What are the constraints under which you must work?

- Does the second floor have to have the open below?

- Can the stairs be relocated?

- Are you at your maximum build-able footprint?

- Can any of the exterior walls me moved?

- Can you use larger windows to maximize the view or is there some restriction that causes you to use smaller windows?

I think you should have a window coming up the stairs which would show the ocean. Oddly, your house is similar to my uncles, the shape. He has bedrooms all up but the basic design of the house is similar. I actually have the plans. He added a window to his stairs and it really made a big difference. You wouldn’t think one window but in your case with the ocean to the North, it would make a huge difference. Also, thanks for stating in the drawing where North was located. It is taken as up unless stated otherwise and should be one of the first items put on any drawing.

Also, I would change the location of the closet in the bedroom upstairs. I would put it adjacent to the bathroom. You may want to also change the bathroom layout.. The door swings into the end of the tub. I would try to change the location of the tub to a back wall, think 5 ft is standard size tub. I recall always seeing 5ft. for the tub length on plans. I recommend going on Pinterest and looking at bathroom layouts and house layouts. You might find some good ideas.
