CLTHouse is one Washington’s first homes of its kind. Constructed using Passive House techniques and built to exceed BUILT GREEN 4*requirements, the single-family home will deliver healthy indoor air, thermal comfort and easy accessibility to the city. Designed by atelierjones, the Madison Park home is built using cross laminate timber (CLT), a high performance material composed of layered wood and non-toxic glue to maximize energy efficiency, reduce waste and increase structural durability. The unique 1,485sf, 3bd/2ba home will feature a stunning cantilevered second story to provide space for the ground-level carport paved with salvaged foundation bricks, shou sugi ban fir siding and a rooftop terrace with neighborhood views and built-in planters for urban gardening.

This transitional pool and spa is located in Fort Worth and designed by Mike Farley. Matching glass tile was used for the waterline, step risers, grill backsplash, raised beam and spa veneer. The kitchen was recessed to the side and helped screen the existing wood deck. Metal raised planters were used to contain the bamboo privacy screen on the property line and provide accent planters at the front wall. Silver Turkish travertine blended the grey contemporary colors and the house brick. Finished with a black pebble sheen to provide a high contrast and reflective surface this paradise is now complete.

This bathroom was a must for the homeowners of this 100 year old home. Having only 1 bathroom in the entire home and a growing family, things were getting a little tight.
This bathroom was part of a basement renovation which ended up giving the homeowners 14” worth of extra headroom. The concrete slab is sitting on 2” of XPS. This keeps the heat from the heated floor in the bathroom instead of heating the ground and it’s covered with hand painted cement tiles. Sleek wall tiles keep everything clean looking and the niche gives you the storage you need in the shower.
Custom cabinetry was fabricated and the cabinet in the wall beside the tub has a removal back in order to access the sewage pump under the stairs if ever needed. The main trunk for the high efficiency furnace also had to run over the bathtub which lead to more creative thinking. A custom box was created inside the duct work in order to allow room for an LED potlight.
The seat to the toilet has a built in child seat for all the little ones who use this bathroom, the baseboard is a custom 3 piece baseboard to match the existing and the door knob was sourced to keep the classic transitional look as well. Needless to say, creativity and finesse was a must to bring this bathroom to reality.
Although this bathroom did not come easy, it was worth every minute and a complete success in the eyes of our team and the homeowners. An outstanding team effort.

The clients had just bought the home and loved the inside but not the outside. They did not want the formal setting with Greek busts. Since remodeling the old pool would have restricted the new, they had it removed so they could start from scratch. Their favorite setting was much more organic with a cabana, fireplace, and an outdoor kitchen. The house needed an addition with an entertainment media room, cigar room and pool bath. Privacy was achieved by adding a cabana on the north side with a full stone wall. The spa needed to be close to the master bedroom and have visibility of the flat screen television in the cabana. The spa is flush with the upper patio so not to block the view of the pool. A natural boulder stream connects the pool and spa. To soften the house planting is between the cabana and house. Decks and coping are Travertine. Pebblesheen color is Ocean Blue. Access to the cabana was located between the spa and the pool on the floating pad. Remote controlled fire features accent both ends of the boulders. Retaining walls were built behind the waterfall to bring the grade up so plantings looked more natural and waterfalls appeared to come out of the hillside. The cabana features were to create three zones. It does not matter the season or time of day, this space provides the family's perfect outside setting to enjoy each other. Texas swimming pool designer Mike Farley takes you to the design of a Colleyville residential Lazy River project that has already won multiple awards and was featured on HGTV "Cool Pools". This pool has it all - outdoor kitchen, multiple waterfalls, rain falls, bridges, an elevated spa on an island surrounded by the river, basketball, luxury cave, underwater speakers, and they converted a stall of the garage to make a bathroom with a dry sauna & walkin dual shower.
