The overarching design intent for this 1,455-square-foot West Vine Street condominium was to make the spaces contemporary and functional. The renovation began with an unexpected structural deficiency in the form of a post located in the middle of the living room that was causing a three-inch dip in the floor. It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth. The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program. Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

Floor to ceiling windows and wrap around decks combined with an award-winning layout ensure that this custom home captured every possible view of beautiful Lake Benedict!

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. This home, which was originally built in 1960, is a classic example of Mid-Century Modern Design. Over the years, the home had fallen into disrepair. The clients, who had recently purchased the home, approached Pelletier+Schaar because they wanted to upgrade and modernize the bathroom, master and laundry as well as add an expanded deck with a covered portion while simultaneously maintaining the aesthetics characteristic of mid-century modern design.

Inspiration for a mid-sized contemporary metal railing and privacy balcony remodel in San Francisco with no cover

Originally designed by one of the most notable landscape architects in town, this once impressive project had faltered in recent years. The pool and spa still functioned well, and the client wanted to keep it intact. In addition, they wanted to keep as much of the existing landscaping as possible. The surrounding decks, walls, and steps were fair game. At first glance, one might think that our changes were simple material changes. Upon closer inspection, however, one can see the subtle, yet transformative changes that come together to update this classic pool in a tasteful, timeless manner, and improve the flow and usability of the deck areas, while softening the feel of the massive hardscape. The subtle changes begin as soon as you walk out the back door of the house. The existing decking had a lot of what we call “tweeners”; areas that are overly generous walkways, yet not large enough to house furniture. The awkwardly small bluestone patio was expanded to accommodate a generous seating area, by pushing the step-down closer to the pool. Our talented stone mason carefully married the new bluestone into the existing, resulting in an imperceptible difference between the two. As you descend the new bluestone steps to the pool level, your bare feet will be thankful for the new smooth-finished limestone colored concrete, with a hand cut pattern carefully etched into its surface. The old red brick decking was so hot that the owners could not walk around the pool in bare feet. The brick coping was also replaced with an eased edge Pennsylvania Premier Stone which matches the new step treads throughout the project. Between the house and the pool, a large raised planter was reconfigured, giving additional space to the pool deck for a shaded lounge chair area. Across the pool, a bank of rather tall painted brick retaining walls were cut down, shortened, and moved. This lessened the visual impact of the walls, which were rather overwhelming in the space, as well as opening up a new seating area, nestled under the arms of the massive pecan at the back of the property. Rather than continuing solid decking around the entire pool, the area near these walls has been transformed to large stone stepper pads set in a sea of beautiful St. Augustine lawn. This creates a visually softened area that is still suited to setting tables and chairs when the guest list calls for additional seating. The spa area is quite possibly the most dramatic change on this project. Yet more raised planter walls divided this area into awkward spaces, unsuited to proper furniture placement. The planters were removed, new stone decks, once again expertly married into the existing, opening the area to house a large dining table and new built in bbq area. The spa itself was re-imagined with the bluestone coping, and painted brick veneer. The most impressive addition though is the new handmade glazed tiles that surround the existing cast stone water feature. This water feature was almost unnoticeable against the painted brick wall, but now the dramatic arch and pop of color draw the eye to this quaint little corner of the property.

Stairs wrap around the full front edge of the bayed deck, with a Belgard Urbana hardscaped landing easing the transition to the backyard. A cedar pergola sits over a portion of the deck and Belgard Tandem Wall columns and a planter box define the ares of the deck nicely. A Belgard Pizza Oven is the cooking centerpiece of this space. We integrated Belgard’s Tandem Wall stone into the pergola columns to provide more countertop space for this outdoor kitchen area. Lots of outdoor lighting on this space make it great for evening pizza parties.

Inspiration for a large timeless backyard deck remodel in New York with a fire pit and a roof extension

The custom rails are black powder coated aluminum. Black PVC skirting, finishes the base of the deck. a nearly 5ft wide rolling barn door gives access to the excavated dry space below which serves as storage and with 6 foot of headroom is a fully functional 450sf of storage space - Large enough to drive into with a ride-on mower . The door had to be hung using powder coated steel hardware to carry the size and weight of the door The design detail of the hardware itself adds to the architectural interest of the overall project.

In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

This unique screened porch located in Darnestown, Maryland provides its hard-working homeowner with an abundance of outdoor space. Situated on a vast wooded lot, the views are absolutely stunning. The elevated sun deck wraps around the complete rear facade the home and features unique cut-outs and a sizable screen room. To successfully preserve the lot's lively green view, a delicate SCREENEZE screening system was used in the screened room in conjunction with WOLF vinyl railings and Deckorators Classic Balusters. The 3/4" round balusters, which are also found around the deck's organic perimeter, blend in seamlessly with the surrounding landscape. AZEK low-maintenance PVC decking serves as the basis of both the deck and the top cop on the handrail system. Multiple sliding doors give access to the screened-in porch and deck, and all of the materials used in the build are low-maintenance.

2013 NARI CAPITAL COTY, MERIT AWARD WINNER, RESIDENTIAL EXTERIOR A family of five living in a Chantilly, Virginia, neighborhood with a lot of improvement going on decided to do a project of their own. An active family, they decided their old deck was ragged, beat up and needed revamping. After discussing their needs, the design team at Michael Nash Design, Build & Homes developed a plan for a covered porch and a wrap-around upscale deck. Traffic flow and multiple entrances were important, as was a place for the kids to leave their muddy shoes. A double staircase leading the deck into the large backyard provides a panoramic view of the parkland behind the property. A side staircase lets the kids come into the covered porch and mudroom prior to entering the main house. The covered porch touts large colonial style columns, a beaded cedar (stained) ceiling, recess lighting, ceiling fans and a large television with outdoor surround sound. The deck touts synthetic railing and stained grade decking and offers extended living space just outside of the kitchen and family room, as well as a grill space and outdoor patio seating. This new outdoor facility has become the jewel of their neighborhood and now the family can enjoy their backyard activities more than ever.
