This modern custom home is a beautiful blend of thoughtful design and comfortable living. No detail was left untouched during the design and build process. Taking inspiration from the Pacific Northwest, this home in the Washington D.C suburbs features a black exterior with warm natural woods. The home combines natural elements with modern architecture and features clean lines, open floor plans with a focus on functional living.

Even the driveway prevents stormwater runoff. Between each brick, gravel joints allow water to move from the driveway to the adjacent bioswale and orchard to fuel the resilience of the garden's foliage to drought. Like the bioswale, the drive is a feat of masonry and engineering, as it must be able to maintain the stability of the spaced bricks as it manages the weight of vehicle traffic.

A classic West Side loft in Hell’s Kitchen, Gallery’s main task was to renovate the large kitchen. The clients like to entertain, so in addition to remodeling the aesthetic, we expanded the footprint of the island and built an entirely new bar at the opposite end of the kitchen. Some design choices are a natural fit for the space. In this case, that meant leaning into the industrial vibe of the exposed concrete while bringing in some character with the material choices. INDUSTRIAL CHIC With an industrial aesthetic in mind, gray was a natural color choice for the fully custom Miralis cabinets. The backsplash was designed in a subway brick pattern, but rather than the typical porcelain or marble, a clay tile in a white matte tone resembling cement was chosen to further coordinate with the exposed concrete. Stacked cabinets were installed to accommodate the tall loft ceilings. For contrast, we incorporated glass front cabinetry with lighting in some areas. The resulting marriage of concrete, glass, and wood is well-matched for an industrial chic loft kitchen. Further highlighting the homeowners’ love of entertaining, we also built an entirely custom bar at one end of the space, featuring open shelving in contrasting wood tones with underlighting and a custom mirrored backsplash for an authentic bar feel. ADVENTURES IN APPROACHING COLUMNS Loft renovations tend to come with two common needs: how to fill all that space tastefully and how to work with those ever present columns. In the case of this loft kitchen renovation, it suited the industrial aesthetic not to wrap the concrete column as one typically would, but rather to leave it exposed, accentuating the raw character of the space. Partially as a result, the island expanded too, creating more room for functional additions such as a built-in microwave, wine fridge, and more open shelving to match the bar, outlined with a countertop overhang to optimize counter space and chair storage. ANCHORED IN SYMMETRY With a loft space as unusually large as this one, an ideal design strategy, especially when high ceilings are involved, is to anchor the kitchen on opposing sides. Here, one side is anchored by a large floor-to-ceiling pantry, while the other is anchored by the counter-depth fridge with cabinetry above. The connecting element is the counter space in the middle, resulting in the visual impact of a long kitchen run within the open floor plan of a loft. The key to this project was to create a kitchen fitting of a residence with strong Industrial aesthetics. The PB Kitchen Design team managed to preserve the warmth and organic feel of the home’s architecture. The sturdy materials used to enrich the integrity of the design, never take away from the fact that this space is meant for hospitality. Functionally, the kitchen works equally well for quick family meals or large gatherings. But take a closer look at the use of texture and height. The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Architectural beams placed across the vaulted ceiling bring a sense of scale to the room and invite natural light in through the skylight.

Over a span of two years we completed several projects at this Tokoma Park, Maryland property. We cleaned up the backyard, renovated an existing swale, and installed water loving plants. The following year, we replaced the old pea gravel driveway with a permeable paver driveway. While doing the driveway we encountered spongey clay that was saturated from a leaking water line. We had to install concrete piers down to virgin soil to bear the weight of the walkway. The driveway excavation had to take into account the root zones of large trees. To avoid the surface roots we used a minimal excavation design. Our ultimate goal with this project was to ensure that the new walkways provided a safe and comfortable path for the homeowners and guest to get from their cars to porch whether parked along the street or in the driveway. To provide an extra layer of security, we added low-voltage lighting to accent trees and light the walkway, which were programmed to come on at dusk and turn off automatically at dawn. The new plantings are native species including River Birch, Swamp Hibiscus, Blue Flag Iris, and Common Rush, that are adapted to growing in wet soils. The permeable paver driveway will reduce runoff by storing rain in gravel base while allowing it to be absorbed into the soil below. The paver surface eliminates the tracking of pea gravel into the house while allowing heels to walk on it without sinking in. The swale handles runoff from all the uphill properties and the gravel keeps it from becoming a soggy mess. 
 During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. All projects were consulted with the City of Takoma Park’s Urban Forest Manager, and the Montgomery County Historical Preservation Commission.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. Advance Design’s Common Sense process gives clients the opportunity to walk through the basement renovation process one step at a time, in a completely predictable and controlled environment. “Everything was designed and built exactly how we envisioned it, and we are really enjoying it to it’s full potential,” Karen said. This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear facing exercise has great views of the rear yard through a set of windows that overlook the copper roof of the screened porch below.
