That's two different spots, correct? Is there any leaking or damage in the house yet? Do you know what happened?

How much time you ask?....I would say you have until tomorrow. ProSource is correct...you need this done now...and you need it done right...which means it all needs to be done. You look like you live in a "dry" area (no snow... very little rain) which means they can fix this any time of the year so long as the roof is dry.

I'm HOA president so that's 2 of 12 units. One of the other owners believe the roof was only done 5 years ago and just a patch job is needed. Another owner believes roof was done 12-15 yrs ago

I think you REALLY need to find out how old it the roof is first. It almost looks like they were lost in a hurricane or something. I hate to say this, but of course the roofing guy is telling you that you need new roofs, cha Ching! Again, are they leaking or anything? My first thought was a patch repair job if you can match the present roof.

Totally agree with prosource. This begs the question why this happened. Windy area ? How many layers of shingles ? To many layers and the roofing nails not so strong. What's the pitch of the roof ?
