Commented: Sq footage.Conditioned area is approximately 3,400 SF. 3 bed/bath upstairs, space for an additional bed/bath in basement, and a private suite above the garage that's about 480 SF.

Commented: R these concrete column?Yes, they are composite concrete columns, 12" top diameter, cut to size. This type of column is load bearing so it is a great choice for this type of application.
