Value Build Homes

We built with ValueBuild, and our experience was defined by poor project management, repeated construction errors, and a lack of accountability. What should have been a straightforward build required constant homeowner intervention and resulted in over $50,000 in additional costs. The pre-construction/design phase was not managed. We were largely responsible for proposing options ourselves, with minimal guidance and extremely limited standard selections. Critical administrative work was mishandled. The build permit was not properly followed up on, and despite being in the builder’s name, we were repeatedly pushed to resolve the issues ourselves. County staff explicitly noted that this responsibility should not fall on the homeowner. Construction was significantly flawed. ValueBuild broke ground during a multi-inch rainstorm despite our objections, flooding the foundation and causing major extra costs. Most seriously, the house was built at an approximately 45-degree rotation, with front steps leading directly into a gravel driveway. This went unaddressed until after the foundation was complete, requiring full demolition and replacement, permanently affecting grading and septic design. Throughout framing and rough-ins, we identified numerous issues, including incorrect doors and windows, an electrical plan that was not followed, and plumbing errors as basic as hot and cold lines being reversed. HVAC work proceeded without proper plans, requiring last-minute structural changes. Oversight and communication were minimal. We received frequent texts, calls, and emails, with meetings rescheduled, missed, or attended unannounced. Construction managers were fired or reassigned, subcontractors often left unsupervised, and independent contractors sometimes refused to work on site due to the builder’s reputation. At move-in, many unresolved items were deferred to post-occupancy fixes that never happened. The one-year warranty process was adversarial and unproductive, with legitimate issues disputed or ignored. Communication eventually stopped altogether. Based on our experience, ValueBuild lacks the quality control, site supervision, and accountability required to deliver a competent build. This process required an extraordinary level of homeowner involvement simply to prevent and correct basic errors. We would caution anyone without prior construction experience to think carefully before working with this builder.

Value Build has good project managers on our home build and they trying to go above and beyond to allows to us to get into our home as soon as possible.

When we found VB, after 6 months of searching, we have already had our share of visiting home builders, modular homes, new construction, even homes on the market to meet our needs. We decided to choose VB following extensive research and also because of the choices included (that were upgrades for other builders), pricing, rapport, etc. Don't get me wrong, VB has high end if you want to be, and medium end. Our model was the scotland. We were able to model the house according to our needs, added a basement, and we were able to change the walls etc to make sure that there was no wasted space. We wanted classic finishes and we were able to have many choices, whereas for some builders, they are upgrades and in the end, it costs more than you expect. The pricing was correct and we compared with lowe etc if we were to do it ourselves (VB also gave us that option for some items such as the LVP) . Also, VB was able to recommend us a financing company who could combine land (we didn't have the land bought yet), construction loan and permanent loan all in one closing. No complaints. Would recommend!

Compared Value Build with several home builders and modular companies.They offer the best pricing and best features for the money. We recommend you shop value Build Homes.

Slow, very slow. Signed contract then waited 2 months to start. The prints were wrong front load, we wanted side load. Extra. Then ceilings were 8 we wanted 9 ft, extra. We wanted brick so the plans were drawn for siding. I just gets worse county inspectors are doing the builders work there is a total lack of builder supervision, weeks go by and no progress. The subs seem to be in control and not the builder. Plumber was 1 month doing the rough plumbing. Subs don’t finish completely! The finish carpenters could not even pass for apprenticeship training! I am now 8 months into our new house construction and the trim has to be ripped out and done properly. 3 inspections on electric and didn’t pass, so no electric. No idea when house will finish. All they do is string you along. I wish I had not got involved with Value Built Homes. None of the delays were do to weather ether. Delays were do to subs not showing up and failed inspections because Value Built Homes has very little supervision letting the subs in control. I would be happy to talk to anyone about the company. I built my home through Valuebuild Homes in 2015 and got a great deal on it as far as pricing. I was able to pick out an existing floor plan and customize it to my needs/wants. Arron was more then helpful as far as having several customized floor plans drawn until I found one exactly like I wanted. Only reason I didn't give 5 stars is because there were some minor kinks in the process although I would expect that regardless of who I would've used. Overall everything is good and I would recommend Valuebuild homes for anyone's house buying needs.
