I recently re-visited a Victorian period property in the Leeds suburb of Headingley which had an unusually large tiled entrance hall which we believe to be as old as the property itself. I say re-visited as I actually gave this floor a deep clean and reseal around five years ago; it’s always nice to be asked to return to a job as it shows the customers was very happy with the work. However, with five years of wear and tear the sealer had worn down and the floor was now starting to trap dirt, also it had lost the attractive shine added by the sealer and the owner felt it was time to have it done again. Additionally, the owner had recently had the whole house decorated and wanted the floor to look its best and match the fresh appearance of the property. Sealers do wear off with use and so it is inevitable that the tiles will need to be cleaned and sealed again with time. Given it hadn’t had a professional clean and seal for five years the floor wasn’t looking too bad as you can see from the picture, it was just a bit dull in the high traffic areas such as along the centre. I’ve certainly seen a lot worse. Initially I wasn’t 100% sure on which cleaning method l was going to use on this floor. Originally l thought about using a coarse 200-grit burnishing pad to take off a couple of layers of sealer and then re-apply 2 more coats. However, the finish on the floor wasn’t even across the width of the hallway and l felt using that approach wouldn’t resolve that. Additionally, a lot of tiles were pitted and a burnishing pad would struggle to get into the holes. So instead I decided to completely strip the floor and re-seal it which would ensure a uniform finish across the floor. I used a strong 50:50 dilution of Tile Doctor Pro-Clean on the tiles and scrubbed it in with a black floor pad which removed the old sealer and ingrained dirt. The large floor pads are not very effective in the corners and edges, so I used a 6-inch red buffing pad fitted to a hand buffer for those. The floor was rinsed with water and the soil extracted using a wet vacuum. After inspecting the floor some areas were retreated with a repeat of the same process. After a final rinse and extraction of the soiled water the floor was left to dry overnight. The next day after first checking the floor was dry with a damp meter it was sealed with four coats of Tile Doctor Seal and Go. This is a water based sealer that gives a lovely sheen and allows the colours to shine through as well as letting the floor breath, which is important in properties of this age that usually do not have a damp proof membrane. I was very pleased with the finished result as the pictures show and glad that l had chosen to do a deep clean and not just apply more coats of sealer. The client was over the moon. The tiles shown in the photographs below are classic distressed Black and White Italian Marble installed in the kitchen of a property in Bamber Bridge which is South of Preston. Some of the tiles had an issue with loose grout which I suspect was due to the suspended wooden floor and a small amount of movement had resulted in the grout cracking. Ideally more support would be needed under the floor to prevent this, in the meantime however I recommended removing the grout and replacing with a flexible grout product that could cope with the movement. The tiles also needed a clean, polish and reseal so it made sense to address the issue with the grout as part of the work. Working as a two-man team we started by cleaning the floor with a set of diamond burnishing pads starting with a coarse 400-grit, followed by 800 and 1500 grit. Water was used to lubricate the process and the floor was rinsed with water between pads with the fine slurry generated by the process extracted using a wet vacuum. These pads remove ingrained dirt and then slowly refine the appearance of the Marble building up its polished appearance in the process. The next step was to rake out all the grout which as discussed was compromised and needed replacing. We had to be very careful when removing the grout due to the electric heating mat under the floor, any damage to that would require ripping the floor up. With the old grout removed and the floor cleaned the floor was then grouted using Mapei Ultra-colour which is a flexible and fully waterproof grout more than suitable for this situation. Between us we managed to pack a lot into day one which was tough, however with the hardest tasks out of the way day two should be a lot easier. Day two started with an initial clean making sure to remove any excess grout smeared on the surface that can affect the look of the tile if not removed. This was followed by the application of the last of the set of burnishing pads which is a 3,000-grit pad that really brings up the polish on the marble. You only need a small amount of water sprayed onto the floor when applying this last pad so by late morning the floor was dry and ready for sealing. The customer wanted a better sheen appearance than they previously had, fortunately we find the Diamond burnishing pads do this well, they also tighten up the pores of the stone as well which means less sealer is needed. The floor was then sealed with Tile Doctor Colour Grow which is an impregnating sealer that improves colour and soaks into the stone occupying the pores and thereby preventing dirt from becoming ingrained. Once complete the floor looked great and the client was very happy. Sealers and Polish do wear down with use over time so before leaving I discussed our annual maintenance plan option which will ensure the appearance of the Marble floor always looks good. The plan involves returning once a year to further polish the floor with a high-grade burnishing pad and to add more sealer if required. We also discussed the use of Tile Doctor Stone Soap for regular cleaning, it is a pH neutral cleaner which is ideal for stone floors like Marble which are acid sensitive. This enquiry from Neath came from an elderly gentleman who was moving into a care home in the near future and wanted his Victorian tiled hallway renovated before the property went on the market. He mentioned he didn’t think it was that dirty however it could do with a clean and reseal. We arranged to call in one morning and take a look at the tiles and whilst there we completed a test clean so we could provide an accurate price for renovating the floor. For the clean I applied Tile Doctor Pro-Clean, the purpose of this was to see whether and how fast the dirt would shift and also to get an idea of the condition of the floor beneath the layer of dirt. The test clean went well and the owner was happy to accept our price and suggested that as we had already made a start we might as well continue. Fortunately, there were two of us that day and I only had a couple of other quotes in the area, so I was able to crack on. I should mention this work was done at the beginning of 2020 before the COVID-19 lockdown. All sorts of detritus gets walked into hallways so we began by using a hand held scraper to take off any anything that sat upon/above the floors surface. This also makes the cleaning process that little bit easier for us. The earlier test clean had enabled us to establish which cleaning methods and products would work best on the floor so it was just a question of putting the plan into action. The process involved applying a strong dilution of Tile Doctor Pro-Clean to the floor, leaving it to soak in for ten minutes and then working it with a coarse 400-grit diamond pad fitted to a rotary buffer. More water was applied for lubrication where required and the soil produced afterwards was rinsed off and extracted with a wet vacuum. The pad is encrusted with industrial diamonds and cuts into the tile and removes a very thin layer leaving the tile very clean. After extracting the soil, the floor was inspected, and we noticed that there were a few tiles throughout the floor that needed more work. To deal with these we used hand-held diamond blocks of varying grits to remove the ingrained dirt and bring the tiles back to life. The client was over the moon with the results of the cleaning and we scheduled a date of the following week to come back and seal the tiles. We also discussed sealers and he had asked if we could leave the floor with a shiny finish. With that in mind we recommended Tile Doctors Seal and Go which works really well on Victorian tiles. It is also water based and so doesn’t produce a smell as it dries. On our return the floor was given a quick wipe down and once dry sealed with four coats of Tile Doctor Seal and Go which will add protection and make them easy to keep clean. The before picture below was actually taken after another cleaning company had come in to clean these Terracotta floor tiles for a client in the city of Oxford; well what can I say except they then called Tile Doctor. I started by doing a test on a small area and realised that I could strip the remaining sealer from the floor with a strong dilution of Tile Doctor Pro Clean which is also an effective cleaner and safe to use on stone and tiled floors. So I diluted Pro Clean with warm water and spread this on the floor leaving it to dwell for twenty minutes before scrubbing it in with a black pad fitted to my Rocky floor machine. This worked very well on the floor and the cleaning solution was soon dirty with the released soil which was removed using a wet vacuum and more water to rinse it away and dry the floor as much as possible. Satisfied that the floor was now as clean as it could be I left for the day and returned the next day to seal the floor, first checking that the tiles were dry and ready to be sealed. Sealing was done in two stages starting with an initial coat of Tile Doctor Colour Grow which is an impregnating sealer that adds life to the natural colours in the tiles and gives the floor a good base for the next sealer. The second stage was to apply a few coats of Tile Doctor Seal & Go which builds up a surface seal that leaves a nice sheen to the floor as requested by the customer.

Details below of a restorative clean and seal that I recently completed on a Quarry tiled hallway at a house in the small village of Riseley, North Bedfordshire. The floor was a mix of fantastic black and red tiles; however, it had lost its character after a long period without professional maintenance. My client commissioned me to strip off the old sealer from the floor and replace it, but not before providing a thorough clean, including tackling some adhesive staining and inherent grout haze. The first task involved mixing our high alkaline cleaner, known as Tile Doctor Pro-Clean, with water to form a strong solution. The solution was applied to the tiled floor and left to dwell for a short period. This dwelling time allows for the Pro-Clean to seep into the stone to get underneath the ingrained dirt and lift it out. Pro-Clean also contains stripping properties, and thus helped to break down the old (and now ineffectual) sealer. After completing this initial clean I rinsed the floor using a standard mop and bucket method. With the old sealer removed, it became evident that there was also plaster residue marking the tiles, as well as inherent grout haze on the surface of the tile probably from the original installation. To tack these problems I used Tile Doctor Grout Clean-Up, which is an acid-based cleaner that dissolves the adhesive and the grout. Being an acid you have to be careful and ensure the floor is rinsed thoroughly after use and if you’re considering using this product yourself read the label and make sure you use the right protective equipment. After the floor was thoroughly rinsed with water it was dried as much as possible using a wet vacuum which literally sucks the water off the floor. The floor was then left to dry for four days, with the help of several air movers. By the time I returned to the house, the floor was completely dry and ready to take the seal. I opted to use a combination of sealers, including one coat of our colour enhancing, impregnating sealer, known as Colour Grow, followed by three coats of Tile Doctor Seal & Go to provide a truly robust and aesthetically pleasing surface seal. The photographs demonstrate the finished results better than words can and I think you will agree the floor is quite transformed. Andrew Evans Bedfordshire Tile Doctor

This is a great example of a Victorian Tiled floor refurbishment which I recently completed at a property in Stoke-on-Trent. If you look closely at the photographs below you will see the white tiles are looking grubby and paint splash staining from decorating. The owner was unhappy with how the floor now looked and wanted it refurbished. Black and White Victorian tiles laid in a chequered diamond pattern is a classic style and a very popular choice for hallways at the turn of the 20th century. Over the years many have been replaced or covered up with carpet and those that survived are now a sought-after period feature that adds value to your property. I initially cleaned the floor by applying a strong dilution of Tile Doctor Pro-Clean which was sprayed onto the floor and then left to soak in for ten minutes. Pro-Clean is our goto tile and grout cleaning product that is designed to break down dirt and remove old sealers. After ten minutes the solution was scrubbed in with a rotary machine fitted with a coarse 200-grit pad. The soil generated was rinsed off the tiles and extracted with a wet vacuum and the floor inspected. I would see more work was needed to get the floor clean and free of staining, so I spot treated the problem areas with Tile Doctor Remove and Go which is a coatings remover. I worked in small sections leaving the product to dwell as before for 10 minutes, I then used a wallpaper steamer with handheld diamond blocks to get the ingrained dirt out of the floor. After a final rinse and extraction, the floor looked clean so, so much better than when I started. I then left the floor to dry off overnight and came back the second day to seal the tiles first checking the moisture levels with a damp meter. Applying sealer to a damp floor will result in the floor looking patchy when it dries so I always check first. The readings were good, so I started to apply the first of five coats of sealer which for this floor I chose Tile Doctor Seal and Go Extra. Old Victorian floors do not have a damp-proof membrane installed under the floor so its important to select a sealer that will allow moisture to rise through the tiles and evaporate on the surface, Seal and Go Extra allows for this. Choosing a non-breathable sealer can result in moisture being trapped under the floor where it can reach out to the walls leading to rising damp. Once the floor dried it looked fantastic. In fact, my customer was so happy with the transformation she was taking pictures and sending them to her daughters as I worked; she couldn’t believe how well it was turning out. This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners. For this job, I was asked to work on my client’s newly installed bathroom in their house in Hull, the largest city in East Yorkshire. The new bathroom consisted of natural Travertine stone, and my task was to give the tiles a thorough clean, polish and seal. Travertine is a form of limestone with a distinct appearance consisting mainly of tan, white and cream-coloured shades. It’s commonly used for both residential and commercial use; although recently installed the tiles were dull and lifeless and not looking anywhere near their best. My first task was to polish the wall tiles using the Tile Doctor burnishing system, this consists of four six-inch buffing pads with different grits. Starting with a coarse pad you grind off any dirt off the tile before moving onto the medium, fine and very fine pads which build up the polish. The result was a superior polished finish, as you can see from the below photo. After achieving the desired polished finish, I set about cleaning the tiles using a solution of Tile Doctor Pro-Clean, a high alkaline cleaner safe to use on stone and grout, diluted with water. Once mixed, the solution was applied using spray bottles as the air makes the solution lighter and enables it to stick to the vertical surface. The solution was then scrubbed into the tile and grout to lift out any ingrained dirt and muck left over from the initial installation of the bathroom. Following the clean I gave the bathroom tiles a good rinse with water to remove any trace of product; I used a wet-vacuum machine to remove any excess residue and left the tiles to dry. The last step was to seal the bathroom Travertine tiles. After checking to make sure the whole area was completely dry, I applied five coats of Tile Doctor Colour Grow. Colour Grow is a colour intensifying, impregnating sealer which accentuated the natural shades in the Travertine, while at the same time providing a durable surface seal. The product is suitable for use on both internal and external Travertine tiled floors and walls, along with a range of other natural stone surfaces. The sealer was applied using cloths, and the Tile Doctor three cloth system. The surface was also buffed after the application of each coat of sealer. This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time! At Tile Doctor, we often come across Victorian tiled hallways in need of restoration. They’re very popular due to their timeless and unique patterns – and as a result are still in production, having first being produced in the 19th century. While many have been maintained in their original state since first being laid (which is sometimes over a century ago), others have been hidden by carpet or linoleum for many years, only to be uncovered by new property owners. In this case, at a property in Newport – the port city of South East Wales – the Victorian tiled hallway had not been subject to an effective cleaning plan leaving the fantastic white and black checkered pattern grubby and unsightly. I was asked if I could help bring it back to life – and I was happy to oblige! I started the restoration by applying a strong cleaning solution combined from mixing two Tile Doctor products in equal parts namely Remove and Go and Pro Clean. Together they create a powerful sealer remover and cleaner to break down any remaining old sealers, paint whilst lifting ingrained dirt and muck from the pores of the tile. The two products were worked into the tiles using firstly a 17 inch black buffing pad to remove the initial layer of dirt, followed by a 6 inch buffing pad, wire brush, and hand-held scrapper to remove the more stubborn specks of paint and dirt. The resultant slurry was then rinsed away with water and a wet vacuum and stubborn areas retreated until I was satisfied. The results were great so after a final rinse I left tiles to dry off. A couple of days later, after leaving the tiles to dry completely, I went back to the property to seal the floor. I checked first for any excess moisture as this can cloud the sealer and prevent it from acting an effective barrier against dirt and stains. My choice of sealer included one coat of Tile Doctor Colour Grow to restore the rich colour to the black and white tiles, followed by seven coats of Tile Doctor Seal and Go to provide an aesthetically pleasing sheen finish. Colour Grow is an impregnating sealer that penetrates the pores of the tile to fill them and prevent dirt becoming trapped, while Seal and Go is a topical sealer that builds up an additional layer of protection on the surface of the tiles. The combination of fresh sealers, preceded by a deep and thorough clean, really helped to restore these Victorian tiles to a condition in which they could be easily mistaken for newly laid! The customer was very pleased and undoubtedly will be looking forward to showing off the tiles to friends and family. Paul Wales Monmouthshire Tile Doctor

I was recently at a property in the North Yorkshire town of Harrogate, undertaking what I initially thought would be the cleaning and polishing of a Cream Limestone tiled kitchen. However, as I began the cleaning process I quickly discovered that under the dirty grout lines someone had taken a lot of effort to paint with a small brush directly onto the grout using varnish! In a normal situation, I would have covered the whole floor with Tile Doctor Remove & Go to solve the problem, however compared to, say, adhesive or paint staining, varnish is very difficult to remove. So instead I opted for the long, yet necessary process of cleaning the grout manually with several thin wire brushes. Over the course of two days I managed to remove approximately 90% of the stubborn varnish – and could finally move onto cleaning and polishing the Limestone as originally planned. The polish had been lost from the Limestone kitchen tiles over time, so I set about restoring it using a type of polishing known as burnishing. This involves the application of diamond encrusted pads of varying grit to the floor to gradually buff the stone and achieve an aesthetic and durable shine. Burnishing is most commonly used on high-end stone such as Marble, Travertine and, of course, Limestone. At Tile Doctor, our burnishing system comprises four burnishing pads, ranging from a Coarse grit to a Very Fine grit. After applying the first three pads (Coarse, Medium and Fine), I gave the tiles a further clean with Tile a Doctor Pro Clean, which is our alkaline cleaner, to remove any residue from the burnishing process. I then rinsed the floor with clean water and soaked up the residue with a wet vacuum, before leaving it to dry. The floor was then polished to a satin finish using the fourth and final Extra Fine burnishing pad. I sealed it using a couple of coats of Tile Doctor Ultra-Seal, an impregnating sealer designed to provide maximum protection against dirt and stains. The combination of burnishing and sealing always makes a huge difference to Limestone tiles. Here, the finished result was almost like a new floor! This Limestone tiled floor installed in a kitchen and family room at a property in Wellingborough is a great example of how this material can lose its appearance without a regular maintenance plan in place. The customer called me as not only was she concerned that the floor had lost its lustre the grey grout had become very stained and almost black in heavy traffic areas, in fact my customer had originally asked about re-grouting but I was confident it could be cleaned. I provided a quote which they were happy to accept. The area was a nice wide 6 metre by 5 metre space and except for a few items of furniture that would need moving around there were relatively few obstacles. I reasoned the most efficient way to restore the polished appearance of the Limestone would be to use a set of diamond encrusted Burnishing Pads. These are fitted to a rotary machine and applied to the stone in sequence from coarse to smooth. It’s an effective process that cuts back the layer of dirt on the floor and then we build back up the polish. We started burnishing the Limestone with a coarse 400-grit pad fitted to a rotary machine and applied with a little water for lubrication. The coarse pad is very good at removing dirt and old sealers from stone and once completed the resultant surface water and loose dirt is removed using a wet vacuum. At this point I turned my attention to the badly stained grout lines, and applied a strong solution of Tile Doctor Pro-Clean which was scrubbed in along the grout lines using a stiff grout brush, this is necessary as the recessed nature of the grout makes it difficult for the rotary pads to reach it. I then repeated the burnishing process with the medium 800-grit pad and fine 1500-grit pad, the 800-grit pad removes any small surface scratches and the 1500-grit further refines the look of the Limestone slowly restoring its polished appearance. After the whole floor had been burnished in this way it was given a further rinse with water and the soil extracted as before. I then inspected the floor to see if more work would be needed. I was not fully happy with how some of the grout lines had responded, some were still slightly stained, and some marks were visible in the high traffic areas. I had already discussed on my initial visit with the client that this might be the case and it was agreed between us that should this be the case I would apply a Tile Doctor Grout Colourant in Light Grey to recolour all the grout lines and achieve a uniform finish. The stone and grout was still damp from cleaning and polishing, so I decided to leave the grout colouring until the following day. On day two I started by grout recolouring all the grout lines, it’s a straight forward process but can be a little tedious where there is a lot of grout to cover. Once complete I allowed the grout colour to dry for a couple of hours before moving onto the next step. The last pad to be applied in the stone burnishing process is the very fine 3000-grit polishing pad which is applied dry to the tiles using a small amount of water sprayed onto the floor and leaves the stone dry and with a polished silk finish. The floor was then sealed using two coats of Tile Doctor Ultra Seal Sealant allowing the first coat to dry before applying the second. Ultra-Seal is an impregnating sealer that works by occupying the pores in the stone thereby preventing dirt from becoming ingrained there. It’s also a natural look sealer that doesn’t affect the appearance of the stone. My customer was very happy with the transformation of her floor and provided the feedback copies below. The photos on this page are of a Sandstone Kitchen floor at a house in the High Green suburb of Sheffield. The Sandstone tiles looked grubby and needed some love and attention. Our client was getting fed up trying to keep the stone clean, particularly around the kitchen area where cleaning didn’t seem to make much. You can see how dirty it had become on the before picture below, this is stark contrast to the middle of the of the kitchen where the portable kitchen island normally sits. I went to the property to get a better look at the problem floor and carried out a small test clean to see which products and methods would have the best impact. The patch came up really clean without much difficulty, so I was confident on being able to restore its appearance. It was clear to me the original protective sealer had worn off and dirt had become ingrained in the pores of the stone where it was proving difficult to remove. My client was very encouraged by the test clean initial result and agreed to go ahead with the quote. We arranged a suitable time to carry out the work on a day when the family would be out of the way. I started by taping up the area to make sure the skirting and woodwork were protected from splashing. Once done a strong dilution of Tile Doctor Pro-Clean was sprayed onto Sandstone tile and grout. It was left to dwell for approximately ten minutes to help break down all the grime and dirt and was then worked into the stone using a rotary floor machine fitted with a stiff bristled brush. This method totally transformed the dull sandstone, the stunning sandstone colours started to leap out and I could see the stone was well on its way to being transformed. The floor was then rinsed several times with water and the now soiled cleaning solution carefully removed with an industrial wet vacuum. With the floor clean I inspected all the tiles and repeated the process until I was happy the floor was total clean. I should mention It’s not always this easy to clean a stone floor and quite often I find myself having to utilise all sorts of products and methods before I’m totally satisfied it’s as clean as it could possibly be. With the cleaning done I left the floor to dry out overnight aided with heaters and air blowers. I returned to seal the floor the next day checking first that the stone was dry with a damp meter. Leaving the blowers on overnight had helped and the readings I took from the floor confirmed it was now ready for sealing. Earlier I had discussed the different types of sealer available with my clients and they had chosen to have the floor sealed with Tile Doctor Seal & Go. This works really well on Sandstone, enhancing its appearance, improving colour and of course adding protection to the stone to prevent grime and dirt stuck in the pores of the stone. Several coats were applied until I could see if was fully sealed and the right level of finish had been achieved. Sealing a floor can take some time as you need to allow each coat to dry before applying the next. Once done the floor looked meticulously clean and the new sealer had added a lovely subtle sheen to the stone. My client was very please with the transformation and left the following feedback. ‘Very professional approach, friendly, and offered great advice throughout the job. Very pleased with the finish Cheers Matt we will see you again’ One of the problems we find with many homeowners is that for cleaning they use strong bleach-based cleaning product on their sealed tiles, and this actually strips off the sealer leaving the stone vulnerable to ingrained dirt.
