished floor, leaving the following feedback: “We found the Tile Doctor online and watched some of the very helpful slideshows on YouTube. The Victorian Quarry tiles in our 12th century church had been covered with carpet for many years and needed a thorough clean and polish at the end of our major restoration project. Barry was very quick to respond to our enquiry and over the course of a week he did a brilliant job on our tiles. This Tumbled Travertine tiled floor at a beautiful house in Horley had been poorly maintained through the years using the wrong type of sealer which quickly wore down allowing dirt to become ingrained in the stone. The owner had become concerned about the state of the tiles and decided it was time to call in an expert that could restore the tiles to a condition that complimented the environment in which it was situated. Travertine is known for being very distinctive in character and very durable, making it a very popular choice for tiled flooring in properties worldwide. However, the stone does require regular professional maintenance and polishing to keep it looking it top shape and home owners rarely realise this when they decide to have it installed. Fortunately, in the UK at least you can rely on your local tile doctor to maintain it for you. The first part of the job involved giving the floor a thorough clean to remove what was left of old sealers and any polishing compounds that remained on the floor. Before beginning that however I brought in all my equipment and products into the house and then prepped the area by taping up the woodwork to protect it during the renovation process. To remove what was left of the old sealers and other coatings still present on the floor a strong solution of Tile Doctor Remove and Go was applied to the floor and left to soak in for about ten minutes before being actively worked in with a rotary machine fitted with a black scrubbing pad. The solution turned black with the soil as it was lifted out of the pores of the stone and it was then rinsed off with water and extracted with a wet vacuum. Following this, we moved on to a process we know as burnishing that hones the stone and brings up the polished appearance. Working in sections due to the size of the floor It involves the application of a series of diamond encrusted burnishing pads from coarse through to very fine. The coarse 400-grit pad fitted to the rotary floor buffer and run over the floor using only water for lubrication. The water turns into a slurry as the pad does its job removing dirt and this has to be rinsed off the floor and extracted with the wet vacuum before applying the next pad. The process was then repeated with medium 800 grit pad for an initial polish followed by the Fine 1500 grit pad for the second polish using water for lubrication and rinsing and extracting in between each pad. The last pad is a very fine 3000 grit pad for the final polish and is applied with only a little water sprayed onto the floor using a technique we call a Spray Burnish. This last pad really brings up the polished appearance of the stone. To bring up the appearance of the stone even further and add a really durable polish Tile Doctor Shine Powder was applied. This is a crystallising powder sealer that ensures a very high shine and a tough, durable finish. This powder is applied directly to the tiles in combination with approximately ½ a litre of water and a soft white buffing pad. Last step was to add to the protection provided by the Shine Powder with two coats of Tile Doctor Ultra-Seal which is a natural look sealer that doesn’t change the look of the stone and is applied to the stone and grout. This sealer works by seeping into the stone, occupying the pores and preventing dirt from becoming ingrained. The customer was ecstatic with the results, being particularly pleased that she got the floor looking the way she originally wanted without significant expense, not to mention stress. Along with internal tiled floors at residential and commercial properties, we also specialise in the cleaning, restoration and sealing of all types of external tiled floors, including patios. This customer, who lives in the small town of Brackley in Northamptonshire, had made the unfortunate mistake of sealing a brand new Slate tiled patio without removing the layer of grout haze smeared across the surface of the tile first. With the grout trapped between the tile and the new sealant the sealer was unable to fulfil its potential and the entire floor appeared really dull and patchy. The customer contacted me about setting the situation right. My initial course of action was to remove the new sealer using Tile Doctor Remove & Go, which is specially designed to strip away sealant, as well as adhesives and paints in cases where building and decorating works have left the tiles stained. The product was applied liberally across the surface area of the patio and agitated using a rotary machine fitted with a special stripping pad. Of course, this was necessary because the grout haze could not be treated without removing the sealant first. The soiled cleaning solution was promptly soaked up using a wet-vac machine. Once the tiles were exposed I applied Tile Doctor Acid Gel, which is a blend of phosphoric and hydrochloric acids in more manageable gel form, all over the patio and allowed it to dwell for ten minutes to begin neutralising the grout haze. I then added a little water and worked the product into the patio with a stiff scrubbing brush and a rotary machine to ensure all grout haze was removed from the surface of the tiles. The remaining slurry was then removed using the wet vacuum, and I rinsed the area twice with plain water to ensure all cleaning products had been removed. It was them left to dry completely. I returned to the property several days later to give the patio a fresh seal now that it was free from grout haze. First, I gave the patio a vacuum and light mop to remove any dust and debris. The customer wanted the tiles as dark as possible, therefore I suggested we use Tile Doctor Stone Oil before sealing, as this would darken the Slate significantly. Once this was agreed, I applied one coat of Stone Oil, allowed an hour for the product to dry, and then followed this applying two coats of Tile Doctor Colour Grow sealer. This is our impregnating, colour enhancing sealant which provides maximum protection against ingrained dirt and stains, as well as a durable no-sheen finish. As you can see from the photographs, the Slate tiles experienced an impressive transformation. The fresh sealant, combined with the Stone Oil, really took the appearance of the tiles to a new level and, what’s more, it will be easier for the happy customer to keep it clean in the future. My client had recently moved into a bungalow in Godalming where they inherited the Limestone tiled kitchen floor pictured below. The previous owner had not looked after the floor very well and by the time they moved in it was pretty filthy. Limestone is a natural but porous stone where, unless sealed, attracts dirt into its tiny holes and as you would expect Cream Limestone shows the dirt easily. The protective seal had long since worn off this floor and was now ingrained with dirt it was now looking permanently dirty. Before quoting I conducted a small test clean to work out the best method to renovate the stone and this also gives the client a good idea of how the floor will look after its finished. They were delighted with the initial result and happy with my quote gave me the go ahead. On arrival first I helped the customer remove his tables and chairs and I then set about tapping up the plinths in the kitchen and the skirtings to protect them from cleaning solutions and equipment. The cleaning equipment I have invested in works more efficiently in open spaces, so it’s worth spending time at the beginning preparing the area first. Next, I used a deck brush to apply a mixture of water and Tile Doctor Pro-Clean to the dirtiest tiles. Tile Doctor Pro-Clean works well when left to dwell for ten minutes or so. I also applied the same product to the grout over half the room so it could get a head start breaking down the dirt. Then using a stiff brush, I scrubbed the grout clean. Once it was worked loose, I extracted the now dirty solution with a wet vacuum. With the grout clean I turned my attention back to the tiles with where the Pro-Clean had been left to soak in. Giving them a quick brush, I noted that what appeared to be permanently ingrained dirt had now come loose. To get the tiles really clean I used a 17″ rotary machine fitted with diamond encrusted buffer pads. This removes the tiny dots of dirt on the stone and with it comes any existing sealer and dirt. A set of four burnishing pads were used, starting with a 400-grit, and finishing with a 3000-grit pad. The first 400-grit pad is coarse, and the grits become smoother as you work through the set. Water is used to lubricate the process and the released dirt is extracted in-between using the wet vacuum mentioned earlier. This process does take time but by the end of day one the floor was looking a lot better. The next step is sealing however the floor needs to be bone dry for that, so I left a couple of industrial fans in place and left the Limestone to dry off overnight. Returning the following day my first job was to ensure the floor was dry by taking multiple moisture readings with a damp meter. The readings were good, so I was able to make a start applying the sealer which for this floor was Tile Doctor Ultra Seal. Ultra-Seal is an impregnating sealer that soaks into those small holes in the stone I mentioned earlier, I occupies the pores thus preventing dirt from becoming ingrained. The other feature of this sealer is it doesn’t change the appearance or colour of the stone leaving it with a very natural finish. Two coats of sealer were applied, leaving the seal to dry between each coat. After the final coat was dried, I gave it a final polish with a soft nylon pad and the floor was finished. Before leaving we discussed after care which for this floor, I recommended Tile Doctor Stone Soap and I requested that the customer to stay out of the kitchen for a couple of hours while the sealer cured. They were over the moon with the new floor and could not believe the difference it had made to their kitchen. Rupert Mcleod West Surrey Tile Doctor

The owners of this Edwardian property in Finchley had purchased it a couple of years prior and since then had slowly been renovating it to restore its original character. The project was almost complete and now attention had turned to the tiled floor. The tiles were in quite a state and I was asked to work our Tile Doctor magic and bring it back to its original condition. When they moved in the hallway had been covered with carpet which gave the tiles underneath some protection. Unfortunately, however the carpet has been secured with carpet grippers that had been glued to the tiles around the edges. There were also paint splashes on the surface that would need dealing with. On top of that the floor had a few missing tiles that had been back filled by cement to provide a level base for the carpet, the client wanted like them replaced if possible. After surveying the floor, I explained what could be done and ever completed a small test clean to demonstrate how the tiles would look once deep cleaned. I was confident on being able to source very similar reclaimed tiles so replacing the missing should not be a problem. The client was very happy with the initial test result and my quotation so booked me in to restore the floor. On my return I started by applying Tile Doctor Remove and Go to soften up the glue which allowed it to be carefully peeled off the tiles with scrappers. Once all the carpet adhesive was gone, I worked a strong dilution of Tile Doctor Remove and Go into the tiles using a black pad to work the cleaning solution deeper into the tiles. A wet vacuum was used to remove the slurry created, and I followed this by giving the tiles an extra clean using a 200-grit diamond burnishing pad lubricated with water. The last step in the cleaning process was to give the floor an acid rinse using Tile Doctor Grout Clean-up, I did this for several reasons, first it removes old grout smears from the surface of the tile and second it neutralised any efflorescent salts lying dormant in the floor. This can be quite a problem for old floors which don’t have the benefit of a protective damp proof membrane under the floor. The floor was given a final rinse with water which was again extracted with a wet vacuum. I then set about lifting all the loose tiles (approximately ten) and carefully removing the concrete infills. I had previously managed to source replacements for these holes from original features. Unfortunately, they didn’t sell the correct sized octagon tiles, so I had bought 150mm square tiles and then needed to cut them on site to get the right size. After cutting and fixing the tiles I fixed them in place and regrouted the rest of the floor. I then left the floor to dry out overnight and returned in the morning. Before applying a sealer, I took several moisture readings with the damp meter to make sure the tiles were dry enough to take the sealer. I was able to confirm the floor was dry, so went ahead and applied three coats of Tile Doctor Colour Grow sealant. Colour Grow is an impregnating sealer that is fully breathable sealer which is important when it comes to old floors like these that don’t have a damp proof membrane installed. My client was very happy with the renovated floor and for aftercare I left them with a bottle of Tile Doctor Neutral Tile Cleaner and gave advice on how best to clean the floor going forward. We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid. After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal. I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring. For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. Grout haze or grout smears as it is often called can be a huge problem when laying tiles. Grout haze is basically grout that has been left to dry on the surface of the tile after installation. It’s a common problem which is exacerbated by the use of quick drying products. Take for example this interesting Wood Effect Ceramic Tile installation at a house in Guildford following installation by a builder. I was a bit slow in following up on the initial enquiry as we had been very busy so by the time, I got in touch I was told they had employed someone else to carry out the work. I apologised for my late response and said to call me if he needed help in the future. Three days later I got a call so we arranged a visit so that I could carry out a test and quote a price. As it turns out the builder had returned and failed to remove the grout haze and so had a rival firm that seemed more interested in selling unnecessary sealer than fixing the problem. I was astonished to see what a state the builder had left his floor. Grout was all over the floor with footprints walked across thresholds and more. I could understand it if there was some grout was missed after installation but not to this level! I carried out a successful test and confirmed to the customer that there was absolutely no need to rip and replace his £2k floor. We agreed a date to resolve the problem and to say he was relieved was an understatement! The builders had used Mapei grout which contains polymers. Polymers offer better flexibility and adhesion, however in order to remove the grout haze we would first need to break down the polymers in the grout first and this is why the rival firm failed. With that in mind, my first action was to apply Tile Doctor Remove and Go to the floor and leave it to dwell for five to ten minutes. I then worked it into the tile using a scrubbing pad fitted to a rotary machine. After washing the soil away with warm water and extracting with a wet vacuum I applied Tile Doctor Grout Clean-up to treat the grout. Grout Clean-up is an acid-based product that breaks down the grout so it can be rinsed away and extracted as before. Afterwards I rinsed the floor with warm water and extracted again to remove any trace of product and neutralise the floor. After removing as much moisture as possible with the wet vacuum I speed dried the tiles with a blower. Ceramic tiles won’t accept a sealer so once the floor had dried the job was finished and it took less than a day. The customer was over the moon with the difference. While his floor was in such a state, he has been unable to bring in new furniture as the serious possibility of removing the tiles was hanging over him. Relieved that the problem was now resolved he kindly left the following review: “I had a floor that had just been laid with very heavy grout haze. I had already had advice from two other professional floor cleaners who had advised me that the floor was irreparable and would need to be pulled up. As soon as I spoke with Rupert, it was clear he was extremely knowledgeable. He asked questions none of the other companies had. By understanding the specific nature of the problem, he was able to solve it by first removing the grout polymers and then applying an acid wash. The floor came up brilliantly. Rupert was the only person I spoke to that could fix this, everyone else told me I needed to replace my floor! Superbly knowledgeable, professional and did an excellent job. I recently worked on the restoration of a Victorian tiled hallway in Cwmbran Wales which is six miles North of Newport. As you can see from the photographs the floor was in quite a neglected dirty state and many of the the black and white border tiles needed removing and replacing. The worst part was the area by the front door where most of the tiles had been removed and then backfilled with concrete. I can only assume at some point in the past it was deemed to difficult or expensive to restore the floor, so they simply covered it up. After visiting to survey the floor I did offer to source replacements for the concreted section and restore that as part of the work however my client’s budget would not stretch to that at the time. My quote was therefore focused on the main section of flooring and included replacing border tiles, deep cleaning the whole floor and then sealing the tiles to add protection. Although I did need to check that I could indeed source the replacement tiles before being able to provide the quote which as it turned out would not be an issue. They were happy to go ahead and we arranged a suitable time to carry out the work which would enable me to work in the property whilst minimising contact with the owners due to the Covid-19 situation. I spend the first day sorting out the black and white border tiles which needed to be gently prised out of position without upsetting the main part of the floor. The exposed subfloor was then cleaned up to remove old adhesive and replacements were fitted where required and secured into place. The floor would need to be solid before cleaning so that was left for day two so the new adhesive could go off overnight. On day two I gave the floor an initial clean using a combination of Tile Doctor Pro-Clean and Remove and Go diluted with water. This produces a strong cleaner/stripper that will tackle dirt and remove coatings such as previous sealers. The old tiles had accumulated years of ingrained dirt, so I needed this extra power to remove the years of dirt and contaminates from the tile. It was sprayed onto the tiles and then left to soak in for ten minutes before being actively scrubbed into the tile using a rotary machine fitted with a black scrubbing pad. The soil was then rinsed off with water and extracted with a wet vacuum. The floor was inspected, and the process repeated on the tough stains until I was satisfied all the dirt had been removed. Next the floor was treated to an acid wash using Tile Doctor Acid Gel using a similar method as before. This is an important treatment for these old Victorian floors that have no damp proof course as it neutralises efflorescent salts trapped in the tile which can appear as white salt deposits later. Once I was happy with the condition of the floor it was given a final rinse and left to dry off. I use a wet vacuum to remove liquids from the floor and on this last extraction I spent extra time to remove as much moisture from the tiles as possible. I came back a few days later and after checking the tiles were dry using a damp meter, I started the application of the sealer. For this floor I applied seven coats of Tile Doctor Seal and Go for a satin finish. Tile Doctor Seal and Go is a specially formulated water-based sealer that provides both stain resistance and a durable low-sheen finish. It is perfect on a floor of this age where it leaves a lovely finish and will remain durable in what is a essentially a high traffic area. Although we didn’t manage to sort out the area by the front door the client managed to fit a made to measure coir door mat along with carpet bar which was quite practical and looked fine so they were able to resolve that problem without blowing their budget. The client was over the moon with results, the floor had a lovely pattern and the colours now shone through. I suggested the use of Tile Doctor Neutral Tile Cleaner to keep the floor clean and in good condition. It is neutral in pH so will ensure that the newly applied sealer stays in place and will ensure maintenance is nice and easy for them. Paul Wales Monmouthshire Tile Doctor

This is a great example of a Victorian Tiled floor refurbishment which I recently completed at a property in Stoke-on-Trent. If you look closely at the photographs below you will see the white tiles are looking grubby and paint splash staining from decorating. The owner was unhappy with how the floor now looked and wanted it refurbished. Black and White Victorian tiles laid in a chequered diamond pattern is a classic style and a very popular choice for hallways at the turn of the 20th century. Over the years many have been replaced or covered up with carpet and those that survived are now a sought-after period feature that adds value to your property. I initially cleaned the floor by applying a strong dilution of Tile Doctor Pro-Clean which was sprayed onto the floor and then left to soak in for ten minutes. Pro-Clean is our goto tile and grout cleaning product that is designed to break down dirt and remove old sealers. After ten minutes the solution was scrubbed in with a rotary machine fitted with a coarse 200-grit pad. The soil generated was rinsed off the tiles and extracted with a wet vacuum and the floor inspected. I would see more work was needed to get the floor clean and free of staining, so I spot treated the problem areas with Tile Doctor Remove and Go which is a coatings remover. I worked in small sections leaving the product to dwell as before for 10 minutes, I then used a wallpaper steamer with handheld diamond blocks to get the ingrained dirt out of the floor. After a final rinse and extraction, the floor looked clean so, so much better than when I started. I then left the floor to dry off overnight and came back the second day to seal the tiles first checking the moisture levels with a damp meter. Applying sealer to a damp floor will result in the floor looking patchy when it dries so I always check first. The readings were good, so I started to apply the first of five coats of sealer which for this floor I chose Tile Doctor Seal and Go Extra. Old Victorian floors do not have a damp-proof membrane installed under the floor so its important to select a sealer that will allow moisture to rise through the tiles and evaporate on the surface, Seal and Go Extra allows for this. Choosing a non-breathable sealer can result in moisture being trapped under the floor where it can reach out to the walls leading to rising damp. Once the floor dried it looked fantastic. In fact, my customer was so happy with the transformation she was taking pictures and sending them to her daughters as I worked; she couldn’t believe how well it was turning out. This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners. Not too long ago I visited a client who had just moved into a lovely old cottage in Milton, Oxfordshire. She wanted to restore many of the antique features of the building, including a fantastic Quarry tiled floor in the kitchen. Quarry is typically a robust, hard wearing stone, but in a high traffic area like a kitchen, the tiles will need regular maintenance. These tiles clearly hadn’t seen a thorough clean and fresh seal in a long time, and so I was called in to provide just that. On the first day of work, I gave the Quarry tiles a deep clean using a strong solution of Tile Doctor Pro-Clean and water. Pro-Clean is a versatile alkaline cleaner that also helps to break down any old and no longer effectual sealer remaining on the tiles. The solution was applied evenly to the floor and left to dwell for half an hour, allowing time for it to seep into the stone to get underneath and lift out the ingrained dirt. I then removed the dirt by agitating the solution with a scrubbing pad fitted to a rotary floor scrubber. I worked in small sections at first, and gradually finished the entire floor. After completing the initial clean, I rinsed away the soiled solution and vacuumed up the excess moisture using a wet-vac machine. I then scrubbed the floor an acid wash using a dilution of Tile Doctor Grout Clean-Up to remove grout smears and other mineral type deposits. The resulting solution was then removed in a similar fashion using a wet-vac. The final step in the cleaning process was to rinse the floor with Tile Doctor pH Neutral Cleaner to remove any trace of product helps to tackle any remaining dirt and reset the pH balance of the tiles before sealing. After leaving the floor to dry overnight, I returned the next day to the house to seal the floor with Tile Doctor Seal & Go, a water-based topical sealer which gives the floor an aesthetically pleasing sheen and a robust surface seal. Located in Burgh Castle West of Great Yarmouth, this Travertine stone floor was a classic example of an incomplete installation. By incomplete I mean the tiler had done a fine job of laying and grouting the tiles but had left it at that and not sealed the stone. Natural stone like Travertine is porous and needs a sealer to stop dirt becoming ingrained in its pores, a sealer will also improve its appearance. Without a sealer this floor now looked very dull, pale, rather damaged with pitting and heavily soiled with ingrained dirt. Pitting in stone like this is a natural feature of Travertine however it can be exacerbated with the use of acid cleaning products. This was a floor in urgent need of a face lift, and I was confident it could be transformed into a very beautiful floor. I think it is true to say that most tilers will skilfully lay a floor for you but usually don’t have the knowledge, experience or equipment to finish the surface properly and when it comes to sealing many will recommend a product and suggest you take care of it yourself. Naturally if your find yourself in that position don’t insist the tiler does it, better to give us a call and have it done properly. Our first job was to backfill the larger pits in the stone which as I mentioned are a natural feature of travertine material, but they can trap dirt and so its best if they are plugged with a suitably rigid filler. Also, if left alone the larger holes can quickly become larger as their edges crumble and break up leading to the entire tile becoming unstable. Replacing a tile in a floor like this is possible however its an extremely awkward job to do and it can be difficult to find an exact match for replacement. Filling was done using a two-part, neutral cream-coloured polyester compound which gels in about fifteen minutes after addition of the catalyst. After this initial period, the excess product is trimmed off level with the surface of the tile before it sets harder than the stone itself in around sixty minutes. The fully cured compound can then be cut and machined as though it were part of the stone structure. Our second job was to remove deep scratches caused by the unprotected feet of workmen’s ladders. This was done using Tile Doctor 50-grit and 100-grit diamond hand burnishing pads with a little water as a cutting medium. Shallower scratching present across the rest of the floor was removed using a Tile Doctor 200-grit soft milling pad driven by our Klindex 17″ rotary machine. This abrasive action produces a fine slurry which was then rinsed with water and extracted using our 400psi Ninja machine in preparation for the next stage of the refinishing process. These machines were an expensive investment for our business however they are very robust and effective producing a good result that saves time. Next task was to restore the polished appearance of the Travertine which was done using the application of a set of Tile Doctor burnishing pads. The process starts by applying a coarse 400-grit diamond pad, again fitted to the Klindex rotary machine. This cleans the tile and improves the matt finish left by the milling pad; again, the slurry was rinse-extracted before moving on to the next pad in the set. Next came the finer diamond polishing stages of 800 grit and 1500 grit, slurry being removed as before between the grades. By this time, all the scratches had been removed and the Travertine floor had visually pleasing even sheen across the whole surface. The last pad in the set is applied dry with a little water sprayed onto the tile so we left the area to dry out thoroughly overnight with the assistance of our large capacity dehumidifier. Returning the following morning, we found that the floor had dried out perfectly and was ready to be vacuumed and spray burnished with the last pad in the set which is a 3000-grit very fine pad applied using a small amount of water sprayed from a trigger bottle resulting in a deep, rich shine across the floor surface. Last step in the face lift was to seal the floor with a generous coat of Tile Doctor Ultra-Seal, a premium grade penetrating sealer recommended for use in Kitchens and food preparation areas. Having left the floor to soak up as much of the Tile Doctor Ultra-Seal as it could, the excess product was removed and the whole area allowed to dry completely with the assistance of our industrial air moving fan. Finally, the floor was spray buffed to a deep shine using a white maintenance pad. The client was extremely pleased with our results and was amazed at the variation of colours within the stone which had never been visible previously. Nick White Norfolk Tile Doctor
