This coastal bedroom floor is ceramic tile designed to look like wood planks. The 8" x 24" tiles were installed with a 1/8" grout joint. While most homeowners request porcelain wood look tiles, these higher quality "red body" ceramic tiles are perfectly suitable for light duty residential floors like bedrooms and bathrooms. The budget for this floor tile project was a good fit with the lower cost ceramic tiles, thereby providing the homeowner with the look of wood and the durability of a tile floor at the right price.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

This exceptionally large kitchen can pull off the striking architectural details of the hood, coffered brick and beam ceiling and barrel vaulted brick butlers pantry. The juxtaposition of the modern floors and cabinetry against the old world architecture is what makes this so fantastic. The wood elements contrast against the stark white making each of them more important to the design. Although wood floors are beautiful and classical to homes they have their issues. I have recently done various projects with porcelain wood look tiles through out the house. This is my new favorite, looks amazing, set tight with a matching grout you would not guess its tile. And not till you go down to inspect the floor does one realize it's porcelain NOT wood. Amazing!!

This bright blue tropical bathroom highlights the use of local glass tiles in a palm leaf pattern and natural tropical hardwoods. The freestanding vanity is custom made out of tropical Sapele wood, the mirror was custom made to match. The hardware and fixtures are brushed bronze. The floor tile is porcelain.

Staircase - mid-sized coastal staircase idea in Orange County

This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course. With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with. The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms. The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.
