When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This custom-built staircase connects the new family room to the existing kitchen and is offset by a square newel post. The red oak floor is covered with a carpet tread. What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house. It's the square metal balusters and simple white square newels in this four-level U-shaped staircase that make a dramatic impact in this home. The stain on the oak treads and handrails matches the home's hardwood floors perfectly, while the white newels echo the wainscoting found throughout the house. This beautiful 1881 Alameda Victorian cottage, wonderfully embodying the Transitional Gothic-Eastlake era, had most of its original features intact. Our clients, one of whom is a painter, wanted to preserve the beauty of the historic home while modernizing its flow and function. From several small rooms, we created a bright, open artist’s studio. We dug out the basement for a large workshop, extending a new run of stair in keeping with the existing original staircase. While keeping the bones of the house intact, we combined small spaces into large rooms, closed off doorways that were in awkward places, removed unused chimneys, changed the circulation through the house for ease and good sightlines, and made new high doorways that work gracefully with the eleven foot high ceilings. We removed inconsistent picture railings to give wall space for the clients’ art collection and to enhance the height of the rooms. From a poorly laid out kitchen and adjunct utility rooms, we made a large kitchen and family room with nine-foot-high glass doors to a new large deck. A tall wood screen at one end of the deck, fire pit, and seating give the sense of an outdoor room, overlooking the owners’ intensively planted garden. A previous mismatched addition at the side of the house was removed and a cozy outdoor living space made where morning light is received. The original house was segmented into small spaces; the new open design lends itself to the clients’ lifestyle of entertaining groups of people, working from home, and enjoying indoor-outdoor living. Staircase was already there, we just created custom posts to match existing staircase and to meet code. Instead of just slapping in some standard posts, we customized these to really go well in the space.

This is a recent remodel we completed. Unfortunately no before picture but it was a very dated traditional oak railing system. We used Hammered Iron Spindles and a custom Turned Newel Post. The wood is Clear Alder.

5'6" × 7'-0" room with Restoration Hardware "Hutton" vanity (36"w x 24"d) and "Hutton" mirror, sconces by Waterworks "Newel", shower size 36" x 36" with 22" door, HansGrohe "Axor Montreux" shower set. Wall paint is "pearl white" by Pratt & Lambert and wood trim is "white dove" eggshell from Benjamin Moore. Wall tiles are 3"x6" honed, carrara marble with inset hexagonals for the niche. Coved ceiling - walls are curved into a flat ceiling.

The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project.
