Depends on house price.

Efficiency, low cost utilities, green, good labor, low cost.

1. Large square footage to impress the neighbors with. 20,000 hass been done to death.

2. As many gables and jogs in the roofline as possible. More is better after all. More, more, more!

3. As many types of material used on the exterior as you possibly can. ''Oops, left off corten steel, so there's still one gable that doesn't have it's own special touch, so let's use it there.''

4. A kitchen bigger than my first 1000 square foot house, with as many different kinds of appliances as possible. Steam oven, speed oven, microwave oven, convection walloven #1, convection wall oven #2, 60'' range with 2 ovens, warming drawer,a pizza oven, and then we start getting really fancy with the outdoor kitchen.

5. A giant triple height great room with massive beams to pretend to bring the volume down to that of an ordinary community church. Double height is so 2000, 40 foot ceilings is where it's really at these days. Never mind that it will have it's own weather system and you won't be able to find the remote for the 72'' flat screen above the 96'' oxen roasting fireplace because the lights can't penetrate that far down into the mine shaft. You've surpassed those pesky Jonses down the street!

1. Automation of house systems, both at the home and remotely (via devices).
2. Security via cameras, thoughtful locking mechanisms, hidden safe rooms, etc.
3. Smart house design that conforms to the buyer's needs and does not have much wasted
space.
4. Environmentally friendly & low maintenance materials sourced ethically.
5. All of the luxury items that were attractive in the past 20 years.

Good luck with you build and if I can help in anyway, let me know.
