I see that part of the writing in the upper left corner was cut off. The 3 circles in that corner are drums and the item by the drums drawn as a rectangle against the wall is your guitar hanging on the wall.

Hi Carolyn - thanks so much for your suggestion!

1) I misdrew the floorplan in that the "open entrance to the hallway" is only 2ft 9in, with the remaining ~4 ft just being wall. That said, I wonder if placing the TV right at the entrance to the hallway would make things too congested (photo attached)

2) Is there a rule of thumb as to how far the TV should be from the chairs? This floorplan has the TV pretty far from the chairs and wanted see if that was appropriate from a design perspective?

3) The dining area would be the least used area of the entire apartment. I don't know if that impacts where you'd place the dining area-related furniture

4) Given the color of the floors & walls do you have any thoughts re: the type of furniture or color-scheme I should go with?

If you'd like to redraw your room with precise measurements, including window sizes and length of the walls around the windows, perhaps I could find time to redraw your room. On closer of your photos, there seems to be a window in the dining area that you left off your drawing, and in reality that same area seems to be a kitchen.

Here's an updated layout that should be helpful. Any thoughts would be much appreciated!

Thanks, Jay, for the second set of room dimensions. I've given it another try and managed to get you closer to the TV on this plan. I also changed your dining table to a rectangular one with 5 chairs shown around the table and another one hiding over in the corner with the drums.

As before, the circles with a cross are lamps. The three 18" circles in front of the sofa and chairs are drinks tables which take the place of a coffee table since I couldn't fit one in. The July/August edition of House Beautiful magazine shows 101 small tables, many of which would work for you. You need 3 matching ones, whether they be round or square.
