New Home Dilemma

We are currently in contract for a new house and the pictures below show the open space (living/dining room) from the front entrance of the house. This is not our furniture. We are undecided whether to put our stuff similar to the current layout and mount our tv above the fire place or move the couches and tv to the main front room (where the piano and table are placed in the pictures). We would like the fire place as part of our living room area, but hate the idea of having a kitchen table right when you walk in the front door. Does anyone have any layout or design suggestions? Our style and furniture is more on the modern side.

I would swap them take down the fan ,add a chandelier and paint both rooms the same color

Thanks for the response Brandi. The room wraps around the right to the kitchen. We are going to stain the cabinets dark espresso, putting in quartz countertops, and adding white crown molding in the kitchen.

So the kitchen is located behind where the current sofa is? If that is the case, I'd put the dining room there.

My first thought was to swap the rooms...the table seems like it is in a really awkward spot!

I would swap, but then it's such a waste that the fireplace is going to be in the dining area. I prefer my fireplace in the living room. But would swap nevertheless because of the kitchen location

Do you know what is under that island? Is it the same tile or is tile something you can still find?
If so, is the space big enough to take that out and put a table there instead?

You should also consider the sizes of the rooms -- which room offers more space and layout options for your family/living room?

The table is definitely in an awkward place, that is why we are confused on how to properly design this. I haven't checked whether there is tile underneath the island, but I know there are extras available. That was a thought of mine as well... Removed the island and then push a table out farther towards the kitchen to make room for seating by the fireplace.

Could you possibly make some sort of makeshift table or some thing to see what can fit? That is definitely the route I would explore first.

I would definitely have the main living room area in the front. The ceiling fan/light seems to dictate the placement of the dining table. Can you relocate the ceiling fan in the direction of the kitchen and therefore the dining set ? If so, you may still have to deal with changing the flooring where the tile and wood meet at a strange angle. If you can do that, I would place 2 comfy chairs facing each other on either side of the fireplace and also have bookcases flanking the fireplace. This would create a separate conversation area to enjoy the fireplace when it is lit....and not so close to a seated diner to tan there backside.

We don't have a huge kitchen table. It is a smaller high top with four surrounding leather high chairs. The fan is in a awkward location too since it is closer to the fireplace. We are definitely going to remove it and replace it with something different, if not move it altogether.
