5 Stars – Excellent Earthquake Retrofit Work by Tracery Tracery Professional Builder’s did a fantastic job on our earthquake retrofit. They were professional, efficient, and detail-oriented throughout the entire process. The team explained the process clearly, kept the site clean, and finished on time. They also handled all the paperwork and coordination with FEMA and the Earthquake Brace + Bolt (EBB) program, making sure everything was approved for reimbursement. We feel much safer in our home now and highly recommend Tracery for any seismic retrofit work, especially since Mark is a structural engineer and understands the ins and outs of proper earthquake reinforcement better than most other contractors.

Mark and his team are some of the best in the business. They are extremely knowledgeable and well connected. Mark helped me find a designer and an engineer for my project, too. His background as a structural engineer himself gave me a lot of confidence when he reviewed the plans. He is extremely generous with his time and will not hesitate to tell you all the good/bad/risky aspects of a project. He won't string you on overpromise.

We recently had our Master Bath remodeled from Tracery Professional Builders. Mark and his team delivered a first-class job from the beginning to the finished product. The team gave us a step-by-step job description on the daily construction and answered any questions regarding cost and time. They nailed it when it came to craftsmanship and detail. We've worked with Tracery Builders a couple of times now to make improvements to our home. Previously, we had earthquake retrofitting completed by Tracery Builders, and along the way we improved our garage finishing by adding some additional electrical outlets, and a better workshop sink. We really liked Mark's approach of discussing several possible solutions ahead of the project, which he shared with illustrated pictures that made understanding the work needed more easily, and helped us prioritize the work that was important to us. After the retrofitting work was complete, the dry wall had to be replaced in the garage, as well as texture finished, and repainted. Mark's team of professionals did an amazing job of the retrofitting, and finishing off our garage. They always left the area they had worked in clean at the end of the day. We are super happy with this work as it greatly improved our garage, as well as our improved earthquake preparedness. We had the opportunity to work again with Tracery Builders more recently, as we needed to greatly improve our home's water mitigation and drainage, as we had been having flooding in our garage. We live in a rural area where we get a lot of water, all at once, during our rainy season. The one very small drain in our driveway was not cutting it, and year over year we were seeing significant rain, more and more consistently. There were three areas we needed to have addressed, and Mark's team helped assess all three areas, and advised on two of the areas, while focusing his team's work on the third area: building a better retaining wall in our backyard where the water should flow, and should stay. Mark and team came out to perform measurements, and inspect the areas that needed work for elevation. Mark again used photos to help illustrate the different areas of the work visually, which really helped us understand the possibilities. Mark also helped guide us on finding the best value for the supplier of the trench drain equipment. Mark teamed up, and worked well with another contractor who would perform the installation of the trench drains in the two other areas. In the end, Mark and his team at Tracery Builders built an amazingly sturdy retaining wall from sturdy I-beams, wood posts embedded in concrete, as well as thick boards to form the wall, and then added concrete in front of the wall, where the water would flow, without washing away the support for the wood posts. We've had A LOT of water this year, and for much longer than usual that the past couple of years. We are SO thankful to have hired, and been able to work with Mark and his team at Tracery Builders. The work they did for us barely scratches the surface of some of the amazing work we've seen them do for other homeowners. We highly recommend them for your larger home building and improvement projects. They are true building professionals with integrity, follow-through, and put an expert finish on all the work they did for us!

We used Tracery for our earthquake retrofit. The process involves a lot of admin to make sure everything is done properly and we were helped a lot to get all the paper work done. The job was completed faster than we thought. All the interactions with Tracery were pleasant and they provide excellent service. I would highly recommend.

I referenced to this company when I looked for a EBB contractor. Miles Dilley was assigned to be the project manager. I am very happy with the progress and result. They helped permit, inspection, EBB documents and save me a lot of times.

I have recently used Tracey Builders for my home projects and can’t thank then enough. They were quick professional and very clean with the whole process. Expert and friendly service at every step of the way: administrative, conceptual, and, of course, in the actual re-design and construction of our kitchen and bathrooms. Handled unforeseen difficulties--unexpected structural challenges, revealed in demolition--with ease. Kept the many moving parts of the project--delivery of materials, scheduling of work teams, permitting, etc.--with impressive efficiency. Our designer--Cindy--game -planned everything beautifully, using her expertise and experience to design the spaces on her computer in such a way that--when the actual rooms took shape--they were exactly as she'd envisioned. Like Mark, Cindy kept us informed at every step of the way, and, in the case of key decisions that needed to be made in the moment (what marble for the kitchen island, which wall color for one of the bathrooms, what to do about a certain kind of pull or knob for the kitchen cabinets?) she sought our input, gave her considered opinion, but never tried to impose her own taste on ours. Truly Cindy brings a perfect blend of knowledge, creative flair, and practical know-how to every single detail of the project, no matter how small. Dana, who made our custom cabinets, is obviously a master at his craft.

Tracery was prompt, professional, responsive and informed us about our project every step of the way. They were diligent about obtaining permits, uploading documents, arranging for inspections and looking after other administrative details.
