The home is able to achieve passive house standards and take full advantage of the views with the use of Glo’s A7 triple pane windows and doors. The PHIUS (Passive House Institute US) certified series boasts triple pane glazing, a larger thermal break, high-performance spacers, and multiple air-seals. The large picture windows frame the landscape while maintaining comfortable interior temperatures year-round. The strategically placed operable windows throughout the residence offer cross-ventilation and a visual connection to the sweeping views of Utah. Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Falcon House is located on Falcon Ridge Road, which winds along a steeply inclined ridge in a stretch of foothills within Carmel Valley in Monterey County. An old lichen covered barn and split rail, cedar fences characterize this area known as Markham Ranch, and contrast sharply with the preponderance of sprawling, large estate-style homes, many more at-home in the Italian countryside than any landscape of California. Designed for a young family, Falcon House responds to the family’s desire to live a more modest lifestyle, eschewing overt displays of extravagance for an intimate and deferential relation to nature. The 3,200-square-foot residence occupies a difficult portion of the northern slope of a hillside, overlooking a verdant valley and oriented toward Castle Rock in the distance. The steep terrain necessitated a compartmentalized plan capable of negotiating the gentle hillock at the center of the site. A corridor bridge spans two pieces of the house, uniting living and sleeping spaces and allowing an existing watercourse to flow essentially through the house unobstructed. Large panels of glass open the living spaces to the landscape, beneath the deep overhang of a butterfly roof. Operable clerestories placed high on the window-wall allow prevailing breezes to cool the interior spaces. The bedroom wing of the house hugs the hillside as it turns to the west, ensuring privacy from the main living spaces. The sense of seclusion and protection of this wing is reinforced by its lower roofline and its embedment into the hill. Initial resistance by neighboring homeowners has given way to appreciation, having seen the results of careful siting and a material and color palate sympathetic to the surrounding hillsides. The dwelling embodies an attitude of respect for the landscape, and through that perspective Falcon House has become as natural a part of its environment as the hawks flying overhead. 2008 AIA Orange County Chapter Merit Award

This beautifully appointed cottage is a peaceful refuge for a busy couple. From hosting family to offering a home away from home for Navy Midshipmen, this home is inviting, relaxing and comfortable. To meet their needs and those of their guests, the home owner’s request of us was to provide window treatments that would be functional while softening each room. In the bedrooms, this was achieved with traversing draperies and operable roman shades. Roman shades complete the office and also provide privacy in the kitchen. Plantation shutters softly filter the light while providing privacy in the living room.

Wide sweeping windows up to 13’ and full-lite doors were installed throughout the home preserving the unobstructed views from the home. Additionally, four 12’ wide Lift and Slide doors were installed in the living room and dining room. Increased natural light, fewer framing members, and the ability to open the door wide for indoor/outdoor living are just a few of the benefits of such large sliding doors. The rear of the home takes full advantage of the expansive marine landscape with full height windows and doors. Glo A5h and A5s Series were selected with concealed hinges. The Glo A5h, hidden sash, ensures that operational windows share the same profile thickness as fixed units. A uniform and cohesive look adds simplicity to the overall aesthetic, supporting the minimalist design. The A5s is Glo’s slimmest profile, allowing for more glass, less frame, and wider sight lines. The concealed hinge creates a clean interior look while also providing a more energy efficient air-tight window. The increased performance is also seen in the triple pane glazing used in both series. The windows and doors alike provide a larger continuous thermal break, multiple air seals, high performance spacers, low-e glass, and argon filled glazing, with U-values as low as 0.20. Energy efficiency and effortless minimalism creates a breathtaking Scandinavian-style remodel.

This property was transformed from an 1870s YMCA summer camp into an eclectic family home, built to last for generations. Space was made for a growing family by excavating the slope beneath and raising the ceilings above. Every new detail was made to look vintage, retaining the core essence of the site, while state of the art whole house systems ensure that it functions like 21st century home.
