Back splash included both Ceramic and Glass Tile to and a touch of class and the Wow Factor our clients desired and deserved. Major drywall work was required throughout the Kitchen, Great Room, Powder Bath and Breakfast Area. Many added features such as LED lighting on dimmers were installed throughout the Kitchen including under cabinet lighting. Installation of all new appliances was included in the Kitchen as well as the Bar Area in the Great Room. Custom Built Corner Cabinetry was also installed in the Formal Dining Room.
Custom Built Crown Molding was also part of this project in the Great Room designed to match Crown Molding above doorways. Existing paneling was removed and replaced with drywall to add to this Major Update of the 1970’s constructed home. Floating, texturing and painting throughout both levels of this 2 Story Home was also completed.

Middlefork Luxury Home BuildersDesigned and built in conjunction with Freemont #2, this home pays homage to surrounding architecture, including that of St. James Lutheran Church. The home is comprised of stately, well-proportioned rooms; significant architectural detailing; appropriate spaces for today's active family; and sophisticated wiring to service any HD video, audio, lighting, HVAC and / or security needs.
The focal point of the first floor is the sweeping curved staircase, ascending through all three floors of the home and topped with skylights. Surrounding this staircase on the main floor are the formal living and dining rooms, as well as the beautifully-detailed Butler's Pantry. Ava Homes Our objective in this home remodeling project was to transform our clients’ newly purchased Studio City cape cod style house into an aesthetically beautiful yet functional residence, that they could use for everyday living as well as entertaining friends and family. Our clients loved the original exterior design but wanted an almost entirely changed interior and backyard. We worked with them through the initial stages of design and material selection to ensure that we understand their vision. We integrated elements of contemporary and farmhouse designs throughout the interior. We created an open floor plan with a lot of natural light making a spacious, bright and connected space. We did this through some structural changes and the addition of glass sliding doors and windows. The open floor plan combined with the fully remodeled kitchen and bathrooms, new flooring, plenty of recessed lighting, and many other details managed to literally amaze our clients. We also created a master suite by expanding the master bathroom and constructing a walk-in closet. A new bathroom addition as well as a new pool house along with a new pool and spa were the other parts of this home remodeling project. The new pool and pool house along with a simple yet beautiful landscaping gave the backyard a whole new look. The roof, the HVAC system as well as all doors and windows were replaced. The garage was remodeled and the door replaced. This was a truly beautiful home remodeling at its best by Ava Homes.

After living in Singapore, then Hong Kong, and building homes there, they looked forward to continuing their search for a new place to start a life and set down roots.
The site is located on Atherton Avenue on a flat, 1 acre lot. The neighboring lots are of a similar size, and are filled with mature planting and gardens. The brief on this site was to create a house that would comfortably accommodate the busy lives of each of the family members, as well as provide opportunities for wonder and awe. Views on the site are internal. Our goal was to create an indoor- outdoor home that embraced the benign California climate.
The building was conceived as a classic “H” plan with two wings attached by a double height entertaining space. The “H” shape allows for alcoves of the yard to be embraced by the mass of the building, creating different types of exterior space. The two wings of the home provide some sense of enclosure and privacy along the side property lines. The south wing contains three bedroom suites at the second level, as well as laundry. At the first level there is a guest suite facing east, powder room and a Library facing west.
The north wing is entirely given over to the Primary suite at the top level, including the main bedroom, dressing and bathroom. The bedroom opens out to a roof terrace to the west, overlooking a pool and courtyard below. At the ground floor, the north wing contains the family room, kitchen and dining room. The family room and dining room each have pocketing sliding glass doors that dissolve the boundary between inside and outside.
Connecting the wings is a double high living space meant to be comfortable, delightful and awe-inspiring. A custom fabricated two story circular stair of steel and glass connects the upper level to the main level, and down to the basement “lounge” below. An acrylic and steel bridge begins near one end of the stair landing and flies 40 feet to the children’s bedroom wing. People going about their day moving through the stair and bridge become both observed and observer.
The front (EAST) wall is the all important receiving place for guests and family alike. There the interplay between yin and yang, weathering steel and the mature olive tree, empower the entrance. Most other materials are white and pure.
The mechanical systems are efficiently combined hydronic heating and cooling, with no forced air required.

Today we present to you our take on modern time Americana.
We enclosed the small front porch area to create an interior atrium/mud room with a built-in beach with shoes storage drawers and a door leading to the garage.
As you walk in you will see the fireplace with its new stone facade and wooden mantel above.
Notice the design is a semi-open floor plan. A floating wall (not connected to any other walls) divides the kitchen and the living room but is still open to be able to enjoy circular movement around the house when entertaining.
The kitchen is a combination of sage color with Alder wood accent cabinets and island. some cool cabinets feature like hidden garage appliances with pull out bases.
extra deep base cabinets and beautiful Dekton stone countertops. This stone is almost indestructible when it comes to kitchens.
The 200sq addition at the back allowed us to enlarge the master bedroom and the old bathrooms where all aligned the extension allowed us to build an additional powder room as well.
A good size walk-in closet was added as well with a new master bathroom service the enlarged master bedroom.
The result is what we consider today’s Americana for the classical ranch homes.

Newschool Builders LLCNestled against the backdrop of the Worcester Mountain Range lies this timeless Modern Farmhouse. This project consisted of a full gut to most of the interior as well as new windows, doors, siding, decks, and trim. Part of the project involved building an addition to join the detached garage to the main house as well as redefining the entry with a beautiful and functional mudroom and powder room. We also built out a new dining room with a ton of glass which helped to connect the interior with the lush gardens outside.
Custom cabinetry, millwork, and builtins throughout. Doug Fir Timbers were used to support the load above while also providing a warm and handsome ascetic value throughout the downstairs as we opened the floorpan up. It is always refreshing to breath new life into an outdated structure.
