House layout is very good but some warranty issues with very bad service.
Waiting for weeks and the lady is not being supportive or friendly at all.
Trying to escalate the issue but their site don't have this option.

Do not recommend. When we moved in there were scratches on our bathtub already, the paint job was terrible even after we marked things to fix in the walk through, you can still see the marking they had on the walls during construction, no smooth finishes anywhere in trim/baseboard, not clean work on front door, paint drips on walls, wall putty was not smoothed out anywhere, the ledge on a window slants and is not level, when you walk on the stairs and to a new surface you step on the nails underneath because they pop through. They said they would clean the house before closing and they definitely did not. Paint/house dust on trim/walls, paint speckles on the floor, windows were not clean, nail pops already. I know they build to the standard grade, but the least they could do is do their job and make it look nice. If you are wanting a nice job for what you’re paying, and expect at least 85% perfection, don’t build with this company. I normally don’t do reviews but we wanted a move in ready home and now we are looking to already paint the whole house and have to smooth out areas because they did a crappy job during the final paint touch up and there are spots everywhere that were barely covered. They delivered a new cabinet to replace and haven’t contacted us yet to install it. It’s been 3 weeks.

Terrible company. Absolutely terrible. Not proud or excited for the home we built. Instead we regret doing it. Warranty department is an absolute joke. The second you have your keys, they don’t care about you anymore. Literally the second. Not even and hour after we had our keys, we gave our son a bath. Turns out there was a hole in his bath causing a water leak down to downstairs. It was PULLING teeth trying to get them to address it as they should. Never got a new tub. Had a second leak from attic later on and, again, pulling teeth to get them to take care of it. They still haven’t finished and are painting over drywall that has pulled away, bubbled and yellowed from the leak because “that’s how they fix this thing.” Our 1 year walkthrough is not a walkthrough. It’s a make a list and then harass the warranty department until they fix/address those items. It’s been 3 months since I made my list. Haven’t even been contacted about all the items on it. Don’t waste your money on them. Pay a little more for a builder who will do the job right, care about your purchase, and make sure you love the investment you made.

MEADOW AT SAGE BROOK: ONE MONTH and NINETEEN DAYS in home! NEW BUILT HOME! 31 BUILDING MOSTAKES, in one month and nineteen days! Pictures are worth 1,000 words look and see

Critical : Front door paint from front of door seeping through, is brown paint! And painting issues everywhere! Door knobs loose and coming off and bathroom door knobs fell off and rolled down hall! Wire racks for clothes fell of walls with clothes on them! Five paper towels and nails coming out of walls! Hole in garage door with paint globs near it! Door step on from garage loose! Garage door hole from builder and paint blobs near! BROWN foot prints of sneakers on ceilings! Trimming on garage door needed replacement! Kitchen faucet leaks and drips going on third one in two weeks! Island counter top needed, NOT here a week, replacement : told nails, screws and staples NOT where in spots NOT made too be in! Pantry: HOLES and just left ! Cement TWO different colors on walk way! And cement splattered and NO will fix that problem and was thrown cement by workers after complaining about them smoking as they where putting in driveways and sidewalks, AS THE GAS LINES being INSTALLED on BOTH sides of home! GarGe door is two color whites! Pictures I hope go through!

August 19th 2021: NOTHING BUT BUILDING MISTAKES!!!! 1.) - 31.), too date, 1 Month and 19 days BRAN NEW BUILT HOME! My personal opinion , using first amendment, ONLY good reviews seem too go on their personal sites! And others are taken off! And reviews before anyone in moves in for we where first one too move in and where already five reviews!

Screw coming out, pointed part too outside of sink cabinet just sticking out there for us too see and scrape ourselves on!!!! Used too long of a screw they said! Screws missing in places suppose too be, screws too short or too long in places! Towel racks crooked and at a angle down ward sloop! Cement foundation gravel coming through cement!

Arbor is top notch! We are building a new home in Maple Run. Extremely excited! We have watched our home go up every step of the way. Our home is built well and looks beautiful. Everybody at Arbor from our sales lady Gina to our building superintendent Jeff are really great. Arbor is a great company to work with and their homes are far greater quality than other builders in the area.

My fiance and I started looking at building a home with Arbor back in August and put money down to reserve a lot to build in Maple Run in Sheridan, IN. Initially, we were quite impressed with the homes they were building and the quality from the outside. However, as we began the process with them, they found delays in the process and had hiccups here and there. First, they said it was building permits, and then it was the design center was backed up, and when it came to making our arrangement to plan our home, we got a call from the building supervisor telling us the homes (more specifically the Aspen) was coming in short in the appraisal. They were selling homes that were more expensive than what they were worth. After a long debate, my fiance and I decided that we did not want to build with them due to their shortfall with homes, and they expected us to take out "features" to make the house closer to the appraised value of 220,000. We would have had to cut out 17,000 things that made the house more of our own to not be in the hole of almost 20,000 on our first home. We are trying to finance our lives to afford our new having to owe money on the house within the first month of owning it.
$3,000 later, and our contract is broke. If you are looking to build a home with Arbor, don't build with them. They will try to sell you a home that they know isn't worth it and expect you to pick up the tab. If you value your money, look elsewhere.

Alot of mistakes. If you want quality please don't go with Arbor Homes. The studs were awful. One at the fireplace was so bad the bottom had no front. You could see the nail. Completely see the nail. I was told he didnt have to fix it. He also stated that they don't use good lumber, and if they did the cost would go up. Also the roof has a complete dip, and a spot that is popped up. I can go on and on, but it all boils down to Scott Pounds telling me I should've hired a customer builder and paid 3x's the amount. Totaly stressed and heartbroken over this whole thing. Another pic is the cabinet door that is brand new and the trim guys painted the closet door and set the door up against the cabinet door and got paint on it and chipped the corner. Couldn't load all pics to many problems and not enough space.

My wife and I went into Arbor Homes in Avon to get the process started on building a home in Pittsboro, Indiana. We were greeted by Michelle West who has a sketchy sales demeanor about herself. We had been to 3 different builders and all of them were willing to throw in some type of incentive in order to secure the deal. I asked her what can she do to make us pull the trigger and go with Arbor. She said "I can't throw anything in. We don't haggle and we don't throw anything in." After that day, I told my wife, we are going with a different builder and I asked Michelle what did we need to do to get out of the deal. Long story short, she is making us pay $3,000 to get out of the deal when they have done NOTHING. We have been dealing with them since May and we are in the same place we were the day we walked in there and gave her our $500 which was to get the process started. Arbor is a joke and so is their sales team. If you are looking to build, look in to Lennar. Friendly staff, almost every upgrade you could want comes STANDARD and it's just a different feel when you deal with the Lennar Team. Yea you will pay a little more money but when buying a house, paying more for good customer service and a peace of mind is worth it in my eyes. Thanks Arbor for literally nothing.

Excellent experience building with Arbor overall our sales manager, Mike Morris, was wonderful. Knowledgeable, friendly, responsive and very helpful through the entire process and even after closing. The superintendent and building process was a different story. Poor communication, very messy worksites, and even almost messed up on a main living room window due to an error in the blueprints. Out superintendent was switched to someone else part of the way through and wasn’t told until I called my sales rep. So far the warranty process has been great. They are responsive and very helpful. The house is awesome. No problems so far except the quality of the landscaping, but they’re getting that worked out.

We started the process of building a 2,700 sf home and at each step we have had to keep on them and send complaints. They have a lot of staff turn over. We are on our 3rd PM. He only returned texts not calls. The framing was mostly bowed and had to get fixed. The roof was repaired twice and still probably isn't right. Siding was missing j channel. The house wrap job was a joke. The drywall went up without all of the ridge vent ( free sky light lol) or brick front, this is during a storm so was water damaged. Not sure if the house will ever get done on time as the subs just walk all over the PMs. Arbors process is not very organized. But you can't get out of the contract without losing $10,000.
