Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. This home was a sweet 30's bungalow in the West Hollywood area. We flipped the kitchen and the dining room to allow access to the ample backyard. The design of the space was inspired by Manhattan's pre war apartments, refined and elegant. The back splash is a striped marble tile and the rounded open shelving softens the edge and is what you would find in a 30's style home.

The 3,400 SF, 3 – bedroom, 3 ½ bath main house feels larger than it is because we pulled the kids’ bedroom wing and master suite wing out from the public spaces and connected all three with a TV Den. Convenient ranch house features include a porte cochere at the side entrance to the mud room, a utility/sewing room near the kitchen, and covered porches that wrap two sides of the pool terrace. We designed a separate icehouse to showcase the owner’s unique collection of Texas memorabilia. The building includes a guest suite and a comfortable porch overlooking the pool. The main house and icehouse utilize reclaimed wood siding, brick, stone, tie, tin, and timbers alongside appropriate new materials to add a feeling of age.
