We hired LSE Builders Group to finish our basement. We prepared our designs and they worked with us to order all of the product. Once the permit was obtained, the group moved quickly to get the walls up and start the project. The group took steps to ensure the rest of the house did not have construction debris and covered our floors to protect the wood from movement from the various team members working on the project. When issues did come up, the group then took immediate steps to correct any issues and ensured us that the project would be completed in a timely manner. While the end of the project took a bit more time, we have found this is incredibly standard in the construction world. Even with that, the group communicated with us on a daily basis so we knew when the final touches would be finished. Overall we have received nothing but compliments on the work performed and the final product. We are enjoying the finished work and are happy with our choice to use LSE Builders Group.

We hired LSE Builders to finish our existing basement. Overall, I can’t say enough good things about Steven the owner and Chris the project manager, as well as all the suppliers and contractors they work with. To start with, the whole process was very transparent and they use technology effectively in order to share all the bids, invoices, and receipts. Secondly, they performed amazingly well given our aggressive timeframe. Even with delays from the city, they finished the entire project in well under 3 months as promised. This is especially impressive given the very busy time contractors are having right now in the Boulder area. The finished product includes two additional bedrooms, a rec room, and a full bathroom. The finishing touches, in particular, turned out very well… the tile work, the carpentry, the lighting, etc. The project went very well and exceeded our expectations. Steven and Chris were both very professional and never hesitated to address any concerns we had. We highly recommend LSE!

Our experience with Steven was pretty terrible; when we first talked to him, he seemed amazing - he seemed very knowledgeable; he was taking over from a different contractor and pointed out all the things they'd done wrong and how he'd do it right. As soon as he took over and the contracts were signed, everything changed; he cut corners where he could, did not follow building codes, did not correct the mistakes he said the previous contractors had made, tried to avoid getting a permit, and kept information from the inspectors so that he'd pass inspections. As an example: he used R-11 insulation instead of the required R-13 for 2x4 walls, and R-13 insulation instead of the required R-19 for 2x6 walls. He didn't mention this to the inspector, and when I told him that I wanted it done according to code, he told me that he'd do it as an "upgrade", even though it was what was promised in our contract. When I asked him if he had installed R-11 in the basement, he avoided the question and would not own up to it (but see attached picture). Steven is very responsive and provides updates weekly, which is why at first we thought we'd gotten a great contractor. But as soon as we started taking a closer look and asked him why he was cutting corners, he got very upset and accused us of micromanaging him. I left him a negative comment online and emailed him saying I'd be more than happy to update them accordingly if he took care of our complaints - he replied back saying he quits, and we're now a month later in the same place we started. After mediation, Steven agreed to pay an amount that was acceptable to both parties & we went our separate ways.

Thank-you for taking the time to review us. We apologize that you have had this experience as it is most certainly out of the norm for us. This is actually the first review of its kind that LSE Builders Group has received on any site and we take all feedback very seriously. We know you've been having trouble with various contractors and we were committed to providing superior service to you. We passed your inspection which is typically something a homeowner is excited about and we put in the insulation you desired even after passing inspection with the other insulation. We respectfully disagree with your accusation of cutting corners on permits and of any lying or unethical behavior. LSE Builders Group absolutely always pulls a permit whenever necessary; we are licensed general contractors which gives us the power to do that easily. It is true that we cannot snap our fingers and get a permit so perhaps you expected your permit faster but we are on the timeline of the city and/or county within which our work is being done, We know construction projects can be confusing, but it is not possible to lie to an inspector who is checking the insulation himself. All he needs to do is look at the insulation to see what # it is and make a professional determination himself. Inspectors are some of the most professionally knowledgeable individuals in our industry. LSE Builders Group is known for and takes pride in the fact that we always pull the necessary permits,employ licensed GC's and Project Management Professionals who are familiar with the ins and outs of all code. We hope you can finish your project to your satisfaction and we apologize that we can't make it work for you.

The scheduling was done right there was never more than 2 subs working at once as soon as one was done the other came in. What was really impressive was the quality of the work. Please keep in mind that he uses a "cost plus" contract, which at first gave us pause, but after further review, we learned that this is standard for the architectural industry. Steven South and his team did a fantastic job with our kitchen remodel. They were very professional, clean, conscious of our time, space and budget and quick to address any concerns that came up during the process. The bid was accurate and pricing was fair and they were responsive and flexible with our many scope changes. He has a great knowledge about contracting and knows how to properly plan out a project from start to finish .
