This house was designed for a couple and their son. One of the design program requirements was to have two master suites on the main level. They enjoy cooking and entertaining so the public and food prep. areas are functional, attractive and conducive to people gathering around. Consequently, the square footage of the main level is large.
The house is also on a very steep slope which didn't help with the required footprint. In order to minimize the related costs of building with this site condition, the footprint of the house is long and not deep as it reaches down the slope.
The scale of the existing homes in the neighborhood are unimposing. In order to play down the size as viewed from the street, the facade is broken up into several different masses with low sloping roofs.
Once you're inside, the house opens up with 14 foot ceilings in the entry and living areas. The ceiling height of other spaces on the main level are 10 feet. Universal design was implemented on the main level to provide inherent accessibility for everyone.
The lower level accommodates several guest rooms and baths, an exercise room, a guest den with wet bar and a man cave.
Another design program requirement was to make the house as maintenance-free as possible. Exterior materials include stucco, Pennsylvania Blue Stone and a new aluminum siding product called Longboard. The siding comes in many wood grain finishes and to everyone that has seen it, they think it's real wood. It's also made from heavy gauge aluminum so it doesn't ding like traditional aluminum siding. The roofs are metal standing seam.
The house is energy efficient. It's fully insulated with spray foam insulation-lots of it. The exterior walls were designed with 2x6 studs and roof rafters are 2x12 to provide plenty of space for the insulation, exceeding the required R-values. Windows and doors of course are energy efficient as well. All lighting is LED.
The decking around the exterior is locust, a very hard native wood which is naturally insect and rot resistant.
The best part of the whole project are the owners who love their new home. They initially had plans to live in this house during the summer months and Florida during the winter. They are now seriously considering living here full-time.

As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter.
Their needs included:
Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen.
Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued.
Solution
The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style.
Addition #1—Sitting Area:
The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors.
Addition #2—Outdoor Kitchen:
The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community.
Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily.
Brick Pavers
During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications.
Pool Renovations
To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color.
Screen Enclosure
A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment.
Results
This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

The project consists of a two-story private residence and involves the use of four deliberately not new containers, two for each floor, perpendicular to each other to form a Latin cross.
My interest in houses built with shipping containers began around 2015, when the use of containers as building materials became increasingly popular thanks to their resistance, wide availability, low cost and eco-friendliness.
Always passionate about eco-friendly and sustainable architecture, in 2016 I decided to design my own house using shipping containers with the hope of one day being able to realize my dream: building a residence designed by myself and which reflects what I am passionate about and in which I believe from an architectural point of view.
Since at the time I created the project I did not yet have land on which to build, the design was designed to be totally flexible, since the two floors can be reversed according to the needs of the land, without compromising the design and/or the livability of the house.
In 2019 I bought the land where the house was built, a 1,500 m² property with a 360 degree view of the sea and hills without, however, a flat area.
The containers were perfect for this type of terrain: being very light structures, they do not require large foundations and, consequently, the preparation of the ground is much quicker and much less invasive.
Considering the exposure and shape of the land, as well as the 360 degree view of the same, I decided to locate the two bedrooms on the first floor, with a complete bathroom and the walk-in closet for the master bedroom, while on the second floor we find an open space with kitchen, dining area and living room, a complete bathroom with laundry and two terraces.
Outside, the house is surrounded by concrete slabs over artificial grass, and there is also an infinity pool that overlooks the sea view.
The external appearance of the containers was deliberately left "raw", without covering them or eliminating traces of time and their journey, such as dents.
The interior, however, contrasts with the attention to detail and the use of designer materials, lamps, furniture and other elements.
The floor was covered with an epoxy resin and different techniques were used on the walls to create accents, such as marmorino, Venetian plaster, wallpaper, murals and rough stucco.
The entrance and corridor on the first floor also serve as an art gallery, with works by local artists, to support the local economy.
Both bathrooms are covered in porcelain tiles from the Mirage line, the taps are Graff brand and the bathroom furniture is by Lago Design, with Depth sinks in transparent glass, made from a carved trunk of century-old Wildwood oak. The heat treatment applied to the wood allows for total impermeability to water and very high resistance.
A floating iron staircase passes above the office area with Punt furniture and leads to the second floor, where the Lube brand kitchen with Dekton worktops, Smeg appliances and sink are located.
The dining table is P&J by Lago Design, the Lodes lamp with Diesel and the living room furniture are from the Spanish brand Fama. Finally, the outdoor furniture is designed by Roda, Tecninova and DKL.
Construction, which began at the end of 2021, was completed in November 2022.

This indoor lap swimming pool measures 8'0' x 75'0", and is outfitted with an automatic swimming pool safety cover. What really makes this pool unque is the perimeter recircuation system. The gutter, which is a commercial competition gutter simliar to olympic and collegiate-level swim meet pools, has three chambers that are gravity fed with pool surge. The lowest chamber has a pump that automatically returns the swimmer surge to the pool, which has the effect of maintaining quiescence for lap swimming. This will prevent splash back from the sides, as well as maintaining the fastest surface available. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color.

A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment.

They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

The siding comes in many wood grain finishes and to everyone that has seen it, they think it's real wood. It's also made from heavy gauge aluminum so it doesn't ding like traditional aluminum siding. As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter.
Their needs included:
Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen.
Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued.
Solution
The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style.
Addition #1—Sitting Area:
The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors.
