Inspiration for a farmhouse enclosed dining room remodel in New York with white walls

The pool is elevated so it relates directly to the living room and outdoor covered dining and lounge spaces. The decking is a treated pine made to resist weathering, mold and mildew. This material was selected as an alternate to Ipe which is vulnerable to overharvesting.

7'x7' inner dimension square spa 12" raised with reverse negative edge spillway. Materials on spa include travertine 2x4 subway tile on exterior sides in Antico, 1x1 travertine tile in Antico on spillway and waterline, travertine pencil trim in Antico, cantilever coping with rock salt finish, and PebbleTec PebbleSheen in Aqua Blue.

The plan also included constructing a new second floor deck above the existing patio. Then the patio was updated by replacing the old dark pressure-treated boards with composite decking, adding easy-care vinyl railings, and wrapping the columns underneath for an attractive appearance. The final touch was to install a dry deck drain under the deck, to keep the patio dry during inclement weather.

The existing mantle on the fireplace was too small and rotted by weather. Homeowner wanted something more substantial and originally wanted just a stain (surface treatment) but opted for a custom ebonizing process, to treat the wood deeper and reduce noticeable marring or scratches.

The Pergola brackets in this photo land on two wooden keys. The keys and column will be wrapped with Stainless Steel straps heat treated to resemble weathered bronze. The straps will contain interlocking by-pass hinges with a wedge hammered into place to tighten the straps. The straps are being fashioned by a metal artist and should be ready by June.

Hardie Monterey Taupe Lap Siding was installed with Cobble Stone Trim. The pergola rafters were replaced with 4x6 pressure treated pine rafters. Fiberglass exterior replacement windows in Bronze.
