JFKDESiGN landscape | buildings | interiorsLocation: Situated on Bunurong country near the town of Sorrento, the site was uniquely positioned between the back beach and the footy oval. The broad wedge-shaped site featured a steep vegetated dune climbing 6 meters to the rear and remnant coastal Moonah trees at the front, providing a distinctive natural context.
Design Brief: The objective was to create an enduring 4-bedroom holiday house that harmonized with its coastal environment. The design was intended to be both stylish and robust, offering high amenity and serviceability. This house was envisioned as a long-term investment, serving the dual purpose of accommodating a growing family and functioning as a part-time rental property.
Architectural Features:
Contextual Integration: The architectural response meticulously respected and enhanced the site's natural features, seamlessly integrating the vegetated dune and preserving the Moonah trees within the landscape strategy.
Materiality and Aesthetics: The material palette was selected for its durability and ability to withstand the harsh coastal conditions while maintaining a refined and stylish appearance. This included the use of resilient, high-quality materials that age gracefully over time.
Spatial Versatility: The spatial configuration was designed to adapt to the evolving needs of a growing family and the demands of a rental property. Flexible spaces were created to provide a balance between communal living areas and private retreats.
Indoor-Outdoor Connectivity: Emphasizing seamless indoor-outdoor connections, the design featured expansive glazing, outdoor terraces, and integrated landscaping to blur the boundaries between interior and exterior spaces.
High Amenity and Comfort: The house boasted a laminate black-butt chef's kitchen, stone and tile surfaces, and state-of-the-art climate control systems, including integrated heating and cooling, to ensure year-round comfort and ease of maintenance.
The architectural vision aimed to create a timeless residence that would serve as a cherished family retreat and a sought-after rental property, responding elegantly to its coastal context and the demands of modern living.

The project brief called for an artful house that promotes wellness and outdoor living. Rugged beauty and four-season adventure drew the owners to the area but presented challenges, including wildfire risk. The site needed a durable shelter that responsibly integrates with the environment.
Clad in sand-colored stucco, the house will intentionally be obscured by grasses and junipers over time. Outdoor spaces are layered to match the undulating topography. A steel superstructure enables an ultra-thin roof with overhangs for passive solar design that withstand gale-force winds and heavy snow loads.
A crushed-granite courtyard offers refuge on windy days. This space is enclosed by operable Cor-Ten panels that rotate open to reveal dune views or close for a cloistered experience. The courtyard is further defined by a deconstructed roof with an aperture that frames sky views.
Expansive glazing and porcelain flooring unites interior and exterior, evoking a sense of inhabiting an infinity house. A screen porch, concealed by louvers, is a contemporary interpretation of a time-honored lake house vernacular. Layers of light and an edited palette of materials unify the interior and evoke a laid-back feeling of beach towns. On both levels, bronze glass walls artfully define rooms while preserving views.
Moss Building & DesignOur customers loved their home's kitchen but felt that it didn't convey their personal tastes and aesthetics. Not only did they want a kitchen that was brighter and had better functionality (they are dedicated home cooks), they wanted a more industrial look and feel to the space.
Our design team helped give them this by creatively adding and updating many parts of the kitchen, including the glass-walled cabinets, wine cabinet area, beverage center, and more. Important design features include the pull outs for spices and kitchen tools which had to be sturdy to withstand constant use. MOSS relocated the appliances, enlarged the side peninsula and updated the mudroom and pantry. One important part of the remodel was keeping the flooring the same as the original – patching in the flooring was critical and, while delayed due to supply chain issues, is now perfectly in place.

Evolve Co. Architectural BuildersThis unique project won 1st Place Custom Built Home of the Year 400-500K in the 2019 HIA CSR Hunter Housing and Kitchen & Bathroom Awards.
This striking waterfront property has had everyone talking. Located on Lake Macquarie, this modern design was incredibly complex but the Evolve Co. Team love a challenge! Boasting 5 ton of steal and 30 screw piers buried 7 metres into the rock bed below, this property was built to withstand the test of time. Open living spaces are found upstairs, along with two bedrooms to take in the incredible views. Downstairs includes an additional bedroom with its own deck opening up to the backyard. With its beautiful high ceilings and curves, it’s no wonder this property has had everyone talking!
McKinney York ArchitectsThis vacation home was created for an avid saltwater fisherman and his family. As a coastal property, care was taken to capture breezes and views, encouraging inhabitants to slow down and soak in the ambiance. At the same time, the building is designed to withstand storms and the corrosive effects of salt air. Awareness of natural elements, including being kind to other inhabitants of the property, is evident in selections like turtle friendly exterior specialty LED lighting.
Careful compositions of color, material, opacity, and transparency create an exterior that is disciplined but playful. The building is layered in planes that accentuate shadow, forming a graceful backdrop to the palm trees, pool, and ocean beyond.
The local coral stone used on the exterior is also seen inside, thus reinforcing a sense of place. Pops of saturated color balance the soothing palette of materials, art, and furnishings, never distracting from the breathtaking setting. High light from clerestories washes across interior surfaces and opens up views to the sky. The luminous volumes are easy-going and simple, but contain a few surprises. In the primary bath, the architect and client created a unique pattern of custom handmade tile.

There's nothing precious underfoot; the fabrics are all very cleanable; and our specifications are modular, so they work in an overall scheme — to be grouped or moved, regrouped and moved again. We are hopeful most of the furniture withstands the short term (eschewing the "college kid" stereotype — not all young adults ruin things!) and can also be anchors in the next iteration of life in this off campus getaway.

Simply Home DecoratingThis 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!

Matarozzi Pelsinger BuildersA new-construction, year-round vacation home was custom-built for a family to enjoy the natural beauty of West Marin, California. The home is sited on the beach, so understanding how to build on sand (instead of soil) and selecting the right materials that would withstand ongoing erosion from the ocean and salt air were both critical to the success of the project. Even in the most ideal circumstances climate can present challenges, but as this was a COVID-era project in a relatively remote location, we also faced supply chain issues and labor issues. Fortunately, we were able to draw on our decades of experience to identify solutions and work collaboratively with the geotechnical engineer, structural engineer, and subcontractors to ensure that everyone was aligned on the design vision and how we would achieve it. Our backgrounds as craftspeople and the project manager’s experience as an architect allowed our team to work in lockstep with the design team.
One Room at a Time, Inc.The attic space was transformed from a cold storage area of 700 SF to usable space with closed mechanical room and 'stage' area for kids. Structural collar ties were wrapped and stained to match the rustic hand-scraped hardwood floors. LED uplighting on beams adds great daylight effects. Short hallways lead to the dormer windows, required to meet the daylight code for the space. An additional steel metal 'hatch' ships ladder in the floor as a second code-required egress is a fun alternate exit for the kids, dropping into a closet below. The main staircase entrance is concealed with a secret bookcase door. The door hardware is a concealed pivoting hinge that can withstand 700 pounds, and opens weightlessly.

The Kalamazoo Hybrid Fire Built-in Grill features three seriously powerful gas burners totaling 82,500 BTUs and a generous 726 square inches of primary grilling surface. The Hybrid Grill is not only the “best gas grill” there is – it also cooks with wood and charcoal. ORIJIN STONE premium stone was selected as one such material, taking the main stage throughout key living areas including the custom hand carved Alder™ Limestone fireplace in the living room, as well as the master bedroom Alder fireplace surround, the Greydon™ Sandstone cobbles used for flooring in the den, porch and dining room as well as the front walk, and for the Greydon Sandstone paving & treads forming the front entrance steps and landing, throughout the garden walkways and patios and surrounding the beautiful pool. This home was designed and built to withstand both trends and time, a true & charming heirloom estate.
