Sorry to say we would not recommend Stock Development. We have had a nightmare dealing with this company. Almost right from the start we experienced issues with this builder. During construction there were problems and defects. Some got fixed, some didn't. The company seriously lacks quality control and supervision during the construction phases. Little to zero QC and monitoring the various trades on site. Luckily we had a home inspection prior to closing. The report was extensive with many problems and defects found. The worst being the home was seriously damp. It even had black mold! The problem was they poorly graded the site, the external doors had low grade rubber gaskets, the doors poorly fitted, entrance area pavers sloped back towards the home, door steps sloped backwards and the downspouts did not send rain water away from the home. So when it rained (which it does a lot in SW FL summers) all the water came back into the home. The slab got soaked, walls wicked up moisture and our hardwood floors swelled and delaminated. After closing on the home, for several weeks we could not move in as they tried to dry the home with huge, noisy heaters and dehumidifiers running 24/7. In the end we only moved in for 5 nights and then had to move back out for over 6 weeks. Much of the flooring had to be torn up along with baseboards, casings, doors and such like. Our customs closets had to be torn out and furniture moved. All in all it was over 4 months of mess and hassle. Only when that task was completed did Stock start on the many punch out and warranty issues with the home and the pool. The list was huge. They dragged out this process as slowly as they could. When we closed on the home, the company gave us a letter signed by the Vice President that they would fix everything within 30 days of closing. Of course, once they had our money that turned out to be false promise. They didn't care though. They have never done any walk-throughs at 30 or 45 days or anything after. In fact, last week they stopped all work on our home leaving issues unresolved. We have been left with mismatching tile and a master bathroom we have never been able to use. The bath tub rocks back and forth several inches off the center drain because they set it way too high. We have bad tiling in the bathroom that is scratched and beaten up because they never protected it after it was installed. Its gloss white tile with white grout. It is uneven, beaten up and filthy dirty. We have both A/C system full of dust. They are so bad the A/C company says they should not be used. Stock never had them cleaned of constructions dust and debris. Stock also never did a home clean, so everything was left dusty and dirty. They have had to fix so many things, many of them over and over because they lack the ability to do a job properly first time. They have pulled our fireplace 4 times before getting it right. Each time they did this they destroyed the stacked stone tiling around it. Now, they cannot match the stone tile because the dye lot is different because they have goofed around with it for so long. They are forcing us to accept the mismatching tile that we paid $5k for! Stock does whatever they can to try and 'Band-aid' bad workmanship. They come up with excuses as to why certain things are not right. For example, our kitchen back splash was torn out and redone. They tried to tell us the tile was defective and that the factory made variances on the thicknesses. But we had a box of spare tile from the original batch and every tile was dead flat. The problem was the tile installers slapped it on the wall at 10pm one night in almost darkness ( we know because we saw them). The listello tile slid down the wall because they did not use spacers. Instead of fixing it before grouting they grouted anyway. Many of the grout lines were 0" and we had others at 1/4". It complete uneven mess. They thought we were gullible and would accept their lame excuses. The warranty manager recently called our home a 'comedy show'. These are words from a Stock employee! We are not the only homeowners in Hidden Harbor, Fort Myers that are having, or have had problems with Stock and the quality of their homes. These are $1million+ homes! I have hundreds and hundreds of photos available to substantiate the above and documents and notes for everything else we have had to endure over the past 6 months.
