The master bathroom is one of our favorite features of this home. The spacious room gives husband and wife their own sink and storage areas. This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Craig Thompson Photography NKBA 1st Place Winner in Large Bath Category Lead Designer: Emily Miller, CKD Co-Designer: Tommy Trzcinski The freestanding Chroma-therapy air tub was positioned in front of a three-sided shower enclosure which carries your eye all the way to the back of the bathroom to make it appear more open and spacious. A ceiling-mounted tub filler was used to keep a clean appearance around the tub, however, the 120” room ceiling height was not an ideal height for the tub filler. A “floating” ceiling was designed and heavily engineered in order to lower the tub filler height to 96”. This “floating” ceiling also housed the ceiling-mounted showerheads and in-shower LED lighting. A three-sided shower was positioned on the center axis of the space, behind a free-standing tub. “His” and “Hers” vanity and commode areas were positioned on either side of the center axis, each with their own door into the central shower.

The key to this project was to create a kitchen fitting of a residence with strong Industrial aesthetics. The PB Kitchen Design team managed to preserve the warmth and organic feel of the home’s architecture. The sturdy materials used to enrich the integrity of the design, never take away from the fact that this space is meant for hospitality. Functionally, the kitchen works equally well for quick family meals or large gatherings. But take a closer look at the use of texture and height. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. A backyard retreat in Dallas, Texas that features a wonderful outdoor living area and luxury swimming pool. This private oasis features a custom designed covered outdoor living pavilion with exposed timber beams and stone columns. The pavilion also features an BBQ grill, outdoor kitchen and seating area for entertaining the entire family. The luxury swimming pool features a travertine terrace and limestone coping. A backdrop fountain feature with decorative spouts, urns and tile which provides a focal feature and relaxing background noise.

When it comes to finding inspiration for your house or apartment design, there are a variety of routes you can take. For some, it is important to dive into the latest trends in fashion and art, using only the most popular decor pieces and embracing the color palettes seen on runways or in home and garden magazines. But for others, it’s simply about discovering what feels most like “home.” Ashley Steele, the creator of A Styled Affair, was part of the latter group. “Since my husband and I were moving into a space that was previously owned, I needed a way to make it feel like it was truly ours, and unique to us,” she told our team. A Styled Affair sprang from Ashley’s passion for fashion, and need for a creative outlet. But it soon became more than that. She developed a following, and it quickly became a place where she could share her personal style, travel adventures, and lifestyle tips. “While the blogging industry has become overwhelmed with people sharing their favorite home decor or make-up tips, I think what sets A Styled Affair apart is my commitment to stay true to my unique taste. I have always marched to the beat of my own drum – and that carries through in the clothes I wear, the decor I select for our home, and the travels I plan.” Paintzen connected with Ashley as she was settling into her new home in Boston’s Seaport District. Although she and her husband have lived in Boston for almost 8 years, they were used to smaller, more traditional spaces. Their new home is much bigger, and more modern, than any place they lived before. “I wanted to select colors of comfort, simplicity, and sophistication so we could elevate the space and make it feel more like a home.” Ashley also accurately pointed out that new construction can sometimes feel a little cold and sterile, almost industrial. “I wanted our home to feel like a peaceful oasis after coming in from the bustling city.” Ashley chose soft white paint for her walls to bring a sense of comfort and zen. With lots of wall decor, art work and carefully selected furniture, the walls serve as a clean and comfortable palette, and allowed her more freedom when making her other design decisions throughout the space. Ashley kept the overall palette fairly neutral, and incorporated “modern bohemian” inspired decor throughout the home; the final product was clean and simple, and catered to her style. We asked Ashley what she was most excited for now. “I’m most excited to continue to find new decor pieces to compliment the paint colors and decor we’ve already found for the space. We have been really patient with decorating and selected each piece really careful to make sure it is cohesive and flows from room to room. I’m looking forward to enjoying the space with my husband and dog, and entertaining friends and family in the spring and summer!” A few final questions for Ashley on her experience with Paintzen: “I would highly recommend Paintzen to anyone, especially those that live in the city. There are so many different paint companies and contractors to choose from but going through Paintzen simplified the process and made me feel comfortable that we had the right team working on our space. I would also recommend researching color trends and recommendations for colors in the family you are looking for. We found our living room color through a blog post listing top-used colors by interior designers and it looks amazing.”

Inspiration for a large contemporary living room remodel in New York with white walls

One of the main features of the space is the natural lighting. The windows allow someone to feel they are in their own private oasis. The wide plank European oak floors, with a brushed finish, contribute to the warmth felt in this bathroom, along with warm neutrals, whites and grays. The counter tops are a stunning Calcatta Latte marble as is the basket weaved shower floor, 1x1 square mosaics separating each row of the large format, rectangular tiles, also marble. Lighting is key in any bathroom and there is more than sufficient lighting provided by Ralph Lauren, by Circa Lighting.
