Small space living solutions are used throughout this contemporary 596 square foot tiny house. Adjustable height table in the entry area serves as both a coffee table for socializing and as a dining table for eating. Curved banquette is upholstered in outdoor fabric for durability and maximizes space with hidden storage underneath the seat. Kitchen island has a retractable countertop for additional seating while the living area conceals a work desk and media center behind sliding shoji screens. Calming tones of sand and deep ocean blue fill the tiny bedroom downstairs. Glowing bedside sconces utilize wall-mounting and swing arms to conserve bedside space and maximize flexibility.

Luxurious modern take on a traditional white Italian villa. An entry with a silver domed ceiling, painted moldings in patterns on the walls and mosaic marble flooring create a luxe foyer. Into the formal living room, cool polished Crema Marfil marble tiles contrast with honed carved limestone fireplaces throughout the home, including the outdoor loggia. Ceilings are coffered with white painted crown moldings and beams, or planked, and the dining room has a mirrored ceiling. Bathrooms are white marble tiles and counters, with dark rich wood stains or white painted. The hallway leading into the master bedroom is designed with barrel vaulted ceilings and arched paneled wood stained doors. The master bath and vestibule floor is covered with a carpet of patterned mosaic marbles, and the interior doors to the large walk in master closets are made with leaded glass to let in the light. The master bedroom has dark walnut planked flooring, and a white painted fireplace surround with a white marble hearth. The kitchen features white marbles and white ceramic tile backsplash, white painted cabinetry and a dark stained island with carved molding legs. Next to the kitchen, the bar in the family room has terra cotta colored marble on the backsplash and counter over dark walnut cabinets. We took on the kitchen, two bathrooms and a powder room. The layout in the kitchen was functional for them, so we kept that pretty much as is. Our client wanted a contemporary-leaning transitional look — nice clean lines with a gray and white palette. Light gray cabinets with a slightly darker gray subway tile keep the northern exposure light and airy. They also purchased some new furniture for their breakfast room and adjoining family room, so the whole space looks completely styled and new. The light fixtures are staggered and give a nice rhythm to the otherwise serene feel. The homeowners were not 100% sold on the flooring choice for little powder room off the kitchen when I first showed it, but now they think it is one of the most interesting features of the design. I always try to “push” my clients a little bit because that’s when things can get really fun and this is what you are paying for after all, ideas that you may not come up with on your own. We also worked on the two upstairs bathrooms. We started first on the hall bath which was basically just in need of a face lift. The floor is porcelain tile made to look like carrera marble. The vanity is white Shaker doors fitted with a white quartz top. We re-glazed the cast iron tub. The master bath was a tub to shower conversion. We used a wood look porcelain plank on the main floor along with a Kohler Tailored vanity. The custom shower has a barn door shower door, and vinyl wallpaper in the sink area gives a rich textured look to the space. Overall, it’s a pretty sophisticated look for its smaller fooprint.
