One of the greatest challenges in the home industry is the accuracy of pricing. We all want our dream home at the lowest cost possible, but all too often this leads homeowners down a treacherous path since too many dishonest contractors will knowingly low-ball bids to get the job. As a designer with over 12 years of experience in the Durham-Chapel Hill area, I have seen that scenario play itself out many times. It is heart-breaking to watch, since many people secure insufficient funding to build, based on the low bid, and are left in a difficult situation when costs run beyond their initial expectations.
I respect Britt because he is one of the few contractors who will be honest with his clients, and will walk them through his bids to explain every aspect of it-- the materials, the labor costs, the construction process itself, his overhead, and what unfortunate surprises might reveal themselves when walls are open. An honest relationship between contractors and clients is invaluable. Building and renovating is a long process with it's own trials and tribulations along the way, and knowing you can trust you contractor will ensure that you get the home you've been working so hard to achieve. Occasionally he has relayed stories of homeowners coming back to him with stories of shoddy work and ever rising costs, and how they regretted their decision to go with a different contractor. It is always difficult to hear, but it does validate the accuracy of his estimates.
Since Britt began Red Dot Construction, I have brought him in to bid on every project I've designed, and am very impressed by how he speaks to my clients, assesses their needs, and reviews his bids with them. They fully know what to expect. This is important to me, because designers aren't just their ideas, but how well they are executed. A bad contractor can tarnish a designer's well-earned reputation, and the two are inseparable.
I am always impressed with his generosity, too. I have called him many times with ideas and needed information as to how I can design something so it can actually be built. He will walk me through the construction of it, offer ideas, and tell me ways it can be done less expensively. He has willingly given me sources, and put me in contact with others who can help, even when there is no gain for him.
When you bid out your next project, I urge you to get three bid-- one will be low, one will be high, and Britt will be in the middle. That is the one you can trust.
