Inspiration for a contemporary exterior home remodel in Austin

This is the result of a 2 year consulting project for an architect that is new to real estate investing. He approached me in 2016 wanting me to find him a lot on which to build a spec home. I procured 2 separate half acre build sites for his project. The design consulting process started immediately after. Several design reviews took place over the course of 6 weeks. Once the plans were finalized, construction began. The house was built in 13 months. I listed the home in September 2018. The property launch consisted of professional photography, video, professional marketing materials, an interview with the architect, Doug Guiling aired on ModCiti TV. I hosted a broker tour and public Open House, both of which were well attended. The project received rave reviews from all visitors. Most were complimentary of the unique finishes, perfectly proportioned spaces, and the incredible way that the architect incorporated views of nature from nearly every room. I sold the house in 36 days for $3.1M.

Siesta Key Low Country kitchen and living room open to the pool area and waterfront featuring exposed wood beams, dining area, and screened-in porch off the back. This is a very well detailed custom home on a smaller scale, measuring only 3,000 sf under a/c. Every element of the home was designed by some of Sarasota's top architects, landscape architects and interior designers. One of the highlighted features are the true cypress timber beams that span the great room. These are not faux box beams but true timbers. Another awesome design feature is the outdoor living room boasting 20' pitched ceilings and a 37' tall chimney made of true boulders stacked over the course of 1 month.

This La Mesa project started with a video call from across the country. The homeowners’ son had just gotten a job in San Diego and needed a place to land—but the rental market was brutal, and they wanted him close. “Can you build something in our backyard before he moves in September?” It was May. We had four months. Here’s the thing about ADU construction in La Mesa: the permitting process can be unpredictable. We got lucky with a new streamlined approval process the city had just implemented, but we still had to navigate setback requirements and that magnificent old oak tree you see shading the front. That tree wasn’t going anywhere—we designed around it. The exterior keeps things classic California cottage: cream stucco, a pitched roofline that echoes the main house, and that warm wood door with glass panels that the homeowner picked out herself during a Saturday morning trip to the salvage yard. The lattice privacy screen on the side patio was a last-minute addition—turns out the neighbors’ kitchen window looked right into the ADU’s bedroom, so we needed a creative solution that didn’t feel like a wall. Inside, we opened everything up. The kitchen became the heart of the space, with white shaker cabinets that maximize storage and that pop-of-color island in teal blue. The homeowner’s wife insisted on it—”He needs at least one thing with personality,” she said. Those glass-front upper cabinets with interior lighting? Her idea too, and she was right. They make the whole space feel bigger and more intentional. The skylight was our contribution. In a compact ADU, natural light is everything, and that one feature completely transformed how the space feels during the day. Did we finish before September? Of Course! The son moved in August with his beat-up Honda Civic and three boxes of belongings. Six months later, he’s still there, and according to his mom, he cooks dinner for the family twice a week. Mission accomplished!

We designed a new front walk with more stone steps to eliminate the odd pitch of the existing front walk. Lannon stone medallions mimic the tri-window detail above on the home. Renn Kuhnen Photography
